client service: Social Media, RSS, Twitter and the Future of the Real Estate Industry - 02/21/09 02:52 PM
Yesterday, I had the pleasure of speaking to the Chicagoland Women's Council of RealtorsR on the power of Social Media in the marketplace. Originally titled, "Social Media - Do you Twitter?" I took a little creative liberty on myself and expaned the topic. My thought behind not sticking to the initial topic was based around one simple thought: -Twitter is not the silver bullet for real estate... and there's so much more that they should be doing- Personally, I enjoy Twitter, but think most of the time it's a bunch of noise unless you choose to follow the right people.

So I have to admit... I have gotten caught up in this whole release of Active Rain Localism as much as the next person. And where I don't understand some of the territorial marketing commentary going on in some of the posts, I have to admit that it's a pretty neat tool. BUT... There's a common thread I see going on. Many of the threads that I have witnessed going on talk about Localism as this superior way of communication for your business. The Question becomes... "Are you communicating (and spending as much time communicating) with your Sphere of influence

My friend Marc Davison over at 1000watt Consulting wrote a post the other day called A House Divided that I think truly addressed the situation that we in the industry are facing right now. "Let's not beat around the bush. There are deep issues festering in real estate. I've addressed some of them: The disconnect between the industry and the consumer. The barricades thrown up against discounters and alternative models. The 100-year war for control. But brewing deep in the pit, at the bottom of it all, is a "War of the Roses" between real estate agents and brokers.

So, I'm driving down the road today and had to take a picture of this. Why? Because it reminded me of how so many companies (not just real estate companies) approach their marketing efforts... Even more so, it made me think about how many people, (and industries), don't know the difference between ADVERTISING and MARKETING. Are you investing in Real Estate MARKETING or Real Estate ADVERTISING Advertising: The paid, public, non-personal announcement of a persuasive message by an identified sponsor; the non-personal presentation or promotion by a firm of its products to its existing and potential customers. So, what do you actually KNOW about your clients and referral sources? You probably know the following demographic information: 1. Where they live. 2. What they do for a living. 3. What their general income looks like. 4. Their race, sex, and family status. 5. Possibly their educational level. But the question becomes, "Does this truly make them people, or are these just demographic factors that we often draw assumptions from?" I think this is a huge difference between knowing your clients' Demographics and their Psychographics... and I believe that the Psychographics are what we really need to know.
