Jared Hokanson of Re/Max Realty Group has earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. When you place your home on the market in a short sale situation in Southern Oregon, when you get an offer on it, you, the owner of house, you get to decide if you want to accept that offer or not. Not the bank, not your neighbor, not your mom, not the real estate agent. Why is that important? Its your house!!! Even if the bank has filed a notice of default, it is still your house unless or until your bank has officially foreclosed and given you about a 4 month window of opportunity to bring your account current before they can take your house away. They cannot show up on your doorstep and just kick you out of your house unless they have officially foreclosed, and you would know that well beforehand.
Why do I mention all of that? I have had potential clients and clients recently in tears for fear of one or both of their mortgage companies showing up on the doorstep while they are at work and putting all of their belongings out on the street, changing the locks and being scared for their families that they may not have a place to stay on a moments notice.
