Hey, What Happened to My Condo??!

I got a call today from a client quite upset that the condo he has been admiring online is suddenly vanished from his webpage. He wanted to know what happened to his condo. It was sold, of course, to someone who ACTED rather than just ADMIRED the deal. The inventory of homes and condos at the bottom of the price range (under $250,000) are moving fast. The best properties are sold quick. He somehow didn't think it was fair that it wouldn't be available for him to consider anymore. The only way to "reserve" a condo is to make an offer. This can easily be done by email. If your offer is accepted you have a 10 day inspection period to make a decision about whether to continue with the deal. If you like it - buy it, if you don't like it - don't buy it and get your money back during the 10 day period. It's that simple.

There is a Big Difference Between a Scottsdale Gated Condo and a GUARD Gated Condo

Many clients ask us to see gated condos in Scottsdale with the belief that the gates will provide additional security. However, the vast majority of Scottsdale gated condo communities have a automatic electronic gate. Automatic gates will open when a homeowner with a transponder drives up to the gate or a guest enters the correct code on the keypad. It is my belief that automatic gates give very little additional security than a non-gated community. Really it is more of an illusion of security. It is very easy for you to follow another car in through automatic gates. Who is going to stop you?

GUARD gated communities are completely different. These communities have a Security Guard standing at the gate 24 hours per day, 7 days per week. The Security Guard prevents cars from following each other in through the gates. Guests must stop and check in with the Security Guard in order to enter the community. Sounds better doesn't it?

Now imagine a DOUBLE gated condo community. Double gated communities have TWO sets of gates. The first gate is guard gated. All guests must stop and speak to the security officer in order to gain entry. No one can follow a car through this gate. Then there is a second automatic gate, that can only be accessed with a security code. Only cars that have gone through the first gate can get to this second gate. Double gated communities offer the best security of all the different types of gated communities.

So I am sure your next questions is, which condos have DOUBLE gates? Avian at Grayhawk is a DOUBLE gated community within the prestigious Grayhawk community in North Scottsdale. You enter through the Raptor Retreat guard gate and then there is an Avian gate as well. Avian at Grayhawk is a luxury gated townhome community close to Thompson Peak and Hayden Road. It is conveniently located across the street from the Hayden Peak Crossing shopping center. It is walking distance to Starbucks, Fry's grocery store, several restaurants, Bank of America and more. Avian was built between 1997-2001. There are 6 spacious floor plans ranging from 1958 to 2455 square feet. Most units are 2 stories and all units have 2 car garages. There is a heated community pool and spa. It is close to many walking and biking trails.
