With a little help from 2 of my ActiveRain friends: Under contract in 21 days and closed in 55 (with a new loan).
It was May 1st, and snow was still on the ground when I went to the listing appointment for the little cabin in Red Feather Lakes.
The cabin needed some staging help.

Location, location, location: Live where you fish!
Ospreys are expert fisherman; they have to be because their diet consists mostly of fish and they choose their nesting place to be near water and fishing.
There are Osprey in the Red Feather Lakes area; however this nest happens to be in nearby Fort Collins.

 
These raptors are huge, and can reach 2 feet in height with a wing span of over 5 feet! 
Their nostrils close when they dive feet first in the water and their specially designed talons help hold their catch.

Step Back in Time in Red Feather Lakes - 07/25/10 12:24 PM
I lost my toolbox, my "best companion" and my links to the outside world on Friday when my laptop died, may she rest in peace.  Well, I'm not sure if she's really dead; the shop hasn't called yet to discuss life support or funeral arrangements..... I'm still praying for a recovery (of my data).
So, I'm  working on this old dilapidated computer.  The thing is a relic and I have to say, if you have a lot of widgets on your post or website; I can watch half of Law & Order, do the dishes and let out the dog in … (45 comments)

I was cleaning out my junk e-mail, today and there was a message from a potential client in New York!  This gentleman is very undeserving of being assigned to the junk folder, why Outlook put his message there, I don't know.
I found his message stuck in between 53 other real estate agents' (who are now bombarding my email with their listings) together with 3 or 4 dating site offers and a variety of "great deal" junk emails too.
Why do other agents send me their listings? I have MLS access... and why in the world do the dating sites email me?

Opuntia - commonly known as Prickly Pear
The Cacti that I have always known as Prickly Pear are blooming in Livermore, Colorado.  The flowers appear so delicate but if your skin should touch what's underneath -  it hurts!  They have two kinds of spines, one stays put, while the other shorter ones will stick into your skin and stay there! OUCH!
Native Americans used the fruit of the Prickly Pear for food, medicine and to make alcohol among other things. There are about 200 different species of Opuntia (Prickly Pear) and they can be found in almost every State in the country.

Wednesday was the appraisal deadline for a cabin I had listed in the Crystal Lakes Subdivision and they missed it.  Apparently the AMC contacted several appraisers who turned down the assignment.
(In a way, that's a good thing.  I've complained loudly about geographic competency in the past and if an appraiser is not familiar with the area, they should not attempt to appraise property here).
The appraisal delay, it seems, was due to the fact that the "PROPERTY IS IN THE MIDDLE OF NOWHERE"!

I received the Beaver Meadows Newsletter this morning in my email and thought I'd pass it along.  It's good to hear about new entertainment and fun things to do in the area.
I opened the email at 7:12 a.m.  I'm just waking up, drinking coffee and there it was:
Bourbon Toothpaste!
Well, that's the name of a band! 
Nevermind it made my stomach do a little flip flop so early in the morning! 

 
I haven't heard Bourbon Toothpaste yet, but it sounds like a fun time at Beaver Meadows next Saturday, July 10th.
