Last night's Second Annual Montessori Children's School fundraiser seemed to be a big hit! I'm not sure what the final numbers are (one of the few drawbacks of attending rather than planning these sorts of events) but there was a great crowd, yummy food and LOTS of bidding on the silent auction items as well as live auction items. Thanks for a great night to those who had a hand in planning and putting on the event and thanks to everyone I met who was such fun that evening. . .though, next time I will rethink the 4 inch heels. . .concrete floor and lots of standing mixed with hauling art to the car. . .I attached photos of my wins!

It is that time of year again! I am selling tickets to the second annual Montessori Children's School "Night Down in Dixie". For those that attended last year, no explanation is necessary, was an unbelievably good time!!! For the rest of you- there were will be free food from local restaurants, free beer, and free wine from Biltmore Estate Winery. Music will be provided by the Dixieland Jazz Band. The best part is the auction!!! We have amazing donations from local and national vendors that will be available for you to bid on.

It's that time of year again! It's the 5th annual "Love Shouldn't Hurt, Should it" Fashion Show.

5th Annual, "Love Shouldn't Hurt, Should It?" Fashion Show, "An Affair to Remember" with Special Guest, Reigning Miss North Carolina, Amanda Lauren Watson, Sunday, February 22, 2009 from 2:00 til 3:30 pm.

Organized and hosted by Angels Voices, a wonderful local charity run by my pal Cindy! This even is by invitation only, however, Cindy is trying to make sure there is room for everyone, please contact her at angelsvoicesspeakup@yahoo.com for more information about location and space available. Cindy says if anybody wants to make a taxable donation they can take them and provide a receipt even if you buy a dress, or they also will have their Bath and Body Products, Victoria Secret Parfums/lotions, hand-made dolls and stuffed animals, jewelery etc. all tax deductible.

2009 is the 250th anniversary of Robert Burns birth.

State of the Onslow County Market, Eastnern North Carolina

I know you have been watching the news, with undoubtedly growing concern over not only the real estate market but also the banking industry as a whole.

The last few years, I saw the lending mess we are in now happening in slow motion. . .knowing that two pals of mine both with graduate degrees and high level white collar jobs had to obtain an interest only loan in the Northern Virginia area just to get into a small three bedroom two bath home in a safe neighborhood. . .something was seriously wrong, a hugely false real estate economy where the true supply and demand rates were hidden by the public's ability to qualify for significantly more loan in a short term investment. . .but a few years down the road when that balloon payment is due and that promotion didn't come, where does that land us? In markets other than ours, you can see the aftermath.

I know I have stood on my little blog soapbox before extolling the beauty of our simple market here in Eastern North Carolina. I refuse to say that our market is a "sure thing", those days are essentially gone, there are too many variables and I would be more than happy to do the market research for you on a case by case basis given your specific circumstances. . .there ARE ways to invest but, generally, think more buy and hold rather than flip and run.

Here in Eastern NC our major employer is the US Government. . .who garuntees employees a 3% or more pay raise a year. . .not to mention deployments of family separation pay, tax free zones, imminent danger pay and more. . .and don't even start me on the support staff and contractors who aren't counted as "military" in our area. . .we never had a "sexy" market here, no bubble, no 200% PLUS profits here. . .but like a mutual fun or bond. . .slowly and safely we have been plugging along.

Between January and this October, the average number of days a single family home sits on the market, 45 (not too shabby) and the percent sold was 58% with an average list price of 171,676 and average sales price of 167,853 with a price/list price ratio of 97.77%. In short, slower surely than in the last few years, however, still stable and a smart investment. I'll have more in the days to come but wanted to share the information snack with you.

Have a great Sunday, I am off to pretend to watch football, which, generally, I see the season as an excuse to not drink light beer and eat wings. . .I get told every Sunday who I am supposed to be rooting for because I generally spend my weekends working or writing things like this and not watching highlight reels or Madden talk about his turduckin.

Sorry I have been under the radar and not writing nearly exciting enough stuff for you to check in on though I see, as expected the Marine Corps Ball Gown blurbs are the most popular this time of year. I hope you take the time to visit the Angel's Voices website on those two blog entries, it is a wonderful charity and the woman running it has a huge heart. . .please support it.

I have had my hands full with work thise season, a blessing considering the news you see and hear, the Jacksonville area and it's market are sort of a safe harbor from the storm. If you have questions about it, I'd love to help find some answers for you. As usual I remain a hard working real estate broker with seven years industry experience and a life time of moving and renovating homes ( I have mad skills when it comes to living mid renovation with just a microwave and a bath tub to do dishes in). . .and I plan to be in this business for life. Yes, I have been busy but I can always find time to answer questions, help you navigate the real estate transacation and of course meet new folks. I do work seven days a week, all year long with the occasional hooky session for an afternoon in maybe Swansboro or Topsail to shop and lucn with pals. I rarely smell bad, never bite and generally won't make you want to climb the walls if you spend extended time with me in my office or in the car house hunting. . .

Keep your eyes peeled for me as a bell ringer for the Salvation Army next month. I think the post I volunteered for was at the local Sam's Club on Western, but I'll post more specifics later. . .I hope you can come out and contribute to the cause!

Really? Leg waxing and fresh tomatoes? What does one have to do with the other you might ask? In the business world it isn't just what you know and what you have to sell, but also, WHO you know. I try in my social connections to not only meet clients I can successful work for but also, folks with personalities I mesh well with. . .in a residential sales transaction, particularly in the case of moving cross-country or internationally, we may be in communication for months before the close of the transaction and even after than, I of course hope I can retain your relationship and re-sell your home later, help you find a new home in the next community you move to and more. I want to be your real estate agent for life. So, in an effort to find computer savvy clients, with a sense of humor and good research skills (after all, you did find me) I have this handy-dandy blog, several websites, newly set up membership on LinkedIn, myspace, facebook and maybe with good Google skills, you'll find me elsewhere! :) So, I'm not sure if this fabulous clip art is true or photo shopped, or if it was a grocer trying to "bundle services" and offer the leg waxing or a leg waxing expert offering a light snack for clients. . . I can say, however, that a fresh caprese salad with a rich balsamic reduction drizzled over it just MIGHT distract a gal from a wax job. . .

Yes, my last name is changing

Hiya folks.

I have been asked enough recently that I thought it worthy a post on the old blog, which, apologies for not devoting time to it in the past few months, 'tis the busy season and my schedule has been swamped.

Long story short, I was married, to a Marine, and, in another life I was a Marine's daughter (apparently I was a sikorsky groupie in a former life). . .dear old dad is retired and, unfortuantely the marriage didn't work out.

This summer, once I can catch my breath and find some spare daylight I will be working on the fun process so many ladies love. . .legally changing your name. I'll be reverting to my maiden name, Johnson, from Laurence, this summer. . .so. . .thankfully the first name, McKenzie, is a snap to remember-there's only one of me in the real estate market here in the area.

So, what does this mean to you? No much, other than I am about to have some snazzy new business cards to hand out soon. I should have done this a year or two ago, but, in the marketing world, you hate to make changes like this. . .but, it's the nature of the beast I suppose. I don't plan to do this again, the divorce thing, the marriage thing was pretty great for the most part. . .but divorce, I think I'd rather have my wisdom teeth pulled, and a root canal, and be covered with live angry bees first. . .

Long and short, soon I'll be McKenzie Johnson (again) but it will still be good old hardworking me.
