When we are discussing something well about the short sale with the seller, a lot of times we come across a question, if I short sale my house what do I do next?  In many cases you will have to rent for the next 2-3 years until you can purchase it again but keep in mind with rental rates as low as they are right now and your mortgage rate is typically, at least in most Metro Phoenix areas were about 50-60% under water. So in a lot of cases you can go down the street in your same sub-division and rent a house for half the price of your current mortgages. And all it will allow you to do is you rent for the next 2-3 years. Remember if it is a rental you don’t have no repair cost and then you can turn around and rebuy again in next 2-3 years at simply decent prices as well.
