Buyer Makes Offer, Now What?
Some of us have not been thru a full real estate cycle (growth expansion, depression, recovery) and how we handle offers from buyers will determine our success in the sale.
After receiving an offer on a Del Mar townhome yesterday and reviewing I made notes about pros and cons, notes to myself to ask the seller and notes to ask the buyer agent.  A meeting of the minds and expectations from all parties involved will make the deal go smoother and increase the percentages of a closing.

Why all the Confusion about the Real Estate Market???
Every time I turn around or go online, I hear someone say something about real estate and it lets me know "they may not know beans" because they just don't have the experience with this MARKET or are in some sort of denial or they have some prejudice toward lenders, appraisers or other agents.  It may hurt your clients!!!  By the way... this is a declining market.  Adjustments will and can be made to values regardless of ownership or condition of the property.

Sign of the Times?
Sunday as I headed home along the coast of Carlsbad CA, I came upon a open house with some signage.
I first started selling real estate for Coldwell Banker in 1984 and have seen my share of promotions but nothing like this.

This article was posted today on dsnews by Carrie Bay and I thought it interesting because most homeowners or the public in general do not have this information or believe we are past the hump.  Look at the foreclosure numbers estimated for 2013!!!  We have some work to do in front of us to get out of this housing/ financial crisis.

San Diego Short Sale Rules Can Change at a Moments Notice!!!
Like many of you across the country I do Short Sales as well as REOs.  Today in my email inbox was an email from an agent that operates an agent short sale processing for a fee business. They pointed out 5 questions to ask the listing agent of a short sale and they were all good questions but one I didn't see or missed which is of the highest important to me is "Why is the seller doing a short sale and do you have a complete financial package"
