Benicia CA homes for sale have dropped by 43% since October.  We have been lamenting about the scarity of homes to sell as the buyers are out it in full force since the New Year has started. 
This statistic came up as I was updating my website for Benicia CA and Vallejo CA homes for sale and sold numbers.  In October of 2011 there were 86 homes for sale in Benicia.  AS of today, 2-12-12, there are only 47 homes for sale.
Folks..... that is not a lot of inventory......  I have not seen this low of inventory since the height … (4 comments)

Short Sale Sharks, they are circling and moving in for the kill.  I often get calls from people who just want to ask questions about short sales.  They are trying to figure out what is best for them.  My business partner and my mantra is be educated, be informed, and be engagaed. We never try to push someone into selling their home short.

Benicia Short Sale Questions come up and people are searching for answers from any source they can find. Short Sales in Benicia are more prevalent now than ever.  IF you bought a home in the past 5-7 years ago you paid top dollar for a home.  Loans could be had for with little or no documentation to insure a homeowner could even pay for the home in 2010 or beyond.  Many of the loans are interest only, pick a pay and now the grim reaper is coming to collect.

Yesterday my husband and I laughed so hard we had tears in our eyes.  We love birds and started with finch feeders and wildbird feeders last fall.  As time goes on more and more birds come to our restaurant.
We love the finches and their antics.  The blackbirds we would like to see less of and the occasional, ugh, pidgeon.  The lady pheasants peck around and the male pheasant is a colorful sight to see.

It helps to be Benicia Water Wise, even through there is no drought.  The State of California announced some time ago we have enough water.  We go through this every year with the officials measuring the snow pack up in the mountains.  That snow pack melts and eventually makes it way to the valleys and places beyond to help serve our state.
Even with that said, it is amazing how much water we use in our homes.  I realized this when we had a slab leak recently.  Holy Toledo, our water bills spiked and the gas bill was off the charts.  It was … (1 comments)

Benicia sunshine and flowers is a great combination.  Spring did a little tease to us about a week ago with temperatures in the 70's and up to 80.  Then the storm clouds gathered and it cooled down.  Now I realize for those of you in true winter states are laughing when I say "Brrrr to 45 degrees".  But, heck, I am sick of this rain and damp weather.  I want some sunshine for longer than one day.  I love where we live.  Benicia is small yet we are close to San Francisco.

 Benicia Greening what do those words mean? I am going on record that "Green' is the future of Benicia Real Estate.  I do not mean painting your home green or that the hills surrounding our lovely city are green in the spring.  I am speaking about being aware of how we use energy, how we can be environmentally sensitive of our city today and protect the clean air we all like to breathe.  No I am not a tree hugger. Benicia Short Sales do happen and if you are underwater and need advice, please be sure and ask about the HAFA program.  Last week I attended a conference where Bank of America, Chase, and Wells Fargo presented information about short sales and REOS (foreclosed homes).  The banks and the companies that service your loans are gearing up for more short sales.  IF they said it once, they said it twice, they would rather do a short sale than foreclose. There are so many distressed homeowners who just give up and never even ask for help or guidance.  Please do not be one of those people!  … (1 comments)

It is Sorcercer Saturday in Benicia, CA for the next couple of weekends.  The Southern Pacific Railroad Depot located at the end of First Street will be all gussied up for fun activities to scare and delight all ages.  The Depot which now houses the Benicia Main Street Program will be transformed into a Haunted Depot complete with ghosts, goblins and spirits galore!

The other day in our Coldwell Banker Solano Pacific Office, an agent was pulling a cart behind her(ok not really).  It was full of papers and really needed to be put in its own cart to get around.
She had to make a copy and of course tied up the copy machine for hours and hours (not really).  For those of us who have the wonderful experience of working with HOAs for condos, townhomes, PUDs, etc..... we always look forward to the CCRs, buget/bylaws, article of incorporation, meeting notes, blah, blah blah.  You know it can go on and on and on.  … (2 comments)

What a quick and easy acces to launch your boat and go for a cruise in the Carquinez Straits.  Or bring your fishing poles to catch tonight's dinner.  This facility is well paved with a newer dock along side it.  Bathroom facilites are available too.

For those of us who live in the Southampton Hills of Benicia on the West side, we take our lives in our hands when we carefully walked a very narrow sidewalk across the bridge over HWY 780 near the CVS Pharmacy on the corner of Rose Dr and Columbus Parkway.
A new pedestrian crossing opened up to the public use today. This new bridge is well lit and will provide access for biker and hikers to Benicia State Park. Have you eaten at  Frankenburgers?  Located at the end of First Street in Benicia, this small intimate dining place has to be tried!  You walk up and order your custom burger or hot dog with a variety of cheeses on a home made bun with lots of veggies. They have a special sauce which tops it off!
My daughters love the sweet potato fries, crisp and sweet, they melt in your mouth.  Grab a table outside to watch the ships go by on the Carquinez Straits.  And stroll down First Street to work off those calories.

A place to cool off in Benicia, CA.  Today was quite warm and tomorrow is supposed to be hotter. Benicia is not known for its beaches. Did you know we have one carved into a little cove off the Carquinez Straits?
It is located on 9th street and the cross street for access is West K and referred to as 9th Street Park.  There is not only a beach but picnic benches, playground, expansive grass area, and the ever important restroom facilities.  The views are wonderful, take a seat and just "dream a little dream."

Benicia is just chock full of interesting activities.  This activity can be done on your own time and pace!  Starting on first Street and in front of the Veteran's Hall, a well known tile artist by the name of Guillermo Wagner Granizo, produced mural tiles that are inset all along First Street depicting the history of Benicia as he saw it.

Not everybody loves what they do in life.  After retiring from AT&T 10 years ago this November, I found the best place in Benicia to work!!  No more commuting to San Francisco and traveling the state for my past career in Marketing.

Early morning and early evenings is when you see  Benicia Dogs out walking their owners.  The brisk morning air seasoned with the salty breezes from the Carquinez Straits greets the dogs and humans when walking down at the end of First Street in Benicia, CA.  Mild evenings provide that last minute sunshine to play fetch at the green downtown.
