I am going to talk about one of my pet peeves and as a seller it should be one of yours too or at the very least, it should be a question you ask before you list with an agent.  There is no excuse for this except laziness or not knowing what you are doing as an agent.  As soon as a listing is posted in the multiple listing service, there should be pictures posted and it should be more than 1.  Our MLS allows 10 pictures to be posted for every listing.  The more pictures there are, the better off … (2 comments)

There were 41 active listings on the market at the end of February.  8 new listings came on the market, 7 homes went under deposit and 9 closed.  The average sold price was $303,600 and the median sale price was $245,000.  Home were on the market for an average of 94 days and they sold for 96.67% of their final asking price.
Compared to January the number of deposits stayed the same and the number of closed sales went up from 6 in January to 9 in February.  The number of days on the market went … (0 comments)

For the month of February 48 new listings came on the market, 36 listings went under deposit and there were 16 closed sales.  The average selling price was $275,012 and the median sale price was $262,500.  Homes were on the market for an average of  78 days and they sold for 97.54% of their final asking price.  There are a total of 142 active listings on the market.
Compared to the January numbers, deposits were up by 5, closings were down by 12.  The average sale price went up from $251,118 to $275,012 and the selling … (0 comments)
