While home values in Santa Cruz are still averaging around the $500,000 mark, the most affordable properties in Santa Cruz County can now often be found in San Lorenzo Valley homes.   When real estate troubles first hit the Santa Cruz area, the problems centered largely in Watsonville.    Ironically, now that area has substantially stabilized, but distress sales continue in the  San Lorenzo Valley, which has become quite affordable.      Home prices in the San Lorenzo Valley average just under $300,000, making the San Lorenzo Valley affordable for first time buyers and investors.

First of all, the word “short” has nothing to do with time! – these are not “quick” sales.     These days, many properties have fallen in value; so if the homeowner falls into financial distress, they owe more than what the property will sell for.   If a lender agrees to a “short sale”, they are allowing the property to sell for less than the loans and transaction costs.   So, proceeds of the sale come up “short” of the costs to pay for the sale.     Who determines if a property is a short sale?

11 homes sold in December 2010 at an average price of $767,400, a strong showing co
mpared to the 8 homes that sold in November at an average price of $576,875. 128 homes sold during the year, with a minimum sales price of $30,600 for a red-tagged bank owned structure up to a maximum of $3,000,000 for a 6 bedroom home on about 10 acres. The average list price was $788,266, while the final sales price averaged $764,512, just 1 % shy of last year's average.

I enjoyed a gourmet meal of Chantrelles over wild rice last night, thanks to the generosity of a close friend.    I have to admit I was happy to wake up this morning! - collecting wild mushrooms takes skill and knowledge.
