How NOT to Price Your Home

J Philip from activerain has written one fine post about how NOT to price your home. Sellers need to read and take heed....

Via J. Philip Real Estate LLC Briarcliff Manor, NY:

How not to price your home:

Take your mortgage balance.

Add your credit cards.

Throw in your cars.

Add a generous portion of all the money you borrowed from relatives.

Pile on your down payment for that other house you have your eye on.

Last but not least, give yourself an extra 50 grand just for being you.

Get a blank look on your face when you are told that the buying public doesn't care what you owe.

Wait.

Wait some more.

Decide you'll stay after all.

Here's a better plan:

Find out what homes like your have sold for in the past 90 days

Price the house at that number or 5% less.

As my son's teacher says "you get what you get and you don't get upset."

Pack your bags.

The buying public is utterly ambivalent about what you owe to whom as it relates to pricing your property. They only care about their own needs. What you need isn't on their radar, and if you aren't priced in line with the current perception of value, your listing will get stale and sit unsold for months as you chase the market.

Chasing the market is always being one price point behind what the public is willing to pay. You enter the market at $599,000 when you really ought to be at $549,900. You lower to $575 when the market for the house is $525,000. By the time you hit $499,000, it could be a year later and the public isn't willing to pay more than $450,000. Each price drop seems harsh, but your real enemy was starting out too high.

Sellers are in a war of attrition with buyers who lurk before they call, call before they look, and look at everything before they buy. You won't get a call, look or offer until your price conforms to what the public deems fair. The only offers overpriced homes get is low ball offers from bold types who wouldn't pay as much as fair minded people would on a fairly priced home. The only way to win the battle is to price as aggressively as possible and not allow your ego or personal preferences to cloud your objectivity.

I love blogging.

You may have noticed before, but it's a fact, I love to blog about real estate. It's good for my business, but I actually find it enjoyable too. In that vein, I would like to make it to this year's Blogworld and New Media Expo (including REBlogworld). Of course, these things cost money and there are expenses...blah blah blah. However, Alltop is sponsoring a contest to allow 3 lucky winners to attend this year's event.

I entered, but I need your help. First of all, I misread a rule, which has seriously put me behind the curve. I thought I was doing okay, but realized that the rule was rather specific and I needed to get moving - so I turn to you, the ActiveRain community for help.

The grand prize for the contest is entrance to the conference as well as hotel accommodations. With those two paid for, I can deal with the flights and food for the three days. I need to win this. Concerning the $8,000 tax credit for first time homebuyers,

and how it should have been done.... No one says it better than Todd Clark!

I agree that his idea would stimulate the economy the right way!

Too bad our government doesn't think more like him!

The economy would be stimulated in more ways than one.

I applaud the government for trying to at least do something to stimulate the economy by getting the housing market going. I think the government is trying to get things moving by doing the only thing they know how to do when they see a problem. THROW MONEY AT IT!

Here is the why I think this $8,000 tax credit is a bad idea. Today there are more home owners than there ever has been at any other point in our history. So, throwing money at people to buy who were, more than likely, going to buy anyway, is just throwing money away. These people are buying homes that they would have already bought anyway, but just at deeply discounted prices because home prices are rapidly falling because of short sales and foreclosures. (It may sway a few, but probably not.)

Here is what is happening and my idea on how that $8,000 could be better spent.

The main thing that needs to be done today to help our economy is to stabilize the housing market and get people spending money again. To stabilize the housing market and to keep prices from continuing to fall, we need to stop the short sales and the foreclosures. The people that are in foreclosure proceedings are not spending money, they are holding on to every dime they can.

What is happening is after they lose their home to foreclosure or short sale, they are finding that their credit has been damaged to the point that they can’t even rent a home and they end up moving in with family members. Once again, money is not being put in to the economy.

Now, let us put that $8,000 to better use!

If you lost your job and you were making $5,000 a month, after two months, you are now behind on your mortgage payment. Then you look for a job for two months and finally find one, but you are already behind on your mortgage payment along with all your other bills.

Now, you have to wait 2 weeks to a month before you get your first check and then you have to figure out how to pay everyone back and catch up and out of your first $5,000 paycheck… you already owe $9,000 in bills and late fees. Every month you try to catch up, but you can’t. It just really is impossible and so you have to do a short sale or your home goes into foreclosure while you try to play catch up.

How about if someone loses their job due to layoffs or business closure, we take that $8,000 and help them pay their mortgage payment? Most mortgages are under $2,000 a month and that would keep a family in their home for another 4 to 5 months while they find another job. They could spend what money they do have on food and other necessities and this keep the economy flowing. Once they have a job, the government stops paying. This could only be one months payment… $1,600 vs $8,000. It’s easy for me to see which is cheaper.

