All around the Red Feather Lakes area, there are huge rock outcroppings. Geologists might be able to explain how they got here, or what natural pre-historic event caused them; I'm not a geologist, so I don't know. Still, no matter where I go I am always amazed by them and how many there are. They are everywhere!

Today, I was on a mission to take more inside photos of a house for an out of state buyer. I was happy to do it for them, because there is always something beautiful to see in Glacier View Meadows Subdivision; for instance:

Manhead Mountain

I don't how it got its name. From this angle it reminds me more of a snowball (one of those gross marshmallow treats covered in coconut) than it does a man's head.

Here is another interesting rock outcropping with the Never Summer Mountain Range behind.

AND, these photographs were taken without ever leaving the deck of this particular house! As I drove back home and saw deer hiding in the shadows and several more huge rock outcroppings around nearly every turn, I just had to smile - and I thought to myself

The Greening of Red Feather

The Greening of Red Feather, in Red Feather Lakes, Colorado

The Greening of Red Feather is always a festive event in our little Village.

The Holiday Craft fair with over 30 booths offers a great opportunity for finding some unique gifts for those on your shopping list. Among the items for sale are pottery, cutlery, wood crafts, carvings, photography, jewelry, hand- crafted Christmas items, paintings, home-baked goodies, Christmas wreaths and (one of my favorites) homemade soap from Shiloh Soapworks.

I always stock up on this pure and fragrant soap; there are so many scents to choose and they make great little gifts and stocking stuffers. It's something I look forward to, so I hope she will have a booth there this year too!

The festivities stretch throughout the Village, in the P.O.A. Building, the Library and the Fire Barn. There will be food, drinks and a bake sale.

In the library you'll find the Children's craft table where they can get into the holiday spirit by handcrafting a special item for the Season. Santa will also be at the Library between 11:00 a.m. and 2:00 p.m. on SATURDAY!

You can cut your own Christmas tree in the forest or at Beaver Meadows too!

It's a great way to kick off the Holiday Season, get your fresh cut Christmas tree, do a little shopping and have a great time in the quaint Village of Red Feather Lakes!

Motivational Monday: Bouncing Back

These are trying times for many people and some people bounce back from disappointment and disaster easier than others.

When I was little, my brother had a Joe Palooka punching bag. It sat on the floor and was weighted on the bottom. We'd punch that thing, and it would always pop back up for more. Old Joe was a pretty tough guy.

Being resilient and being able to bounce back may be genetic according to a recent article I read in AARP magazine. If you don't have the magazine, go visit some old people and borrow it, I know they would like to see you! (or you can just click on the link above to read the article)

Resilient people it seems, stay connected, are optimistic, spiritual and playful. They give back, pick their battles, stay healthy and always find the silver lining. These Secret Traits of resilient people can also be learned, if you are not fortunate enough to have been born with them.

I started thinking about resiliency after reading this article and after attending a memorial service a few weeks ago.

At the memorial service the minister talked about Rocky Balboa in Rocky IV. In the movie Rocky said, "It isn't about how hard you hit, it's about how hard you can GET hit and keep moving forward."

There will always be things in life that challenge us; some people are like willows bending in the wind while others break. Somedays you are the windshield and somedays you're the bug.

Be resilient, be like Joe Palooka and bounce back for more on another day or like Rocky said, "Just keep moving forward" and never let those disappointments in life keep you down.

No one ever thinks about how hard I work, they just make fun of me because most of the time I'm muddy or dusty on the outside and with people always getting in an out, leaving gravel and dirt on the floorboards, dirty on the inside too. I don't feel like I present a professional image, to be honest.

It's a thankless job showing all those properties, I'm the best assistant Mary has - but it's always "all about her"! She doesn't even give me any credit for helping her out. Well, let me tell you - trudging up and down those dusty, muddy or snowy hills, often in 4 wheel drive, is hard work!

I got new feet last month, it makes it easier to do my job and they really look nice too.

It's embarrassing to go to the city and see all my nice clean friends parked in the parking lots and on the roads.

