You can talk about moving to the mountains until the cows come home....

The aspen are turning a beautiful shade of gold and the ranchers are moving their cattle from the summer high pasture down the road back home.
Yesterday morning I saw only one driver trying to make his way past the bovine traffic jam(sometimes they cause a small slow down in your morning commute)
but look at it this way,
it's the only reason for a traffic jam and it only happens twice a year.

This quaint little cabin in the Village of Red Feather Lakes is full of mountain charm.

Knotty pine vaulted ceilings and paneling in the living room along with matching knotty pine cabinets in the very nice eat-in kitchen speaks to those who love to surround themselves with the warmth of wood.

Built in 1955, the living room and kitchen were most likely the main cabin.

Mighty House: The latest kid craze in Red Feather Lakes - 09/21/10 06:02 PM
My grandson does not miss anything and doesn't forget anything either. 
He wrote down the 800-number so that I could order his special Star Wars Set of Mighty Beanz. He quizzed me afterward to be sure that I had in fact ordered them and he knew exactly which ones should be arriving.
He's been keeping track of the weeks as they tick away...4 to 6 weeks is a long wait!
Now, you can buy these things in the stores, but this is a special set "Available only by this special TV offer" - no fudging.  He knows.

Red Feather Lakes and Livermore Real Estate Market Review 9-15-2010 - 09/15/10 07:38 PM
All Statistics taken from MLS for area 9/24 only, see map below.  MLS Stats are considered to be accurate, but not guaranteed.
Some interesting stats for Vacant Land Sales :
The total number of 2010  vacant land sales have been lagging well below the number of sales in previous years.
In comparison, the lots least affected are the lots price between $25K- $50K as well as those over $100K.

 
It's interesting to note the Average Days on the Market (ADOM) in each cateory.
Overall, 2010 shows less ADOM than previous years.

Northern Exposure and Business Opportunities in Red Feather Lakes CO - 09/15/10 01:28 AM
Do you remember the prime time television series Northern Exposure?  Parts of  Red Feather remind me of that show.
Just like the opening scene in Northern Exposure, moose are known to frequent the Village of Red Feather Lakes and the surrounding area often.
At first visitors may experience a little culture shock just like Joel, the New York doctor did in the show, too.
A plane on the Crystal Lakes Subdivision airstrip reminded me of Maggie, the pilot - but we do not rely on air transportation for supplies - we aren't that isolated.

You Really Need a Certified Copy of Your Property Deed (Not!) - 09/09/10 12:01 AM
A client of mine recently received a very official looking letter offering  a certified copy of the Deed to his property and a complete Property Profile for a processing fee of only $87.00 !!!
Nationwide scams like this have been around for several years. 
The letter makes you think you must have a certified copy of your Deed in your possession.  This is not true, that's why Deeds are recorded or filed - to create a permanent record of the real estate transfer.
Even if you wanted a certified copy of your deed, there is no need to overpay.

Like many places across the country, the Red Feather Lakes/Livermore area is heavily forested. 
While that makes for beautiful scenery, for those of us who live here it also creates a personal responsibility in reducing the wildfire risk to our homes and learning how to be Fire Wise.
In an earlier study, our Larimer County was ranked one of the most hazardous counties in the State with respect to wildfire, and maintaining a defensible space around our homes is an annual job.

My Own First Glacier View Meadows Fishing Contest - if it's my fault you missed the Real One! - 09/04/10 02:21 PM
This is not a good thing. 
The Kid's Fishing Contest at Batterson Lake was today! .....so now I have to make a world-wide apology because I was certain that it was tomorrow!
(I changed my original post to today's date on the off chance that someone would read it in time this morning !)

Thank Goodness most of the area residents knew the fishing contest was today because there was an excellent turnout!

Oh no!  if you were planning to make a reservation to go camping in the Canyon Lakes Ranger District of the Roosevelt National Forest for this Labor Day Weekend
-  All of the reserved spaces are already full.
In the forest, I'm sure there are still places to camp even without a reservation; I wish you luck on this busy Holiday Weekend and lots of fun too!
I've been trying to tell you to buy your own camping spot all year, maybe this weekend you will decide that that's a good idea for you!?