But, there is more to how this would help. If theses homes are going into foreclosure or having to be on sold on short sales for 50-60% of the loan balance, then the housing market would naturally stabilize and the banks could start to lend again without worry. The economy would start to stabilize and our country could get out of this rut we have been in for the last year or two and get back to enjoying life again. We would not have to worry if next month their $250,000 home will be worth only $125,000 and if they are even going to have a job.

I would love to hear your thoughts on my plan. If you like it, feel free to start a grass roots effort and tell everyone you know about it and maybe, just maybe, some government official will like it and we can get this country back to what it was two years ago.

Sellers should set "new" rules for Real Estate Listings! Will you be fired?

Out with the old and in with the new! Real Estate Agents must be now be accountable!

Effective in all states!

New Real Estate Rule effective immediately! All Listing agents must now be accountable!

Agents may NO LONGER take listings if they are not going to be available to field calls for showings!

If you take a listing and know you can't be available, you MUST get someone to take your calls or else you can't take the listings! Sellers deserve better than this and are now requiring it. Agents may no longer play "God" with their sellers homes! Sellers just want their homes SOLD. If it can't be shown, then it can't be sold! Agents do NOT have the right to jeopardize the sale!

I really think it should be done like this -Seriously, WHY should a agent take a listing (which is actually an employment contract) if they aren't willing to do the home work and be available to set up showings or even take the phone calls?? What is so difficult about picking up the phone, or at least returning phone calls so that a listing can be shown? In order to sell it, this must happen! Sellers deserve at least this much.

Why should anyone have to call three different times in a day to set up a showing and STILL not get a call back?

Sellers are entitled to know that their AGENTS are not available to do the work that goes along with the listing and know that the agent doesn't seem to care either! That is a absolute disgrace. What is so hard about managing phone calls??? It is simply our job! What ever happened to service?

The new rule is going to be : from now on, all sellers will be notified every time an agent calls, emails or texts their listing agent to try to set up a showing! This will be done automatically from the MLS!

Listing agents, how do you feel about that?

Better yet, maybe we should just go ahead and ask the sellers just how they feel about that, what do you think? Aren't we supposed to follow all sellers legal and lawful instructions?

Maybe the sellers need to put this post's instructions in to action! How many listing agents would be fired? Maybe sellers will see this post and realize just how it is supposed to be done...if they are not sure, they can just contact me! I will be happy to oblige! How about YOU?

Owensboro Medical Health System ranked in the top 5 percent nationally for 2009 and received the "HealthGrades Distinguished Hospital For Clinical Excellence Award"(TM)(according to WFIE the Internet, and the OMHS website)

OMHS is rated in the top 270 hospitals in the country and is one of only five in the commonwealth to obtain this honorable award!

Apparently this group studies the mortality rates and clinical care of almost 5,000 non-federal hospitals. According to OMHS's CEO Jeff Barber, this is an award that is hard to achieve.

In my humble opinion, Owensboro, Kentucky is very fortunate to have OMHS. Most area health systems do not ever achieve this recognition for high quality care! I can tell you that from my previous Nursing experience and from living in other areas of the country! Thanks Owensboro Medical Health System! I am so glad I live here!

I just wanted to take a few minutes to share a cute "little" idea (one of the many ideas) I use for my clients in Owensboro, KY....This particular one is 6773 Kingston Drive in Owenboro, Kentucky in The Summit Golf and Country Club Community...

These little cards are about half the size of a business card...

They are the perfect size to fit in the palm of your hand and to freely hand out to buyers

Just recently I was able to hand out four different mini house cards at my open house to buyers

I ordered these (100 cards)from Moo.com~ They are a company from England. With shipping it was less than $30.00 and they come with a miniature reusable plastic box for storage.

Now, I have found that you can make these yourself, but the quality is not as good and the paper is not as thick. My sellers love them and the buyers do too. I give my sellers plenty so they can hand them out too! Talk about Viral marketing! I leave them every where I go because they are small enough to fit into my wallet or purse and everyone loves them because they are the perfect size and a cinch to mail. They are different and are sure to make you stand out as a Marketing Guru that isn't afraid to be different and stand out in the crowd!

This is a sampling of what I have put on the back side of the card. It will push them to go and visit your website for more information. It shows that you are different and will always go the extra mile for your clients...

