Total active listings, (with no AWC) have dropped by 457 units over the last month.
As of January 1st, we sit at 17665 Actives All Property Types.
Sales are at 7064 for the last 30 days (as of January 1st), up by 244 units from one month ago!
We are currently sitting at a 2.5 months of supply, (based on Active listings with no AWC).
Pending sales are down from the month before as of January 1st, 8026 vs one month ago at 9170.
Traditionally, 3-4 months of supply indicate a balanced market.

December 2012 re-sales and new sales in Maricopa County were 7531 in November 2012 they were 7306. That is a 3% increase from month to month.
December 2011 was 7801. That is a (4.0%) decrease!
The median price in Maricopa County for December 2012 was $168,903 in November 2012 it was $167,500. This marks a 1% increase!
December 2011 it was $129,054 for a 31% increase!!!!
In December 2007 it was $247,405 and in December 2001 it was $143,790!
Maricopa County new and Re-sale sales for the year ended with 95,912 sales vs. 2011 94,771. This equates to a 1.0% increase!

Pending sales are down slightly from the month before as of October 15th, 10,187 vs one month ago at 10,626 .
Traditionally, 3-4 months of supply indicate a balanced market

September 2012 re-sales and new sales in Maricopa County were 7030 in August 2012 they were 8257.

That is a 15% drop from month to month.
Compared to September 2011 7659. That is a (9.0%) decrease!
The median price in Maricopa County for August 2012 was $155,000 in September 2012 it was $156,800. This marks a 1% increase.

As of September 23rd, we sit at 15,228 Actives All Property Types.
Sales are at 7089for the last 30 days (as of September 23rd), down by 301 units from one month ago!
We are currently sitting at a 2.1 months of supply, (based on Active listings with no AWC).
Pending sales are down slightly from the month before as of September 23rd, 10,529 vs one month ago at 10,955.
Traditionally, 3-4 months of supply indicate a balanced market.

August 2012 re-sales and new sales in Maricopa County
were 8280 in July 2012 they were 8050.
Compared to August 2011 8446. That is a (5.0%) decrease!

Real Estate Market Update through August 26th 2012.

Inventory (All Areas & Types in MLS):
Total active listings (without AWCs) have picked up by 794 units in the last month. As of August 26th, we sit at 14,249 Actives for All Property Types. Sales are at 7133 for the last 30 days (as of August 26), down by 496 units from from one month ago. Pending Sales are down slightly from the month before - as of August 26th, there are 10,892 Pending vs. 11,192 Pending one month ago. We are currently sitting at a 2.0 months of supply (based on Active without AWC). Traditionally, 3-4 months of supply indicate a balanced market.

Sales: In July 2012, there were 8272 Re-Sales and New Sales in Maricopa County, compared to June 2012 when there were 8394. In July 2011, there were 7891. That is a 4% increase!

Prices: The Median Price for Maricopa County in July 2012 was $150,000; in June 2012 it was $155,000. This marks a 3% decrease. In July 2011, the Median Price was $120,000 - so we are currently at a 25% Increase year-over-year! Looking back at past years Median Sales Prices: July 2007: $258,273 - but in July 2001: $141,968.

Cash buyers taking over short sales
Noninvestors have tougher time buying short sale
Lender owned properties now more expensive than short sales

1.   With lender-owned listing inventory at low levels and declining, cash investors have moved to short sales.
2. Fifty-percent of short sales in April 2012 were purchased with cash compared to forty-percent in April 2011.
3.   Cash offers make it more difficult for noninvestors to buy when they attempt to buy a short sale with financing.
4.   Short sale lenders often prefer cash offers over offers with financing.

Lender Owned Properties Now More Expensive Than Short Sales
It used to be that a short sale sold for more than a lender owned sale. That has changed. In April 2012
the median sold price per square foot for a short sale was $67.13 compared to $70.73 for a lender owned sale.

