June 2017 begins with an interesting shift in the Glacier View Meadows real estate market, in Livermore Colorado. The majority of the homes available for sale today are very well appointed, higher end custom homes. Some have outstanding snowcapped mountain views, some a large barn, a 4 car garage or a large workshop with loft. Each one is beautiful and unique, with outstanding craftsmanship, detail and upscale features. (The median sold sales price in Glacier View was $309,000, in 2016 21 homes have sold since January. Average Days on Market or “ADOM” in Market Reports One number you will see in a real estate market report is Average Days on Market or ADOM. Because it’s an Average, one could safely assume that some sold for less time and some sold for more…. Buyers always want to know “how long has this house been on the market?” – (they don’t ask about the AVERAGE) And when you decide to sell your home, you should not expect to be on the market for the “AVERAGE number of days”, either and I’ll tell you why:

When a home has been on the market for a long period of time, buyers wonder “Why hasn’t it sold? What’s wrong with it?” I’ve heard that question many times from buyers while showing properties in and around Red Feather Lakes.
A man called the office last week and apparently had fallen in love with photos of one of our listings- he’s at least 1000 miles or more away, has never seen the property and wanted to know: “Why hasn’t it sold? When I see a home come back on the market, I wonder Why? What happened? What went south in negotiations or with the buyer’s loan? Worse, what’s wrong with the house?
It wasn’t a problem with the house and I can’t talk about the 1st buyer….

Real Estate Signs and "Signs from the Universe" Last Saturday I was putting up the Real Estate Sign outside my new listing in Glacier View Meadows and at the same time a couple slowly drove by.
