purchase: Is Face to Face a dying breed? - 04/17/08 10:00 AM
Over the years I have taken the majority of my loan applications face to face. I like to do it this way for several reasons but the most important is "we can both interview each other." The interview is a time to pre-qualify the client and let them pre-qualify you. Is this a good fit? Are we going to be able to work well together? I have found this to be very successful in my practice. However, with the emergence of technology and the speed of life increasing this has began to slow a bit. Much of my business is by … (2 comments)

purchase: EXTENSION PLEASE! Offering perspective on why. - 04/16/08 09:40 AM
Can we get a 1 week extension please? I continue to hear that escrows are not closing on time.(not my deals of couurse:) I have come here today to offer my opinion on this subject matter. As we all know the times have changed. Many of the sellers in today's market go by the names Countrywide, Washington Mutual, and Aurora Loan Services not Bob aand Suzie Smith. The sellers are motivated to sell but at their pace and on their terms. Not only do they ask the buyer to get pre-approved through their bank to retain more money but they also take … (0 comments)

purchase: Can I please ask Why? - 04/09/08 09:33 AM
The other day I got stuck on a show on HGTV for first time homebuyers. The show was called "property virgins." The couple was clearly scared out of their wits to buy their first property and are teamed up with a Real Estate agent who shows them three properties. In the end they choose one blah blah.........
What I really want to know is gonna make some readers angry and I wanted to say first, "I'm sorry." This is not intended to be an insult. While watching the show I got to see first hand what I have been dealing with for the last several … (10 comments)

purchase: FHA and VA - 03/31/08 10:37 PM
Given the current state of the market place I believe that it is essential that you mortgage broker or loan officer have the availability of FHA and VA financing options. These options, especially in areas where there are homes under 417K, are essential to fully disclose all available options to the consumer.
When you compare the pros and cons of FHA, VA and conventional financing they all have the one thing that makes you go ugh! For example, FHA financing requires a 1.5% MIP premium that must be paid on all transactions. The pros are they offer 97% financing and cooperate … (3 comments)

purchase: $100 Dollar Oil and $3.55 Gas who pays the price - 03/11/08 06:51 PM
Good thing for technology. In the beginning part of my career I would drive to all of my clients that were within 2 hours of the office. This was done so that I may accomodate their schedules and it was well worth it. The difference at this time was money was lendable and gas prices were affordable. I had clients drive two hours to come see me as well. Now who takes the plunge? Does the borrower drive to your office? Certainly if the value in the loan proposition is there. What if it is borderline that they may be helped? Technology has enabled some … (0 comments)
