Bay Harbor Islands is a town in Miami-Dade County, Florida, United States. The population was 5,146 at the 2000 census. It is separated from the mainland by Biscayne Bay, with which it is connected via the Broad Causeway. On the mainland side, BHI is bordered by the city of North Miami, while to the east it borders the villages of Bal Harbour and Surfside. To the south lies the exclusive Indian Creek island. BHI is about 20 minutes driving distance away from Miami International Airport, and is situated between the larger centers of Aventura and Miami Beach.

The location is very convenient for those who like to be near the beach, supermarkets, restaurants, shopping, places of worship and top schools. Less than 1/2 mile away is the world famous mall -the Bal Harbor Shops, which is the most successful shopping mall in the U.S. Many top restaurants are nearby in Bal Harbour, Surfside and Bay Harbor. There is a large Publix supermarket located less than a mile away. The beach is a half mile away.

One of the top public schools in the county is located in Bay Harbor Islands. Bay Harbor Islands's Ruth K. Broad Bay Harbor K-8 Center is among the few public schools in Florida to receive a distinguished GreatSchools Rating of 9 out of 10. It is a school that serves grades PK-8 in the Miami-Dade County Public Schools district.

On June 15, 1947, the first building permit was applied for. Within four years, the Town had a population of 550 citizens living in 46 private residences. Today, the Town's population is approximately 5,100. Following through on the concept of zoning Shepard Broad brought to the islands, the 103-acre West Island remains open only to single-family unit development. The 150 acres of the East Island contain multiple-family dwellings and also a small business district to provide Bay Harbor residents with a complete selection of goods and services. In 1951, the Broad Causeway was opened, joining the islands with the mainland of northern Dade County.

Miami and Miami Beach Boat Docks for Sale

As of February 2009, there are approximately 60 boat slips for sale in Miami Miami Beach and the rest of Miami-Dade County, which includes mainly Aventura, Sunny Isles, Bal Habour, Bay Harbor Islands, Miami Beach, Miami, South Beach, North Bay Village, Coral Gables, Coconut Grove, Pinecrest and Palmetto Bay. For most boaters it is very important to have ocean access, which is true for the majority of these boat slips.

The large majority of boat docks listed for sale are associated with a marina within a condominium. In almost all cases, the condominium association or homeowners association requires an owner of a dock slip to also be an owner of a condo or town home within the same complex. Note that there are a few marinas in the area, which will rent or sale their dock spaces without any need for buying a condo.

List of Boat Docks for Sale in Miami-Dade County as of February 2009

There are several docks for sale ranging from 100 feet to 150 feet associated with large homes or residential land. These docks or boat slips share the same folio number or tax ID number as the property where they are located. Prices start at $600,000 for a dock slip (not attached to a house or land) to $3.7  million for those that come with the house or land.

For dock slips from 50 to under 100 feet, prices range from $100,000 to $500,000. For dock slips under 50 feet, prices range from $50,000 to $300,000 depending on the location and neighborhood.

Note that there are several private docks in Miami and Miami Beach, which are available for sale. some are listed and others are not. Below is a short video (just over 1 minute for those of you like me who have a short attention span) of a private residence in Miami Beach, which can accommodate a large yacht up to 145 feet long and several smaller boats as well.

 

One of the best values for dock slips in the Miami area is the King Cole Condo located at 900 Bay Drive in the Normandy Isles section of Miami Beach, which is about 1/2 mile west of 71st Street and Collins Avenue or about 5 miles north of South Beach. This condominium has a private marina with 30 dock slips, ranging in size from 50 feet to 85 feet in length. The location is very convenient as it is only a few miles from Haulover Cut (near Bal Harbour at about 103rd Street and Collins Avenue) and is about 6 miles north of Government Cut, the only other ocean access point, which is located between Fisher Island and South Pointe (the southernmost point of South Beach). This is where many of the cruise ships can be seen departing on Saturday and Sunday late afternoon.

Seller-Owner Financing Opportunities Summary -Miami Beach and Sunny Isles Real Estate and Beyond

Currently there are 102 waterfront condos in Miami that are offering Seller Financing. For those investors or vacation home buyers, this is a very good viable option to explore. With the difficulty in obtaining bank financing for some buyers, seller financing or owner financing offers a very attractive option.

Seller Financing is also a smart option for Sellers and Homeowners who are having difficulty selling their properties. For it to really work, sellers should have some equity in their home and have almost no mortgage outstanding.