Real Estate Market Update through April 18th 2012

Please note that the Valley Wide graph represents all of the MLS. The table below that graph just represents recordings for new and re-sales for Maricopa County. We have added a new bar to the Valleywide graph that shows what the listings are with no AWC's in them.

Total active listings (with no AWC) have dropped by 1532 units over the last month. As of April 18th, we sit at 13,619 Actives All Property Types. Sales are at 8748for the last 30 days (as of April 18th), up by 901 units from one month ago!

We are currently sitting at a 1.6 months of supply. Pending sales are down slightly from the month before as of April 18th, 12,663 vs one month ago at 12,694 .
Traditionally, 3-4 months of supply indicate a balanced market.

Distressed Market Pie Chart:
This chart shows you the percentage of distressed properties that are being listed and sold.
Short Sales represent 25% of the Closings for the last month, and 37% of the active listings for a 3.7 Months of Supply.
Distressed Sales (Short Sales and REOs combined) accounted for 45% of the total sales for in the last month.
REO property sales equal to 20% of the sales for the last month.

Closings:
There were 9587 closings in March 2012 vs. 7293 closings in February 2012. This is a 31% increase. There were 9212 closings last year in March . This is a 4% increase. (Maricopa county new construction and re-sales).

Reality Check:
The Median Sold Price for Maricopa County for March 2012 was $139,000. This marks a 7% increase over February 2012!
In March 2007, the Median Sold Price was $261,000!
In March 2001, the Median Sold Price was $139,000.

Prices are going up! Prices have increased by 7.0% from February to March!

Luxury:
The Luxury Market of $1.0 Million and above continues to be the lowest absorption rate of any market segment. There was a 7% absorption rate for the month of March. Only 87 properties in all of the MLS were sold for more than $1.0 million.

Default Properties:
The status of a property currently within the Foreclosure process after the Bank records a Notice of Trustee Sale due to lack of borrower making payments for at least 90 days.
Properties remain in this status until there is a recorded Trustee Sale or Cancellation of Trustee Sale.

At the end of March 2012, there were 16,947 Active Default Residential Properties. This is down slightly from the previous month by 384 units when there were 17,331 Active Default Residential Properties.
FYI: The All-Time high was in December of 2009 when there were 47,606 Active Default Residential Properties.

Foreclosures:
When the Bank either sells the property at the Trustee Sale (Auction) or takes the property back via Trustee's Deed.

Foreclosures hit an All-Time, one-month high in March 2010 with 5,451. Last month, there were 1,982 Foreclosures. This was down by 123 units from February.

REO Properties:
Properties that the bank owns due to lack of sale at the Trustee Sale (Auction).

There are currently 7,408 Residential REO Properties - vs. last month when there were 7,909. This is a drop of 501 REO units in one month!
In March 2011, there were 19,681 REO Properties - so we are down by 60% from then. There are approximately 1,458 REO Properties listed in the MLS, with an additional 2,125 REO Properties that are in Pending Status in the MLS. This means that there are approximately 3,825 REO Properties that are Foreclosed on, but have not yet been listed in the MLS.

Total active listings have dropped by 1622 units over the beginning of last month. As of March 18th, we sit at 22,972 Actives for Single Family Homes and Condos.

Sales are at 7447 for the last 30 days (as of March 18th), down by 335units from one month ago! We are currently sitting at a 3.1 months of supply.

Pending sales are up from the month before as of March 18th, 12,433 vs one month ago at 11,743 up 6%. If you subtract out the AWC Contracts we have approximately 14,684 active listings, which gives us approx. 1.9 months of supply. Traditionally, 3-4 months of supply indicate a balanced market.

Distressed Market Pie Chart: This chart shows you the percentage of distressed properties that are being listed and sold.

Short Sales represent 26% of the Closings for the last month, and 36% of the active listings for a 4.0 Months of Supply.
If you take the AWC's out we drop down to .7 months of supply!