When we were in town yesterday, I actually heard that squeaky clean Tahoe laughing at me as he pulled up to the light; most of those city cars laugh and it makes me feel pretty bad.

There should be no shame in being a working vehicle. That Tahoe lives in the city, drives on pavement, maybe takes the kids to soccer - while I have a very important job in the mountains.

A lot of the other cars where I'm from look the same. Uppity cars can be so cruel, don't even get me started about those Lexus'.

Mary can't wash me all the time, something about using the well water for household purposes only. We have to run 20 miles or so down to LaPorte to the carwash. I like the highway though; I can still keep up with the other cars, even the fancy ones.

While we were in town yesterday, I got to see the train. (I'm glad I'm not a train)

And I finally got a bath, ah that felt so refreshing!

I felt pretty special going back to the mountains all nice and shiny and clean.

Then, that crazy Realtor® took me on the muddy and snowy roads up Bald Mountain Dr. and put a cold and dirty real estate sign in the back.....what was she thinking!!?? It was fun while it lasted; I guess it's back to work for me. Spa day is over.

The Lincoln Center for the Performing and Visual Arts in Fort Collins Colorado

"Babes in Toyland" is now playing at the Lincoln Center in Fort Collins. With a cast of adults and children, it is sure to be a good show!

I'm so excited to go with my grand kids and daughter to see this because for my grandchildren, this will be their introduction to the theatre. Our grandson wasn't very enthusiastic when he found out they didn't have snacks there but, if they like it, maybe we'll see the Nutcracker in December.

Even if you live in Red Feather Lakes, it's a short drive! So if you're looking for something fun to do, check out what's happening at the Lincoln Center.

"The Lincoln Centeris one of Colorado's largest and most diverse presenters of professional theatre, dance, music, visual arts and children's programs". There is a large performance hall that holds 1180 people, and a 220 seat theatre for smaller venues.

Three Art galleries feature contemporary artists and the art exhibitions usually change about every 8 to 12 weeks. Opening Receptions are free and open to the public as are the Gallery Talk presentations given by the exhibiting artists.

The Terrace, which is an outdoor sculpture/ performance garden is where the "Out to Lunch" summer concerts are held.

There are also large conference/special event rooms and many people have their wedding receptions there. The Lincoln Center is a wonderful place, I'm glad that it is here, and not too far away from Red Feather Lakes!

OK, from time to time I've written about septic systems. Not that I know A LOT about septic systems, or even like them. Heck, to tell you the truth, I spend as little time as possible thinking about them! Still they have to be addressed when purchasing a house with one. Well, you'll be glad to know this is not another post about septic systems but today I got a call from a town listing agent.

His Red Feather Lake area listing is under contract, the septic tank needed to be pumped, and he didn't know who to call to do the job.

So what did he do?

He Googled it!

And who did he find?

Me.

Motivational Monday: Samba For You

Last week Santana's "Samba Pa Ti" played in the background at the end of ‘Cold Case'.

I have always loved that song.

I had the great pleasure of seeing Santana perform at the Lincoln Center, in Fort Collins, CO in the 1980s. I have a special connection to the Lincoln Center because my husband helped build the stage there - the same stage that Santana and so many others have stood on.

From the ‘scrap" stage floor lumber, he built our dining room table top - the very same table top on which my computer sits as I type this ....I know, I'm rambling and I will get back to the point of the post.

The song was originally recorded in 1970. I started wondering how many times Carlos Santana has played that song over the last 39 years and I'm curious if he is "sick and tired" of it yet or still loves to play it?

How many times has Paul McCartney had to sing "Yesterday" or has Bruce Springsteen had to sing "Born in the USA", for that matter.

Every profession requires a certain amount of repetition; whether you are a musician, a baker or a candle-stick maker.

What I love about being a REALTOR® is having new experiences with every individual I meet. Yes, many things are the same, but each situation is unique and no two transactions are ever alike.

It isn't about the work at all; it's all about the people.