Ice Storm hits Owensboro, Ky coupled with widespread power outages

Owensboro, Kentucky has experienced one of the worst ice storms in its history. It paralyzed the area because of ice, snow and the the widespread power outages which has left many without heat, water and electricity, or phone. Many families had to scramble for shelter and were iced in for days. It is amazing just how much we tend to take the simple luxuries of life for granted. (at least I know I did)

My family was very lucky that our gas log fireplace worked rather well and we were able to keep warm. We had flashlights and batteries, and hurricane lamps. We spent five evenings listening to the radio to keep abreast of what was going on in Owensboro and listening to 102 which was a great christian radio station. I certainly did NOT miss the TV, but I think my husband did!

Another thing that was interesting is that many places could only accept cash as their computers were down and banks were closed. Be sure to keep some cash on hand in case of emergencies! I tried to find batteries and there were no C or D cells to be found! I went ahead and ordered some from the internet today, just to be safe. A generator is next on the list. Unfortunately, there are still many in Owensboro and the surrounding areas with out power. I know that as late this afternoon, my office, Home Realty GMAC was still without power! I would have thought that they would be up and running before me! It just goes to show you that Kenergy and OMU do the very best they can in these trying times. I am just thankful that it only took them 5 days before our powere was restored. It could have take much longer. So go on and get out there and make sure you have what you need on hand in case of an emergency! Get those flashlights, and battery operated coleman lanterns, plenty of flashlights, bottled water, non perishable food items, maybe even a generator if at all possible. It is as easy as ordering over the internet and getting it delivered right to your front door. It just doesn't get any easier than that! Being prepared is always best!

I just wanted to take the time to wish all of you in the Rain a Very Happy New Year.

It is hard to believe that I have been here for 10 months. It seems like I just became active in the rain yesterday.

I have learned so much in here and have made the best of "Internet" friends I could ever have asked for.

If it wasn't for Mike Frazier from Carousel Realty, Dyersburg, TN for "twisting" my arm and walking me through my very first post, I would have never became active in the Rain. He knew I had just moved from TN to KYand that it was imperative that I get in here and take the time to learn what it means to be Proactive for our Clients and get them (as well as myself) the internet exposure that they so deserve! I am so grateful and appreciative for him. I think he also knew it would be fantastic for my business! Thank you so much Mike Frazier by literally taking me and walking me through what seemed so overwhelming at the time.

Now I feel like I have always been here and I am an important part of activerain. I have thoroughly enjoyed the time I have spent here and I am looking forward to many, many more fruitful and productive years here. There are so many Rainers that have truly been a blessing to me. Together we are GREAT!

Is your horse with the Dogwood tree available for purchase in a 16 x 20? WHAT ???

This is the question I received about the above Horse photo in my email on Nov. 11, 2007. At first I thought it was a silly joke. He couldn't be serious, could he? Here are the actual emails, with last names xxxx out for privacy.

Date Nov. 11, 2008 Actual email I received: "Good morning, I was wondering if the photo of the horse with the dogwood tree in the back ground would be available for purchase in a 16x20. I work for Atmos Energy Corp and we are building a new office just off the bypass in Owensboro and need additional photos to hang." Larry xxxxx

I thought surely he doesn't mean my activerain picture?( I show a bigger photo later in blog that is easier to see :)

My response: "Hi Larry,
Are you serious? Did you see it on the Internet? I am honored that you like it that much! "Vickie McCartney

His response: "Yes, my wife and I travel around Kentucky and do photo work for Atmos Energy when they build new offices, I also work for Atmos. I was searching the web looking for additional Owensboro photos when I saw your photo. I really do like the photo, you were in the right place at the right time. Did you take it with film or digital?" Larry

My response: "It is digital. I love that picture too! Hey, If I let you use it for free, could you give Vickie McCartney, Realtor in Owensboro, KY credit for it? I could really use the advertising since I am new to Owensboro? (But I am not new to real estate)" Vickie

His response: "When the photo is hung we put a label underneath with the photographer name and something about the photo. I can have a local lady with our company there in Owensboro arrange to contact you and if you can download the photo onto a cd that would be great. If you need a cd we would furnish also. The lady is Kay XXXXX, manager of public affairs."

His email to Kay, that she forwarded to me: "Kay would you contact a Vickie McCartney, broker at Home Reality Owensboro. 270-315-5354. She has a photo that would look good in the new office. She is willing to give us the photo (we would pay for enlarging) for photo credit. I agreed to this. Photo needs to be download onto a CD so I can have enlarged."

I snapped these photos while driving on Christmas eve in Owensboro, Kentucky

Well, I actually just clicked them through my front windshield, so they may not be the best quality.

The sky color was so unusual and I had to try to capture it rather quickly since cars were whizzing by so quickly! You would think they were in a hurry because Santa was coming.....

You really had to be there to experience the unusual hues of purple, pink, blue and yellow skies!
