Wells Fargo came through and postponed a foreclosure in Benicia today. I was on my way up to Placerville to take my father in law to his doctor's appointments when I found out. We live about 2 hrs away so it is an all day affair. Today was my day off, snicker, snicker, as if I would take a whole day off and not look at my Blackberry.

I can remember several years ago when the foreclosures starting coming out of the woodwork. My business partner, Jenny, and I decided to go for it. We did and have been successful with representing the best servicer in the country (in our opinion) Premier Asset Services, which is really Wells Fargo.
Jenny and I are firm believers in flexing with the real estate market in order to keep our business healthy. HAFA Short Sales in Benicia means 1/2 of what?!? It is so easy to throw out these acronyms when talking about short sales. However the bottom line is what does it mean to a distressed homeowner with a mortgage they cannot pay for and the value of their home has dropped below what they can sell it for?

I love roller coasters. My husband does not. Consequently when our twin daughters were young, I would have to ride twice on a roller coaster until they were old enough to go together. The news articles will often point out Solano County has been hit hard with foreclosures and distressed sellers. This is a true fact. However within Solano County there are some cities not so hard hit. Benicia is one of them, a little slice of heaven along the Carquinez Straits.

Since January 1, 2010-Feb 13, 2010 (per Bay Area Real Estate Information) 8 Benicia homes have sold that were listed as short sales. The low price sold for $103,000 with the highest price home selling for $570,000. The median price was $402,500.

Our inventory of homes for sale in Benicia, CA has dropped tremendously since the last year. HUGE drop in inventory. As I have written previously this is now a seller's market with multiple offers on homes time and time again-as soon as they hit the market.
As of 4/19/09 per the Bay Area Real Estate Information (MLS), Benicia has 106 homes for sale (single family and condos). We had almost twice as many last year.