For Santana, perhaps it isn't about the song, it is about the audience.

Because every career has a certain amount of redundancy; the art of thoroughly enjoying it and being a master of your trade is to play the song like it is the first time that it has ever been heard, play it like Carlos Santana and every time - play it with all of your heart.

"But I don't want to live where there is a H.O.A."

Many people think they don't want to live in an area that has a Home Owners Association. I have heard several horror stories about some that makes me think I wouldn't either!

Still, wherever you go, things are different. Not all Subdivisions or Associations are the same.

It's important to review the Covenants and any other governing documents before purchasing property in a particular subdivision and then decide if you can abide by them. Many Homeowners' Associations have a website with access to all the governing documents, or your Realtor® can get those documents for you from the Association, too. (Some Associations charge for this).

When people come into my office looking for property and say "But I don't want to live where there is a H.O.A.", they have automatically discarded several listings and limited their choices greatly. So, we only look where there are no Associations and hopefully find something they like.

Rather than discard all of the H.O.A. properties, wouldn't it be worth it to read the Covenants and talk to the Association about any questions you have, and then decide?

Some Associations provide services to the property owners; is it worth the effort to find out what they are and if that is a benefit to you?

Clearly, there are good reasons to choose not to live in a community that has a Homeowners' Association, but there are good reasons to reconsider it, as well.

In my subdivision, the Homeowner's Association, among several other things, plows and maintains all the private roads. I have to tell you, when I see that plow coming down our road after a snow storm, I'm really glad I live in a community with an H.O.A. that provides that service.

....

Otherwise, I would be looking in the John Deere catalog, trying to decide what kind of tractor to buy!

The Ups and Downs of Real Estate

While this may sound like a sad tale, it really isn't. I was so thankful that this caller was forthright in telling me that she had been working with her close-family-real-estate-agent-friend. Although she had not signed a buyer's agency agreement, this was her friend and she was very loyal. I had no intention of ruining that relationship. With that information, we were able to have a candid conversation about investing time in showing property and then having someone else write the contract and getting paid.

I really appreciated her candor and honesty; she is definitely someone that I would like to work with.

Her agent friend is from the city and not familiar with this area. When the agent returns from vacation and if they need my help, we can talk about a referral.

Of course you can drill a well on less than 35 acres! (HERE)

Water rights and water law are confusing in Colorado! Luckily for you, I'm not a water attorney, I'm a REALTOR® and I sell mountain property where you can drill a well on less than 35 acres.

Now, if you've been searching for property in other parts of the State - you might be thinking that I've hit my head, maybe you think I'm nuts or plain just don't know what I'm talking about, because several people have already told you that you need to own 35 acres, in order to get a well permit.

That's true in some places - but not everywhere.

In our area we have 2 large mountain Subdivisions, Glacier View Meadows and Crystal Lakes; generally lots are between 1.5 to 3 acres, and because of a Water Augmentation Plan you can drill a well on most lots.

There are some lots that are serviced by community water systems, and on these you just need to pay the tap fee and tap into the water supply! No need to pay thousands of dollars for a well.

So, if you are looking for mountain property, with the ability to drill a well, and want a smaller piece of land, maybe you need to travel North and check out these two subdivisions near Red Feather Lakes!

And...if you really want to purchase 35 acres, we have plenty of those parcels up here too!

Friday's Fotos: Which way is up?

The full moon has been so beautiful lately. I've seen it reflected on Batterson Lake every night for about the last 4 nights. The additional light provided great reflection for the surrounding mountains and clouds. I'm still trying to master the art of night-time photography - but here is my most recent attempt at it. Does it make you wonder, which way is up?

Maybe some of the more professional photographers could give me some hints about how to make it better. The one above I shot using a tri-pod. The one below, I held my breath. I realize, there is no amount of breath holding that will save you from blurring the shot on a slow shudder - still I like the way it turned out.

My Red Feather Lakes Magnets are coming!

