Nearly 25 homes were re-listed in the last 24 hours, catching up the large end of year expired listings.

Not surprising at all that there were no closings during this 24 hour period as it was New Year's Day.

Beach Blast Off brings in 2012 at St. Augustine beach, FL.

Will you be near St. Augustine Beach this evening? Tonight is the night --- the annual Beach Blast Off - I was there for the first one, serving beer under the Budweiser tent. (boy it was steady business!)

My friend Maxine will be in the dunk tank from 5 - 6, you HAVE to come and get knock her in!

Beach Blast Off brings in 2012 in St. Augustine Beach, FL. The 6^th Annual Beach Blast Off celebrations will be held on December 31, 2011 at St. Augustine Beach, FL . The event takes place at the St. Johns County Fishing Pier and Pavilion.

Beach Blast Off 2011 will offer six hours of activities starting at 4 p.m. with a competitive Chili Cook-off among more than a dozen local restaurants. There will be an ice carving demonstration by the Culinary Institute student chefs use chainsaws and lots of family friendly activities including a Kids Zone with bounce house, face painting and even pony rides. Entertainment will include local bands, a dance party in the Pavilion after the fireworks and local vendor tents offering arts, crafts and food other than Chili.

The breathtaking fireworks display will start at 8:30 p.m. It is synchronized with music and will last approximately 20 minutes. Admission to the Fireworks Show and the Beach Blast Off is free, but beer, sodas & food as well as any vendor shop items must be paid for. Tickets are $1 each for Chili samples. Free Satellite parking and shuttles are available in several locations.

All the net proceeds of the Beach Blast Off go back into the community of St. Augustine Beach. Past proceeds have helped fund “Splash Park at The Pier” and the “Veteran’s Memorial at Lakeside Park”. This year’s funds will also go towards improving and updating the Splash Park area with more water features to the park.

Last year’s winners of the Chili Cook-Off were:

Second place: -- Fratelli's

Third -- Paula's Beachside Grill

The People's Choice awards were:

First place: Fratelli'

Second Place:Panama Hattie’s

Third place: South Beach Grill.

Mango Mango's won the best decorated booth.

5 Things to ALWAYS Consider When Creating Your Next Video

Let’s face it, as REALTORS we tend to want to be the “star”… of our website, our blog and particularly in our videos. The number one thing to keep in mind; it’s not all about us.

At Listing Solutions, we coach our clients on blogging and Social Media. We understand what it takes to create the right marketing strategy to turn heads and make YOUR business stand out against the competition. In order to do this video is a MUST add to your marketing mix.

Just like in your blog, ask yourself, who is your audience? Whether you are targeting investors, first time home buyers, or the Luxury market you must focus your material on connecting with and engaging your particular audience.

Remember the acronym KISS? In this case it means Keep It Short. About 2 minutes of information is enough to keep your audience engaged. If you have more to share, consider creating a series that will keep you followers coming back for more.

3. Know that a good physical appearance is important to every aspect of your lifestyle.
Everyone around you is affected by your appearance. A good appearance builds self-
esteem and allows you to forget about your self and concentrate on other matters.

4. Evaluate yourself objectively. Evaluate the good points of your appearance and accept
those things that can not be changed.

5. Begin with a plan. Consider the total picture you want to create and then address each
individual part.

6. Compete only with yourself. Take your natural qualities and perfect each detail to the best
of your ability.

7. Choose "quality" over quantity. Choose the best technicians to help you with your image,
the best products for your skin, the best clothing your budget will allow.

8. Recognize that "balance" is the most important part of a masterpiece. When you look at a
landscape scene and a tree is too large, the picture cannot qualify as a masterpiece.

9. Realize that your head and shoulders constitute the "focal point" of the picture. Since
everyone looks you in the eye, this area is the most important part of your image.

10. Realize that from the shoulder to the waist is also a high visibility area. A man's tie must
hang exactly right to create balance. A belt worn correctly establishes good proportion.

11. Balance the ways your clothing "fits". A masterpiece is the result of paying attention to
every single detail.

12. Know that "color" is second importance. People will forgive you anything but being dull.
Your best colors will make you look brighter.

13. Remember color is free. Even a sweat suit may be bought in color that is flattering to
your natural color palette.

14. Create an individual style by using "contrast". You are an original.

15. Invest time in creating an outstanding appearance You may have to rise 30 minutes
earlier.

16. Make good habits a part of your- plan. You may have to break old habits, such as sleeping
until the last minute, and form new ones so that your best image can happen daily.

17. Begin where you are. Start today!

How you are known; your personal or business brand or your reputation is the most important  thing as it is your promise to your client. It will ensure your business or personal integrity, if you  seek to maintain it.

Waiting for the Market to Improve?

I just read an interesting take on the common Buyer and Seller objection of "We're waiting for the market to improve."

