The next wave of foreclosures in the Charlotte and Lake Norman Region is coming.
OK, so let's put 2011 behind us and start off the 2012 in a good mood. Well, I was ready to but I had to stop drinking my coffee and read the headline story today in the Charlotte Observer. "Housing Glut looms behind the region's "shadow inventory".

North Corridor Red Rail Line - Charlotte to Mooresville Communter Rail Line
The towns of Huntersville, Cornelius, Davidson and Mooresville have been waiting patiently for years to get a decision on a rail system that will connect Charlotte to Mooresville. Here is a recent article in the Lake Norman Citizen that details where they are in the process:
Avid followers of all things rail transit shouldn’t expect to read or hear much more about the Red Line Commuter Rail. That’s because, in keeping with the new focus on the corridor’s prospects for economic development and freight traffic, it’s now called the … (0 comments)

charlotte: Property Management from Lake Norman to Uptown Charlotte - 07/14/11 12:50 PM
Property Management Lake Norman Region to Uptown Charlotte, NC. Times are tough for homeowners. Sky-high gas prices. Weak job growth. Record foreclosures. The evidence is everywhere, and it's making home ownership more difficult than it has been in years. Even with a faltering real estate market, however, rentals are flourishing, according to Condo.com, a National based Web site that is counting more and more rental properties among its condominium listings. "The credit crisis has made it virtually impossible in some markets to get financed for a mortgage," he says. "Because of that issue in the for-sale market, you're seeing a lot … (0 comments)

The $195 million Nascar Hall of Fame opened Tuesday with considerable fanfare in Charlotte, N.C., the de facto capital of stock-car racing, and thousands showed up in the rain to salute a sport that has a colorful history, but a much sketchier future.

charlotte: Pre-Foreclosure Homes Lake Norman, NC - Lake Norman Real Estate - 12/06/09 07:25 PM
Pre-Foreclosure Homes for sale in the Lake Norman region of Charlotte.
There are some incredible buys but do your homework.
Develop a system to keep track of properties that interest you. A good tracking system is important since most pre-foreclosure buyers pursue many properties sometimes over a period of several months.
After you find a property online, it's a good idea to drive by the property to get a better idea of the property's condition and the type of neighborhood. For some buyers and investors, driving by the property facilitate a casual meeting with the owner or yields a wealth … (0 comments)

charlotte: Wynfield Forest, Huntersville NC Homes for Sale - 11/13/09 12:32 PM
Wynfield Forest, Huntersville NC Homes for sale. This was my second neighborhood that I lived in when I moved to Charlotte. I could not ask for a better place. However, after having TRIPLET boys we had no choice but to move to a larger home. At the time there were no homes that met our criteria so we ended up moving to Stephens Grove only a couple miles down the street.
The Wynfield Homes of Huntersville, NC is a beautiful and established community that offers a lovely setting for a home-buyer looking for a traditional neighborhood. The main roadway entrance curls its way through the many … (4 comments)

charlotte: Charlotte, NC Real Estate is bouncing back! - 11/12/09 12:08 PM
Charlotte, NC Real Estate is beginning to see signs of recovery and Lake And Town Realty is reaping some of the rewards.
Within the past couple of weeks we had a number of closings and our agents are still picking up buyer clients.
Here is a recent article from our local newspaper that has documented a few reasons and stats to the upswing of sales.
Low interest rates, a hefty tax credit, price discounts and pent-up demand helped push Charlotte-area home sales last month to their first gain of the downturn - and a big one at that.

charlotte: 7 Questions to Ask When Shopping for a Digital Camera - 03/30/09 10:50 AM

I have always been one that believes a picture is worth a thousand words. Recently, I have been searching for waterfront property in the Lake Norman area of Charlotte. After looking at numerous properties listed in the millions I am amazed at the quality of photos taken. Remember these are the same pictures your clients will be receiving in their emails.
If you do not want to take the time to make sure the lighting and angles are just right than maybe a call to a professional photographer may be your best choice.
However, if you like to take your … (8 comments)

charlotte: A History Lesson Real Estate Cycles - 03/29/09 05:12 PM
I am sure most of you have heard real estate sales happen in cycles. Here is a short article that just reinforces what most of you believe but have not seen yet.
A History Lesson on Real Estate Cycles
About every ten to twelve years, as an average, real estate values tend to double in most major metropolitan areas.  For example, in the 1920's, the original colonial homes sold for just under $2,500 in Long Island, New York.  Since then, real estate prices have doubled almost eight times over the last 80 years.  That averages out to a 100% increase approximately … (1 comments)

charlotte: Boating Lake Norman, NC...buy or not to buy? - 03/26/09 10:14 AM

I live in the Lake Norman area of Charlotte, NC and would like to get some opinions on whether or not to buy a boat. The lake is large enough to accommodate any size boat. However, I was told not to buy anything less that 24 ft for this lake. It gets quite busy on the weekends and the wakes could rock the boat a little.
My wife grew up on Lake Erie and boated most of her life. We do have 5 1/2 year old triplet boys and thought it might be fun to get them out on the … (1 comments)

charlotte: Play Ball! - 03/23/09 08:16 PM
I know that March is a big month for basketball junkies, but it just makes me crave baseball even more. Don't get me wrong College basketball can be very exciting. However, it seems that you really only need to watch the final 5 minutes of the game. It lasts for a good half hour with all the timeouts and the outcome is usually determined.
I have played baseball throughout high school and college and have been coaching at the high school level now in Charlotte for the past 10 years. Growing up in New York you can only imagine the passion … (3 comments)

charlotte: Lucky Number 7... It Must be Spring! - 03/20/09 07:42 AM
OK...I know it has been a rough couple of months out there but don't worry it is now Springtime. To start the spring off right Lake And Town Realty has now lined up 7 closings in the next 2 weeks with a possible 2 more by the end of April. I am not sure if its because of the birds chirping or flowers blooming but we are now starting to see a lot more activity.
Charlotte also got some great news this morning. GMAC will be opening another branch in the Queen City that will employ several hundred employees. That is … (6 comments)