Refrigerator magnets - you either love them or hate them! They do come in handy for holding up the latest masterpiece your child made in school, or remembering an appointment, or a special photograph.

Some people clutter the outside of their fridge with everything imaginable and others like to keep the outside nice and clean. I tend to lean toward the clean side and put magnets and things on the 6 or 7 inches of the side of the refrigerator that juts out beyond the cabinetry.

If you live in the greater Red Feather Lakes area and you do not have a stainless steel refrigerator AND you like refrigerator magnets, I know you will be just as excited about this as I am!

My non-stainless, magnet loving friends, I've entered into the realm of the refrigerator magnet doo-dad!

When Jennifer Allen wrote about her new "Top Ten" marketing idea with The House of Magnets I thought it was a great opportunity to jump on the "Doo-Dad" band wagon! The magnets could list my "Top Ten Favorite", sushi bars, coffee houses, desserts spots... but that really didn't work in our little community, as there were only 7 Restaurants in the entire area.

So, I don't have a "Top 10 Favorite" sushi bar, coffee house or dessert spot list magnet; my magnets have a list of the 10 Mountain Area Restaurants and Stores! (9 now since the Blue Bear Bistro closed no sooner than the magnets went to print :-(

When the fridge is empty, or you don't feel like cooking, this magnet provides the numbers to call, especially during winter months when their hours often vary.

My Magnets are coming! I'm so excited to start passing them out and providing this valuable information to my friends in the community.

My ergonomically designed refrigerator magnet will also save you from getting a hernia by straining to pick up that the ¼ inch thick Red Feather Lakes phone book, too!

Thankful Thursday: Laugh out Loud

Have you ever noticed that, when you get the giggles, everything that follows is somehow funny too? Those uncontrollable-almost-pee-your-pants-gut-hurting-endorphin-releasing laughs feel so good!

I hope you know what I'm talking about. I hope you have a group of friends or someone in your life that makes you laugh and smile. If you are the instigator of all of this hilarity, God bless you! The world needs more laughter.

I understand that we all have worries and stress, maybe things are not what we would like, and sometimes our troubles seem to overwhelm us. Some of us are so serious, serious, serious - full of doom and gloom, something's always wrong! But, everybody has to laugh about something.

There are many funny people here on ActiveRain, and I love to visit their posts. A joke or a smile goes a long way, and makes our road so much brighter!

Yesterday, we got a bad case of the giggles at the office, so much so that tears were streaming down our faces. It was one of those silly things "that you would've had to have been there."

I love the people at my office, and while we work hard, we laugh and have fun, too.

They say that laughter is the best medicine....it's free and you don't even need a prescription!

So, today I am thankful for the people that make me laugh and bring joy into my life.

But we live in Colorado- it snows here.

I'm always amazed by the weather reports and TV sensationalism surrounding a snow storm.

One of my associates and I were just talking about that yesterday - you'd think it never snowed here before! Last week, schools were closed, roads were closed, county offices and several businesses- closed.

Yes, it's probably wise to close the schools and stay off the road, winter driving can be dangerous. Still, I don't remember one snow day when I was growing up. No, we didn't walk 10 miles to school, barefoot and uphill both ways - but we went to school!

There was no such thing as a snow day.

A little weather never stopped us from walking to school. My Mom bundled us all up, kissed us goodbye and off to school we went. Because I was a girl I had to wear pants or snow pants under my dress. I hated that part; I thought I looked "like a dork".

The rubber galoshes fit over my shoes and the rubber rubbed on the back of my legs all the way to school, and all the way home.

My brother, walked out the door with his snow boots on, and then once out of sight, took them off and hid them - they just weren't cool.

It snowed, we went to school.

It snows in winter, after all.

Snow didn't seem like it was such a big deal; we might have heard something about it on the evening news during the weather report!

I was reading the local Fort Collins Coloradoan last night, and ran across an article by Kevin Duggan, a senior reporter for the paper. I wasn't surprised at all, when Kevin echoed my same thoughts from yesterday afternoon, about all the closures. He called it the "wimpification" of Colorado! LOL!

