What is a short sale? It happens when you need to sell your property and don't have enough money coming out of the proceeds of the sale to pay off your mortgage. In that case you would have to come to the closing table with cash to pay off the mortgage. What if you don't have the cash? I am going to share my experiences with short sales and I may be able to help you. Market Update for Middletown for December 2006 Residential In Middletown the number of active listings is down from last month, with only 123 homes currently on the market. Part of this is because of the time of year, since 28 listings expired in the month of December. There were 23 new listings, 25 deposits taken and 22 closed sales. The average closed sales price was $301,259. In 2005 there were 38 closed sales in December with an average sale price of $271,590, so for the month of December the average sale price increased. MARKET UPDATE for PORTLAND for DECEMBER 2006 The market in Portland was fairly slow for the month of December. The number of active listings is down to 44. There were 10 new listings that came on the market, 7 deposits and only 2 closed sales, with the average sale price of $252500. 14 listings expired. In December 2005 there were 9 closed sales with the average sale price of $300,478. Looking at a comparison of all sales between 2005 and 2006, 2005 had 136 closed sales with an average sale price of $276,877 and 2006 had 81 closed sales with an average (0 comments)

Market Update for Glastonbury for December 2006 and the Year Residential Glastonbury has 164 active listings on the market at this time which is quite a drop from a high point of about 225. Some of that can be attributed to the time of year, when some sellers choose to take their homes off of the market in December. As a matter of fact there were 29 expired listings. There were 21 new listings that came on the market in December, 24 deposits and 34 closed sales with an average closed price of $447,157. In December 2005 there were 37 closed sales with (0 comments)
