&lt;p&gt;Rental car giant &lt;a href="http://www.news-press.com/article/20130507/BUSINESS/305080006/Hertz-rental-car-company-picks-Lee-County-new-headquarters?odyssey=mod%7Cbreaking%7Ctext%7CHome&amp;amp;nclick_check=1" title="http://www.news-press.com/article/20130507/BUSINESS/305080006/Hertz-rental-car-company-picks-Lee-County-new-headquarters?odyssey=mod%7Cbreaking%7Ctext%7CHome&amp;amp;nclick_check=1"&gt;Hertz Global Holdings is building a new world headquarters&lt;/a&gt; in Estero, Fla., the company's CEO told The (Fort Myers) News-Press Monday.&lt;/p&gt;
&lt;p&gt;Hertz CEO Mark Frissora said after a nine-month selection process, "It was kind of an easy decision: Everything pointed to Lee County."&lt;/p&gt;
&lt;p&gt;In exchange for approximately $19 million in economic stimulus money from Lee County, the state and FPL, Hertz will relocate from its present headquarters in Park Ridge, N.J., spending $50 million to build its headquarters and bringing at least 700 jobs paying an average $102,000 a year.&lt;/p&gt;
&lt;p&gt;The company will be housed in a Tuscan-style 300,000-square-foot office building with car rental and sales operations.&lt;/p&gt;
&lt;p&gt;Company officials hammered out the agreement with the Lee County Economic Development Office and Enterprise Florida, a public/private organization that helps facilitate corporate investment in the state.&lt;/p&gt;
&lt;p&gt;The headquarters building will go on 34 acres that Hertz has the option to buy, Frissora said.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;"This is a major victory for our state," Gov. Rick Scott told The News-Press in an exclusive interview. "What happened just reinforces this state is a great place to do business. Lee County is a great place to do business."&lt;/p&gt;
&lt;p&gt;Frissora said although he and Scott have homes in Naples, they didn't know each other before the negotiations for the relocation began and the headquarters' proximity wasn't a factor.&lt;/p&gt;
&lt;p&gt;"Nothing could be further from the truth," Frissora said. "I certainly have the money to buy a condo in Miami and anywhere else."&lt;/p&gt;
&lt;p&gt;More to the point, he said, was Southwest Florida's workforce, prospects for growth and major tourist and airline industries.&lt;/p&gt;
&lt;p&gt;Also important to the decision, Frissora said, was that Hertz is in expansion mode -- having merged last year with Tulsa-based Dollar Thrifty Automotive Group.&lt;/p&gt;
&lt;p&gt;It was a quality-of-life issue, he said: Getting talented Dollar Thrifty workers to relocate to New Jersey would have been a tough pitch. As many as 120 Tulsa employees may move here, and possibly some from European operations in locations such as Dublin, Ireland.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Now that the decision to move here has been made, Frissora said, the complicated logistics of transitioning to the new location begins.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Hertz officials are looking at three potential locations for a temporary home while the permanent one in Estero is built.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;By the first or second quarter of next year, the temporary headquarters should be housing about 200 employees, Frissora said.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Meanwhile, Hertz is hard at work creating an ambitious new headquarters complex that will include car leasing and sales operations.&lt;/p&gt;
&lt;p&gt;That will allow the company to tweak the way it does business, Frissora said. "It'll allow us to experiment," perhaps with the leasing of Ferraris and Lamborghinis.&lt;/p&gt; &lt;div class="agent_signature"&gt;

