home buying tips: Home Buying Tip- Where is Livermore, Colorado - 01/28/13 12:03 AM
The internet is vast with so many places to look for a new home…my friends Elizabeth Weintraub in Sacramento, CALIFORNIA  and Jane Peters, in Los Angeles, CALIFORNIA ***say that housing inventory is very low; it’s a nightmare for buyers – especially those who are looking online and the same is true in many places in Colorado, too.

Yesterday, I got a call from a buyer who had been eagerly combing the internet for a home.

“How close is this house to 580?” he asked.

580?

“Highway 580”, he says.

I’m sorry; I don’t know … (22 comments)

Red Feather Lakes, CO - The willy wacky world of wheel estate and the wife
“He thinks he’s going to move me to Colorado to be out in the middle of nowhere so that he can hunt and fish all day,” she said.  “But, I’m not going!”
My first contact was with her husband who said he was looking for hunting land; I was calling him to make sure he had received the listing information that I’d sent.  He hadn’t mentioned his delightful wife or any plans to build a home on this land …
He wanted hunting land.
When his … (28 comments)

home buying tips: MLS and the Home Buying Process - 02/26/11 07:14 AM
MLS and the Home Buying Process
MLS doesn't stand for Major League Soccer or Medical Laboratory Science......
in Real Estate, MLS stands for Multiple Listing Service
~
Buyers or Sellers might be thinking "So What?" but don't click off just yet, there's a big "So What" for both of you.
The Multiple Listing Service contains information on ALL* properties for sale in a given territory.
The MLS also provides market statistics, number of homes sold and comparable property information.  In order to gain access to all of this information and submit our own listings, agents and affiliates (like appraisers) … (25 comments)

home buying tips: Buyer's Remorse - Don't let those cold feet stop you from getting what you want - 02/08/11 10:03 AM
My dog has been acting strangely lately.
She stands at the door as if to come in, and then when I open the door she turns and runs away.  It's getting a little annoying and is a bit frightening when the temperatures are dangerously cold.
She's at the door, I open it - she runs away.  We played this game several times in the last week or so.
This reminds me of some buyers, who seem so interested in a certain property then let their nerves get the better of them. They turn and run away, too!
I can coax the … (21 comments)

home buying tips: Imagination in the Home Buying Process - 06/21/10 03:24 AM
People have terrific imaginations.  That's why there are so many great books, movies and works of art that transport us into another place or time.
There is a print of a painting on our great room wall.  A Native American man on horseback is leading a woman, also on horseback, through an aspen forest in the snow.
I imagine it's his wife and that they are going to see her sister in another village.
I have looked at the painting for many years and imagined many more stories about the pair.
Imagination is a wonderful thing.

home buying tips: A picture IS worth a thousand words – Unless it’s bad - 02/18/10 02:09 AM
A picture is worth a thousand words, unless it's a bad photograph of a good listing. As a Real Estate Agent, in any case, I always read "the words" as well.
Like you, I tend to make an instant judgment when I see the MLS photos.
Sometimes, I say to myself , "those pictures are horrible, those floral draperies are so distracting, why did they leave the granny afghans on the furniture, it looks really dark in there, I don't like the cabinets and on and on...."
BUT, I have to tell you, if you are in the market to buy a … (42 comments)

home buying tips: Just read it! Doggone it, I know it's boring - but it's important. - 12/18/09 02:44 AM
I've never heard of anyone saying ,
"I'm going to go home and snuggle by the fire and read a good insurance policy"!
Many people don't understand Title Insurance; almost everyone in the Real Estate Industry would say it's important.......and it's boring.
It's true! I've seen people nearly fall asleep in a Title Insurance class more than once!
It's just about as uninteresting as watching paint dry or reading any insurance policy, however, I cannot stress enough the importance of READING the Title Commitment (or Preliminary Report) nevertheless.
When I reviewed the last title commitment I received, I found the buyer's name … (56 comments)

home buying tips: Are you a “Space Explorer”? Part One- Square Footage - 10/05/09 02:52 AM
Are you a "Space Explorer"?
I'm not talking about space like Carl Sagan's "billions of billions of stars type of space", but the space we live in; the square footage of our home and the size of the land on which it sits.
Some buyers I've worked with recently might be space explorers.  They selected a home from the internet that was 3800 square feet, but once inside the home - it seemed way too big.
I listed a home around 1400 square feet.  Showing feedback from several buyers was that the house was too small.
It's good to be an … (43 comments)

home buying tips: What time is it now?? Its a Hoof past a Moose! - 04/21/09 12:05 PM
With clocks on several things we own, not very many people have to wonder...
What time is it?

Turn on the T.V. and the satellite receiver tells you what time it is.
There is a clock on the microwave, the stove, the coffee maker, our cell phones,
the alarm clock by our bed, our wristwatch, the car audio system and the computer....
everywhere we look are digital displays telling us the time.

The battery needed replaced in the little clock on our mantle today.
After replacing the battery, my husband asked me, "Honey, what time is it?"
"Its … (32 comments)
