It always intrigues me when a seller wants to "try listing at a higher price to see what we get."   Buyers are so well informed these days that they may want to see a home, but they rarely will make an offer on an overpriced listing.    Sellers are often amazed when, after they take our advice and adjust the property down, into to the range the market indicates, they start to get offers.