&lt;p&gt;Those who have been paying close attention to how the houses for sale in Wyckoff have been performing may have observed the results of the dreaded &amp;ldquo;multiple offer situation.&amp;rdquo; When a closing price seems to rise unexpectedly, it could be because of something called the &amp;ldquo;Notice of Best and Final.&amp;rdquo;&amp;nbsp; &lt;br&gt;That notice can be issued by a listing agent as soon as more than one offer is on the table. Experienced real estate agents sometimes choose this strategy to win the best price for their client. It instructs all interested buyers to submit their &amp;ldquo;best and final offer&amp;rdquo; by a deadline (usually within 24 - 48 hours). Since no counters or escalation clauses are allowed, one blogger has aptly called it Multiple Offer Sudden Death. Here's how it works:&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;bull;&amp;nbsp;&amp;nbsp;&amp;nbsp; The seller's asking price is listed at, say, $320,000.&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;bull;&amp;nbsp;&amp;nbsp;&amp;nbsp; Buyer A is interested; bids $310,000.&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;bull;&amp;nbsp;&amp;nbsp;&amp;nbsp; After a few rounds of negotiation, the seller and Buyer A near agreement at $316,000, when-&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;bull;&amp;nbsp;&amp;nbsp;&amp;nbsp; Buyer B, not knowing that the seller is nearing agreement with Buyer A, submits her own bid.&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;bull;&amp;nbsp;&amp;nbsp;&amp;nbsp; The seller initiates Notice of Best and Final, giving both parties two days to submit their last offer.&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;bull;&amp;nbsp;&amp;nbsp;&amp;nbsp; Buyer A begrudgingly goes up to the full list price: now offers $320,000.&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;bull;&amp;nbsp;&amp;nbsp;&amp;nbsp; Buyer B shoots all the way up to $329,000 - the offer which is accepted.&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br&gt;In this scenario, Buyer B not only paid $13,000 more than Buyer A was about to pay, but also paid $8,000 more than needed to beat Buyer A's top price.&lt;br&gt;&lt;br&gt;Great news for the seller, for sure -- but less exciting for the buyers, since what was a great deal just becomes so-so. That's why I advise my buyer clients to do their best to remain emotionally detached. One group that&amp;rsquo;s clearly already there is this spring&amp;rsquo;s sellers: everyone whose home listings in Nutley&amp;nbsp; are already racking up page views. For them and everyone contemplating taking advantage of the busy spring selling season, an interesting fact has come to light. It puts numbers on something that most of us feel intuitively.&lt;/p&gt;
&lt;p&gt;It was the Wall Street Journal that recently called attention to it. They uncovered a study from BYU showing that when home listings including swimming pools go into contract in the summer, their selling price is an average 0.22 percentage points higher than the baseline price for the rest of the year.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This was a huge study that sampled more than four million housing transactions from 1998 to 2008 in 27 states. For a $500,000 home listing, that difference translates into a roughly $2,000 premium &amp;mdash; just for selling a home when the thermometer&amp;rsquo;s popping!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It does stand to reason: think of how inviting that cool blue water looks after a hot day of house hunting. Prospects have probably been driving from house to house in a car that&amp;rsquo;s had to have the AC cranked up. Then compare with January, when a look at a backyard swimming pool is more apt to summon up thoughts of trying to stabilize chlorine levels than of enjoying a plunge into chilly water.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So how does this reflect on home listings in Nutley this spring? If you own a home with a pool and are putting off a decision to sell, the lesson seems to be that seasonal functionality is real &amp;mdash; and working in your favor. The professors at BYU reported that, generally speaking, early spring is a good time to snag late summer buyers. I have to agree: when the weather is nice, my clients set a scene making it easy for potential buyers to picture themselves enjoying that pool. They bring out the deck chairs and the fluffy towels!&lt;/p&gt;

&lt;h2&gt;Check Your Agents Ratios&lt;/h2&gt;
&lt;p&gt;Find out, out of all they homes they list how many they actually sell, so if an agent lists 10 homes a year out of that 10 do they sell 8, 9 or 10, the closing ration is what is important here as well. You just don't want the home to sit and you never hear back from that agent, I make it a point to call all my listing clients up at least once a week to touch base and let my clients know what is going on, that is the biggest complaint from sellers.&lt;/p&gt;

&lt;h2&gt;Curb Appeal, Signs etc.&lt;/h2&gt;
&lt;p&gt;Allow your agent to put a lawn sign, allow then to put on a lock box also just make the front of the home as tidy and as neat as possible during your marketing perido (which should be min. 6 months) allow your agent to do there job and market the home, make it as accessible as you possible can for those short notice showings, sometimes these are the buyer's that buy the home.&lt;/p&gt;

&lt;h2&gt;Open Houses&lt;/h2&gt;
&lt;p&gt;Open Houses may work sometimes and if your agent does not offer them to you, you should really re-think your choice for choosing this agent, I offer my clients 2 Open Houses per mo. and I usually try to handle as many by myself, sometimes I do have other agents sit them for me and the following day i call my client and let them know how the open house went as well.&lt;/p&gt;

&lt;p&gt;Price the home right! yes I know sounds simple but many sellers get tied up on emotion when pricing a home, you have to look at the numbers and your chosen agent can help you with that, I usually price my homes very aggressively, Some home owners want to try pricing the home at a higher number for the first couple of weeks to test the waters that's OK, but your agent should have a plan of improving the rice of the home down the road if your not getting any traffic.&lt;/p&gt;
