I have always like the area of Fairfield & The Caldwells, Homes have come down a bit and there are allot of great deals going on. I'm so glad the one of my associates turned me on to the area, I have been racking up buyer leads like crazy since last week, its just a matter of time before I get my first listing out there. I often ask myself this question, Why are some agents reluctant to use the Internet? I give seminars to agents and I actual own an online consulting company (defede::media::) and my clients are large and small clients mostly in the Pharmaceutical Industry. If anything that Industry is the most tightest buttoned up regulated industry that I know, but yet the know the power of the web how to market a product or service. So why is that some agents and brokers that I know ( I won't mention any names) say that the Internet is BS and using it is nothing but BS? (2 comments)

SOCIAL MEDIA OPTIMIZATION. Yes, we all have heard and read about SEO ( Search Engine Optimization) with the recent PANDA updates to GOOGLE and the Recent deal between Bing and Facebook. "Social Media Optimization now accounts for the search Algorithms in the SERPS (Search Engine Return Pages). What Does this have to do with Real Estate? Well for one if you want your blog or site to rank higher I'm assuming we all understand key words and key phrases, but mentions on Twitter and Facebook will now also account for your rankings in sites like Google, Yahoo & Bing, yes Social (0 comments)

When you have too much time on your hands, instead of paying attention to the fundementals of Real Estate, being out there, hitting the pavement and taking listings working with buyers, doing the basics of real estate marketing, some just choose to moan and cry on blogs about how bad the business is. So they instead go online and try to build themselfs up by tering down more succesful agents, I will say this I have never once gotten one lead fron Active Rain period. I see it more as a realtor community tool to vent and talk about your market (4 comments)

It always amazes as to how some agents rather than actually work in the business of "Real Estate" spend their time making complaints about how other agents handle their business. Rather than actually focusing on getting listings and working with buyers they would rather try to get other agents more successful then them in trouble or even better spend non-productive time focusing on the competition and wonder why they are not doing well in this thing we call Real Estate. I find it very hard sometime to explain to a "first time home seller" that all the boiler plate items in a contract are just that, BOILER PLATE. They see that first review letter in the mail and they right away panic and start calling the attorney and lose all faith in the agent that is representing them. Buying a home can be a complex process, but selling a home today in this market is like walking on eggshells all the way to the closing.