The DAILY REAL ESTATE NEWS Produced by Inman News suggests:

"When you focus on the home as the frame in which people create their lives, the way you overcome buyer or seller reluctance shifts dramatically. Many agents attempt to close buyers by describing the logical opportunity -- i.e., that prices are low and interest rates are the best in our lifetimes.

In contrast, Knight suggests that you ask a simple question that touches the heart of the family: "Are you going to deprive your kids of living in a better home for an extra three years?"

That is pretty strong! Not sure that would comfortably fit in my presentation. How are you handling that objection?

My Big Fat Goal

This time of year is one of my favorites…the parties, the good will, the presents! But is also a time that I dreaded, the Oh So Important but Oh So Dull…Business Planning and Goal Setting for the following year.

I recently read a GREAT idea from Jon Gordon – come up with a BFG a Big Fun Goal! Jon states "I have found that we too often get so serious about our goals that we don’t have fun pursuing them.”

"Whether your BFG is to get a promotion, climb Mount Everest, write a book, visit Europe, move to America, learn to play the guitar, start a new business, win a championship, go on a mission trip to Haiti, start a charity, win a big account, learn to paint with water colors, or something else, you can have FUN while you make your BIG goal come alive! “

So, thank you Jon, for this wonderful idea! My BFG as I continue to plan and work on expanding Listing Solutions is to get my clarinet refurbished and start playing again. I was an award winning clarinetist in school, but have not touched it in over 35 years! Thank you for the “permission” to allow me to make a FUN goal for myself!

I Quit !!

I recently did one of the hardest things EVER. I quit.

I walked away from a WONDERFUL career in General Real Estate. I walked away from a WONDERFUL company, Watson Realty Corp, St. Augustine Beach. And I walked away from the most WONDERFUL Broker and mentor, Paula Silberberg who supported me like no other.

Why would I do something so crazy? (I'm sure you are wondering...) I did it to follow my heart, my passion.

You see, our Online Marketing Company, Listing Solutions, has grown so much. Yeah!! So much, in fact, I have accepted a more active position within the company. I am looking forward to my new responsibilities and the challenges that await me as we continue to grow our company on a national level. The tech geek in me is very excited!! However, the REALTOR in me is quite sad ... leaving a great company, Watson Realty Corp.

Sometimes quitting, although so difficult, is GOOD. As they say, when one door closes another opens

Thank you Watson, Paula and all of my great office Associates, I loved working with you. However, as Paula said, "it is not good-bye, but see you around". I promised her I would not be a stranger. I'll see you in the office as I continue to offer help with your real estate technology needs.

Did you know that each year, 700,000 Americans relocate to new towns to retire? Thats a bunch of real estate transactions. I found a very helpful magazine,, "Where to Retire", that is geared toward helping people with retirement relocation decisions in the US.

Where to Retire editor Mary Lu Abbott said St. Augustine possesses qualities important to today’s retirees. “Its colorful past as the nation’s oldest city lures many to St. Augustine, where beautiful beaches and an easygoing lifestyle add to its appeal. Retirees find it’s less crowded than some parts of Florida and not as hot, and golfers relish the area’s outstanding courses.”

With demographics like thiers, it makes good sense for St. Augustine Agents to target maret to these buyers!

Five Things You Should Always do if You're Buying A Foreclosed House

With more than 1 million U.S. homes in some phase of the foreclosure process, great deals abound. Florida has more than their fair share, that's for sure. So many buyers, mostly from out of state contact me looking for the "steal of a deal" (really one actually used that term!) 2 or 3 bedroom home (not condo) with views of the ocean - does not HAVE to be Oceanfront, for no more than $150,000.

Really? Are you kidding me? Where does this type of property exist? Surely they do not…not in Northeast Florida, not in St. Augustine. Foreclosures can be a good deal, don't get me wrong, but they are reasonably good deals. Foreclosures are not for everybody; they often are sold as-is and can be in horrible disrepair. Toilets ripped out, flooring and windows damaged, roof not maintained just to name a few.

I just read an article titled Five Things You Should Always do if You're Buying A Foreclosed House. The five things are something I've been telling all my customers...among other things:

Foreclosed homes, often referred to REO (Real Estate Owned) properties are typically easier to purchase than a lengthy and often disappointing Short Sale.
GET A PROFESSIONAL PROPERTY INSPECTION - I can't emphasis that enough. I'm amazed that some buyers don't get professional inspections because of the cost involved. You don't have to buy a pig in a poke, make the contract subject to the inspection, find out what is wrong with the property and make an informed decision to move forward with the purchase.
Be preapproved for your financing before you start to look. If you are paying cash, have a statement in hand that proves the money is liquid and is enough to cover the purchase. Most offers to purchase must require proof of funds when they are submitted. Many banks will not even look at your offer without it.
Work with an agent who knows the ropes. Distressed property sales are quite detailed and can be confusing. There are agents specifically trained to help buyers with REO's, find one.
Do your research on the values. That 3 bedroom home with ocean views at the beach does not exist. Your agent can help you find the best value in the price range you want to pay.
