St. Augustine and St. Johns County 24 Hr. Market Report for January 5, 2005 shows that there were 18 homes with price adjustments.  It appears that the Sellers are understanding that even in the active St. Augustine real estate market, the correct list price is vitally important.
Nearly 25 homes were re-listed in the last 24 hours, catching up the large end of year expired listings.

St. Augustine, St. Johns County 24 Hr. Market Report for January 2, 2012 shows quite a few of the end of the year expired listings have been renewed.  Which leads me to think that agents that were out listing new homes yesterday, forgot to renew their expiring December listings!
Not surprising at all that there were no closings during this 24 hour period as it was New Year's Day.

Recently I've noticed A LOT of 3rd party advertising in the replies of some of the post's I've been reading.  Frankly, it pisses me off. 
So, I have reported a concern each time I've read them.
I was just checking my points (cause I have a friendly competition going) and noticed that I got 10 points for each reported concern.
Thanks you Active Rain for rewarding good behavior!  I hope that you kick out those who are advertising sneakers, purses, watches and other irrelevancy.

This has been a record setting year for temperatures in St. Augustine Florida and across much of the country. Weeks on end of scalding temperatures have left landscapes scorched and have resulted in numerous fatalities, namely among the elderly.  Which as you know our state of Florida has an older population.

I can’t believe it has been 17 years since the first Nights of Lights switch was flipped and our town was transformed into an enchanted city of light.  Come out to the Plaza to help celebrate on Saturday, November 20 at 6:30pm.
Thousands will be downtown at the plaza cheering our Mayor, Joe Boles, while he flips the switch lighting the city tree.  Instantly, over two million white lights fill St. Augustine's every corner with brilliant and magical holiday sparkle. Arbor Day always reminds me of the Little Rascals.  I was introduced to Arbor Day by Spanky and his Gang.  Do you remember the episode where Spanky plays hooky to ditch his school's pageant and midgets disguise themselves as children and they perform a racy little number in the show?

No need for truancy for St. Augustine Beach's Arbor Day ceremonies.  They are set for 5:30 p.m., Friday, at City Hall, A1A South.

I am so excited.  After years of construction, mess and traffic re-routs, The Bridge of Lions downtown St. Augustine will open a week from today -- at 10 am on March 17. 
This has been a five-year-long, $80 million restoration project and the residents have been very patient throughout this process.  When I am showing homes in St. Augustine, I make it a point to cross the temporary bridge and proudly tell of the restoration of the Lions and the story of our historic Bridge of Lions while navigating through construction traffic.

My favorite time of year is almost here, winter in St. Augustine, the Nation’s Oldest City. When the sun goes down, millions of white lights will soon create a magical holiday atmosphere throughout the historic Downtown district. The 16th Annual Nights of Lights Celebration in St. Augustine, Florida begins November 21st and lasts through January 31st. Business as well as homes in St. Augustine will be illuminated during the event.

Summer is here ... full force!
We all know that it gets hot in Florida during the summer.  Fortunately, here on Anastasia Island in St. Augustine Florida, there is a gentle breeze most all the time. It sure helps in making us all feel a bit more comfortable.
I know that when I'm running around showing properties this time of year I am wilted by the end of the day and sometimes joke that I'm having heat stroke.

st augustine: Detour near Bridge of Lions - 01/07/09 07:10 PM
For those of us who travel the Bridge of Lions between Anastasia Island and Downtown St. Augustine, please note there will be another detour.  

The north end of Dolphin Dr. and its intersection with Anastasia Blvd. will be closed three days starting tomorrow January 8, 2009.  The closure is due to the paving of the south side of Anastasia Blvd. from Dolphin Dr. east to just past Gerado Street. 
Traffic will be rerouted using Zorayda and Arricola Avenues.   
Patience my friends, just think how GREAT this new Bridge of Lions will be when its completed.

The Womens Council of REALTORS St. Augustine Regional Chapter hosted a Technology Seminar yesterday.  Lead by a phenomenal National Speaker, Amy Chorew, we learned how network sites (like Active Rain) help in our web search optimization.  Amy reviewed two cool programs that I did not know about, and they are free by the way, that will save me time and money in my business.

A friend of mine challenged me this morning to participate in the "Spirit 30/30/30" plan.  Even though it is a promotion for their company, I applaud Spirit Airlines in their quest to save the public money, reduce fuel consumption and enhance our environment.

I recently met with a REALTOR and her customers at my model condominium home in SeaGrove St. Augustine Beach.  She had been showing them new home construction, fixer-uppers, vacant home sites, short sales and foreclosures before coming in to visit me.  Everyone looked frustrated and tired, agent included.   What were these "buyers" looking for?  I do not think they even knew, but what ever it was it had to be A DEAL.  Having a variety of properties to choose from can be a great thing for buyers but it can also be paralyzing.
