Too many Realtors do not have their clients or prospects sign agency. The next thing you know, you get an email or call saying, we already bought. I had several showings set up for a perspective client  starting @ 10:00 am one morning. I waited and waited, then I called about 10:30 am and this guy says, we stopped at a home on the way and already bought.
