A lot of associations around the country use electronic lock boxes.  Some of the national brand names are Supra or Sentry Lock.  They are keyless entry systems which add a measure of security, and control access to Realtors and Appraisers only.  Although in some associations, certain types of licensed home inspectors are also permitted access via electronic lock boxes.

I have been taking a strong look at how drugs effect real estate lately.  Of recent, I have made a career change in November and I underwent training as an addiction counselor for a rehabilitation referral company.  I now answer the calls on shifts with the company as sort of part time work around my real estate career.  My role is to help people find treatment centers all over the country, and help them and their families to overcome any obstacle needed to get themselves or a family member into a rehab somewhere.

One of the topics of debate in Michigan is the ever present problem with vandalism during the six month redemption period.  Legislators at state level, including the Governor have been proposing a shortening of the 6 month redemption period, to speed up the foreclosure process.  Currently the entirety of the foreclosure process can run from between 7 to 12 months, depending on how fast the creditor moves on initiating the process to begin with.

Southwest Michigan has a great deal of beautiful lakes of all sizes.  Lakeside properties in Battle Creek, Michigan offer accessibility to the city along with quiet living.  As an example of two very beautiful lakes, on the Southern end of the Battle Creek area is Sonoma Lake, and on the Northern end in Pennfield is Saint Mary’s lake.

It is that time of year again when autumn returns to Michigan.  The crisp cool evenings, and the frequent winds loosen the leaves from the summer hold on the branches simultaneously turning them bright colors of yellow, gold, orange and red in a spectacular display. 
Autumn returns to Michigan.  Apple picking time is here, and pumpkins abound in all the stores.  Children ready their costumes for Halloween, and ‘trick or treating’ hoping for a rainless night of candy gathering and fun.  Autumn returns to Michigan.

All around Southwest Michigan where I live the trees are slowly beginning to turn color, and the other day I was looking out my back window at my greenhouse and took this photo of the beginnings of red on the tree out there.  The color red is just the beginning, and in the coming weeks, autumn will be in spectacular display again with gold, orange and red and all shades in between.  This is a great time of year to take photos if you love outdoor colors.

What does a buyer need to know before they go looking at houses?  Being an active Realtor who works with prospective buyers daily, it is a common misunderstanding to mix up the process of buying a house with some other purchase on the marketplace. 
This happens a lot simply because that is the experiencial track that the new homebuyer usually has.  They align the process to what they know: 'buying a car' or 'buying a television', etc.  They often take advice from others in their circle of family or friends that may or may not be accurate.

Last month I was invited to do a panel interview on a local Cable TV show called 'Be Scene on Air'.  The show is a weekly show on Community Accessvision TV in Battle Creek, Michigan.  The CEO of the Battle Creek Area Association of REALTORS® Kathy Perritt, Bill Hanner, the President-Elect for 2012, and myself as President of the Board in 2011 were invited to the show to talk about the local Real Estate market.

real estate: 115 Year Old Grand Opening Flyer Found in Basement - Athens, MI - 06/02/11 02:45 AM
I have been working on a commercial sale of an old bank building in Athens, Michigan for the past few weeks now.  When the buyers and I were examining the building, we went into the basement and I discovered an old flyer pasted to one of the original door frames.

My board of Realtors asked me to compete in a video contest put on by one of the Continuing Education companies our board has an account with.  The contest was for a Realtor to put together a promotional video on themselves, and have it be unique and original. 
Three finalists will be chosen on May 31st, and if I am selected, voting will occur through the month of June and the winner chosen.  If I win, I win a cruise plus a Kodak Camera package and my Board of Realtors, having referred me, wins $1000 and a Kodak camera package.

There have been some new changes in HUD home sales in Michigan.  Last October Michaelson, Conner and Boul, commonly referred to as ‘MCB' did not have their contract with HUD renewed.  Instead, two new companies are now managing HUD properties statewide. 
One is BLB Resources, and the other is City Side Corp.  There are differences on how HUD homes are found on the internet now, which make for a much improved change for buyers interested in them.

Intention is what makes things happen. There is a huge difference between just ‘doing something’ and intending something to happen. Intention is the driving energy that makes it possible to do the impossible.
As a Realtor, I have to continue to remind myself of this. If I do not intend something to completion, it does not happen, even though I may be doing some of it.
The best arena to see the outcome of intention that I know of is sports. It is easily apparent in the game of contest whether one team or player has intention, and the other doesn’t.

Have you ever stopped along side a road where there are cows, and noticed that no matter what they are doing they will stop and look back at you?  Ever marvel at the unflinching stare of wonderment from... a cow?
