Can an intoxicated person enter into a contract? Of course they can, HOWEVER they can also pick a fight with their best friend, forget where their car is, wake up on the bathroom floor, or order $1,000 worth of Tupperware….
A good number of unpleasant situations and stupid decisions can happen under the influence!

So, there I was in my own little world, taking outside photos of my new listing, when the neighbor said hello. We had briefly met before, but didn’t recognize each other, so reintroduced ourselves.
She sells real estate too, and of course, we starting talking. She invited me over to see her cabin (which, by the way, is adorable). When I was leaving, she walked outside with me and said “quick get a picture”- and there, about 30 (?) feet away was a bobcat.

The other day I received a lead, requesting more information on a vacant lot I have listed in Glacier View Meadows.
In the comments section, the individual entered:
“love it , i want to die there”
It just struck me funny, and I hoped they were planning on purchasing the property before they died there…( It would be horrifying to find a corpse on the lot at the next showing!)
…. but then I do have a twisted sense of humor!

I’ve been having a little problem lately, and not sure if any of you have experienced this, but I put the correct address in MLS….and then it shows up on Trulia on a different street!
You see, Larimer County changed some of our street names 3 or 4 years ago- I guess they forgot to let Zillow and Trulia and Google know!
I have a vacant lot listing on Manso Way, in Crystal Lakes but Trulia is advertising it as being on Commanche Way – it’s not- which makes me look like an idiot.

What's going on around the Ponderosa Realty Office in Red Feather Lakes?
The Red Feather Lakes Lumber & Supply company used to operate in the building next door to where our Ponderosa Realty office is presently located, right on Red Feather Lakes road, which is now known as County Rd. 74E.
The building hadn't been used for several years and had fallen into disrepair; the sweet smell of freshly cut lumber no longer filled the air, the aroma evaporated years ago from the large pile of sawdust left standing on the floor.
Barn swallows had claimed it as their home.

That's it! I'm officially out of time. Our daughter and friends are coming tonight for dinner, there are still rooms to clean and linens to wash so they will have a clean bed for visions of sugar plums to dance in their heads!
It seems like only yesterday that there were 15 shopping days left until Christmas, and now it's Christmas Eve...I'm happy that Christmas Day is almost here. We closed on this Red Feather Lakes cabin 2 days before Thanksgiving. With all the Holiday festivities in between then and now, it still seems like just yesterday!

All around the Red Feather Lakes area, there are huge rock outcroppings. Geologists might be able to explain how they got here, or what natural pre-historic event caused them; I'm not a geologist, so I don't know. Still, no matter where I go I am always amazed by them and how many there are. They are everywhere!
