Has the bottom hit in St. Johns County?

 

The state of Florida has some of the highest foreclosure concentrations in the country.  I am currently working with several young couples trying to find their first home and the foreclosures and short sales are so enticing.  Well, the prices of these are enticing to many buyers.  This is leading to people fighting over properties and getting into bidding wars.

 

We actually have BUYERS (yeah!) and they are BIDDING WARS!  Wow, what a change from last year.

 

I am beginning to wonder if the end of the bust is here and we are slowly climbing our way up.  I’ve been studying the numbers and have come to the conclusion it has.

 

According to the latest figures compiled from St. Augustine and St. Johns County Active Listings and Sales Trend Reports:

 

Single Family home sales have shown the largets numbers:

 

  • The numbers of single family homes sold each month have steadily increased from 72 in January 2009 to 118 in May 2009.

  • The Median list price for single family homes as also increased each month from $182,445 in January to $215,950 in May 2009.

  • Similarly the Median Sales price of single family homes has increased each month from $169,325 in January 09 to $200,000 in May of this year.

Condominiums, notably the slowest of our previous slow market have shown an increase as well.

 

  • There were 38 condominiums sold in May 2009, up from 13 this past January.

  • The Median List price increased from 119,000 in January to $252,450 in January.

  • We also saw the Median Sales price increase from $100,000 to $218,500.

I’ll be anxious to see June’s figures when they come out. I can bet there will be another increase across the board.

What explains this increase in sales?  Could it be St. Johns County Schools are rated #1 in the State of Florida?  Could it be St. Augustine is one of the TOP 10 places to live in the United States?  I would be willing to bet these are two major contributors.  I believe that St. Augustine Florida is one of the best places on earth to live and raise a family.  These sales numbers show there are more like-minded folks out there too.

US News has selected their picks for "Best Places to Live" for the year 2009.  They looked for affordable communities that have strong economies and offer plenty of fun things to do. My adopted home-town of St. Augustine Florida ranked #9!  Here is what they reported...

I have to agree with Donald.  I'm passionate about this community, St. Augustine, where I purchased my first home, almost 30 years ago, in 1979. I raised my daughter, Kelly, here and believe that St. Augustine is one of the best places on this earth to nurture a family. Now, as a Grandmother to three, I enjoy sharing the area with a whole new generation.
