Real Estate in Fairfield & The Caldwells of New Jersey - 05/30/11 06:52 PM
I have always like the area of Fairfield & The Caldwells, Homes have come down a bit and there are allot of great deals going on. I'm so glad the one of my associates turned me on to the area, I have been racking up buyer leads like crazy since last week, its just a matter of time before I get my first listing out there. Very excited have some appointments lined up already!

Why are some agents relucant to use the Internet? - 05/27/11 08:51 PM
I often ask myself this question, Why are some agents reluctant to use the Internet? I give seminars to agents and I actual own an online consulting company (defede::media::) and my clients are large and small clients mostly in the Pharmaceutical Industry. If anything that Industry is the most tightest buttoned up regulated industry that I know, but yet the know the power of the web how to market a product or service.
So why is that some agents and brokers that I know ( I won't mention any names) say that the Internet is BS and using it is nothing but BS? … (2 comments)

SOCIAL MEDIA OPTIMIZATION.
Yes, we all have heard and read about SEO ( Search Engine Optimization) with the recent PANDA updates to GOOGLE and the Recent deal between Bing and Facebook. "Social Media Optimization now accounts for the search Algorithms in the SERPS (Search Engine Return Pages).
What Does this have to do with Real Estate?
Well for one if you want your blog or site to rank higher I'm assuming we all understand key words and key phrases, but mentions on Twitter and Facebook will now also account for your rankings in sites like Google, Yahoo & Bing, yes Social … (0 comments)

When Does Blogging Become A Waste Of Time? - 05/23/11 08:22 AM
When you have too much time on your hands, instead of paying attention to the fundementals of Real Estate, being out there, hitting the pavement and taking listings working with buyers, doing the basics of real estate marketing, some just choose to moan and cry on blogs about how bad the business is. So they instead go online and try to build themselfs up by tering down more succesful agents, I will say this I have never once gotten one lead fron Active Rain period. I see it more as a realtor community tool to vent and talk about your market … (4 comments)

Thinking About Selling Your Home in Fairfield New Jersey

Why Some Agents Focus On Everything But Thier Own Business - 05/21/11 06:14 PM
It always amazes as to how some agents rather than actually work in the business of "Real Estate" spend their time making complaints about how other agents handle their business.
Rather than actually focusing on getting listings and working with buyers they would rather try to get other agents more successful then them in trouble or even better spend non-productive time focusing on the competition and wonder why they are not doing well in this thing we call Real Estate.
Why do you think they do this? Insecurity? not being able to adapt to the new business of buying and selling … (5 comments)

The Best Agent in Nutley? How To Find Out If They Are Truly The Best Agent in Town. - 05/10/11 11:14 AM
Finding The Best Real Estate Agent in Nutley? Here Are Some Simple Steps To See If Your Really Dealing With A Top Agent?
1) Meet agents out in their working environment, not in their offices. Good agents spend very little time at their desks.
2)Make sure the agent has closed many properties and has worked a few years at least. The average real estate agent closes only 1 or 2 houses a year. More closings mean more experience.
3)A great place to meet agents is at open houses. Don't worry that you are not interested in that particular property. The agent … (0 comments)

Being A Real Estate Listing Agent in Nutley New Jersey - 05/09/11 03:36 PM
Here are some factual statements:
Most people who enter the real estate business are gone in just a few years.  Most real estate agents, who stay in the business, are not very successful.  To be in the top 1% of all agents in the U.S. would require about 50 - 60 sales a year.  Most agents, who are successful, (50 - 60 sales per year) do not really know why they are successful.  They think they know but they are usually wrong.
Only about 25% - 30% of the top 1% of all agents actually know why they are successful and … (0 comments)

First Time Buyer? What about first time Seller! - 05/06/11 09:24 AM
I find it very hard sometime to explain to a "first time home seller" that all the boiler plate items in a contract are just that, BOILER PLATE. They see that first review letter in the mail and they right away panic and start calling the attorney and lose all faith in the agent that is representing them.
Buying a home can be a complex process, but selling a home today in this market is like walking on eggshells all the way to the closing. I understand the fears first time sellers have and thos "I dissaprove of the contract in … (0 comments)

7 Ways To Demonstrate True Personal Mental Strength and Build Character - 05/04/11 01:45 PM
"We'd all like to be stronger. Whether that strength be physical, emotional or intellectual, most of us have an area in which we'd like to improve and have others admire. Seth Godin took a short look at ways to demonstrate that strength on a day-to-day basis. I thought I'd add some context to 7 of them and further the discussion. I'm hoping you'll add some of your insights in a comment. I learn a lot from you all and your feedback is much-appreciated!

Selling Your Home in Nutley, Clifton or Bloomfield? More Eyeballs, More Money - 05/04/11 06:24 AM
Selling Your Home in Nutley, Clifton or Bloomfield? More Eyeballs, More Money
The process of selling your home can seem like a long process, but after you get through things like picking an agent, making any necessary repairs and pricing your property, you get to the most important stage of the process, actually selling the darn thing. All of your work to get your home into a salable state will have little or no impact if you can't convey what you've done to the home and why it is the right fit for a potential buyer. Getting motivated buyers in your … (0 comments)