The last lines in his article were:

"But we live in Colorado. It snows here - sometimes a lot.

Get used to it."

And as soon as you get used to it, the sun will come out and it all melts away!

(except for the ski slopes, that is)

Ghosts, Goblins and things that go Meow in the night

In ancient times, people believed that November 1^st was the beginning of a new year.

In between the old year and the new year (October 31^st ), they believed the souls of the dead, including ghosts, goblins and witches returned to mingle with the living.

In order to scare away the evil spirits, people would wear masks and light bonfires.

But, Not all ghosts are evil!

We lived with one once in Gunnison. She was a funny little soul who enjoyed knocking small thing off shelves, and making the baby rocker rock back and forth. We were never afraid of the happy little spirit, for some reason I knew it was the spirit of a little girl.

When were fixing up a HUD home we purchased as an investment, there was a spirit there,too. I always felt like he was watching, and somehow approved that we were fixing up the house again.

A book by Nancy Hansford, entitled Northern Colorado Ghost Stories tells of "True Ghost Stories from Estes Park, Fort Collins, Livermore, Longmont & Loveland." If you live in Northern Colorado, are interested in such things, or just want a scary read for Halloween - you might want to find this book.

There are stories about ghosts guarding stores, picture frames flying off walls, and people waking to find apparitions standing at the foot of their bed!

The most well known Haunted Place because of Steven King's novel "The Shining" is the Stanley Hotel, located in Estes Park, Colorado.

According to the author, The Stanley Hotel, "often called the most haunted place in Colorado, is host to more spooky characters than human ones. Phantom children run up and down hallways and the great Steinway piano unexpectedly plays into the night by itself. F.O. Stanley, the builder of the hotel still keeps an eye on the place. Lord Dunraven, a wealthy scoundrel and ladies man, never outgrew his desire for the ladies on the fourth floor-even after passing to the other side.".....

OOOOOOOH, now that's SPOOKY!!

What's even more spooky, as I was writing this post, a lost black kitten was on our deck!

Freezing temperatures and snow at least 3 times as deep as he is tall! Our dog does not know about cats, she thinks they are probably something to eat, but if she hadn't been barking like crazy, I never would have known the kitten was out there.

I rescued the poor thing, gave him some food and water, a saucer of warm milk, a box with a fleece blanket inside of it and put him in the garage where he will not freeze and have a warm place for the night.

I'm wondering, where in the world did this BLACK CAT come from??!!!

Down & Dirty in Red Feather Lakes

I'm reading "The Associate" by John Grisham, I love his books.

The main character, Kyle McAvoy has a dilemma, by trying to keep a secret from the past he is being blackmailed into far greater unethical behavior. I'm only on Chapter 10, so I have no idea how it will end, but I want him to just face the music and do the right thing.

Of course, this is what the story is all about.

In real life when we make a mistake, we need to own up to it, try and make amends, or fix the problem- only then can we move on and forget about it.

So it was that I found myself digging up septic tank lids, a few weeks ago.

It's customary in the Red Feather Lakes area to request that the seller have the septic tank pumped and provide a septic cleaner's check list. I neglected to put that in the initial offer and rather than have my buyers pay for it, I took it upon myself to take care of it.

I could have hired someone to uncover the septic tank lids, but I'm a "can-do" sort of REALTOR ® and I used to dig in my garden .... I'm thinking how hard could it be, anyway?

It was a gorgeous sunny October day, the birds were singing in the trees and most of the snow had melted - so,"Hi Ho Hi Ho!" Off into the woods I go - with my shovel, spud bar, and naturally optimistic disposition. Where are the Seven Dwarfs anyway, I could really use their help!

The first lid was easy but the second one was a little more difficult. After digging for quite some time, I finally gave up - "Hi Ho" was gone, replaced by "Working on a chain gang". Defeated, I drove back to the office- muddy jeans, boots and all. After a good laugh, two of my associates offered to go back up and help me find the second lid, which we did in about ½ hour.

What a great bonding experience, with the Septic Divas. LOL! OK, I'll admit we did have some fun....still, except for this post; I won't ever use the words fun, shovel and septic tank lid together again.

Lesson learned: (1) Septic Systems will be addressed in all future offers (2) if I ever need another hole dug, I'll hire it out and (3) I still believe if we make a mistake we need to take care of it and make it right.

To add insult to injury, after the septic pump and septic cleaner's checklist came back with no noted problems, the listing agent reminded me the following day that I had to cover the lids back up!

Skin in the Game - or not; Just my thoughts

In 1975, barefoot and in cut-off blue jeans (way too short, in hindsight, I might add), I walked into the Farmers Home Administration office, all of 23 years old with a baby on my hip.

"Is this the place I can apply for a loan to buy a house?"

Betty, (I will never forget her), said "YES!"

From the very beginning, she wanted to help me realize my dream. My husband and I had to go to an orientation about (1) how the system worked,(2) what being a homeowner involved, and after loan approval,(3) we had to find a property that would comply with the Farmer's Home Loan criteria.

THEN, we had to find a home to buy for the amount that we qualified for, which was $34,000. We got a great interest rate! At that time it was 8%!!!!

As luck would have it, we found a vacant lot that we could build on, and the Farmers Home Administration funded the lot purchase and the construction.

We had sweat equity, but aside from the skin I left on the roofing hammer, no real "skin" in the game.

We lived in that home for 17 years, after about 8 years or so, I imagine we refinanced, it was a long time ago, so I don't exactly remember.

I have to tell you, when people talk about "skin in the game" it ruffles my feathers a bit. It has nothing to do with "skin"; it has everything to do with heart, determination and responsibility.

Tomorrow, I have the great pleasure of closing one of my listings. The buyer received a 100% loan from the USDA. I had the chance to meet the buyers at their walk-thru and they are very excited about this property. It reminded me of the time, when I was so excited to have my first home. There is nothing that compares to that feeling.

We might not have had "skin in the game" in 1976 but we knew the importance of signing those papers and the pride that comes along with saying this is MY home. Isn't that still what it's all about?

Long live the American Dream and God Bless America - At times, we need a hand up just to get us going in the the right direction.

Red Feather Lakes Elementary School

Can you imagine a little town without a school?

Melissa Zavala did a post about the Historic Schoolhouse in Encinitas. The school was built in 1883 because a family who settled there (population 22) needed a schoolhouse for their children. Even then, the importance of a school was understood.

Red Feather Lakes needs a schoolhouse - in fact we already have an excellent school,

and the District is thinking of closing it, to save money!

I have to wonder about the District School Board ----What are they thinking??!!

In the summer, I went with my grandkids up to the Red Feather Lakes Elementary School. This school has one of the coolest playgrounds I've ever seen. It doesn't have extraordinary playground equipment, just the usual things to be found in a school yard, but this school is surrounded by huge boulders, wild flowers and nature trails with forests nearby.

I understand they have moose drills there - just in case a moose should wander into the playground!

Petitions are circling and this town is not taking the proposed school closing lying down.

There is something really special about a neighborhood school, our wee little ones must go, and doesn't it make sense that they can go to school where they live?...

that mom or dad can quickly stop by and pick them up if they are sick, and not make a 50 mile round trip to do it?...

and that they can easily volunteer in their nearby school?

These kids get a wonderful start on their education and individual attention at the Red Feather Lakes Elementary School.

Red Feather Lakes is a very special place; this school is very special and important to our community. Our children are important to us, and having young families here contributes greatly to the "vibrancy of our community, businesses, organizations and lifestyle."

I don't know what the future holds for the Red Feather Lakes Elementary School, but

"David Red Feather" is about to face the "Poudre R-1 School District Goliath."

School Board Meetings are held at 6:30 p.m. every 2nd and 4th Tuesday at 2407 LaPorte Avenue in Fort Collins- PDS website : http://www.psdK12.co.us
