Port Royal in Naples, Florida is a community of just 600 estate sized homes situated on a maze of direct-access Gulf of Mexico canals directly south of Olde Naples and Aqualane Shores.
Port Royal has always fascinated me, both from a real estate standpoint, as well as from a community standpoint. When I first came to Naples some 15 years ago, you could have purchased two homes in Port Royal directly on the Gulf of Mexico for less than $1,000,000, and ironically, both homes, although older, were totally livable. Maybe I show my age, but who would have ever thought that we would be paying $3.00 and more for a cup of coffee. Granted some of the offerings from Starbucks are far more than your normal cup of coffee, but still, what am I missing.
Everywhere you go in Naples, no matter which Starbucks you go to there are lines literally out the door. And the funny thing is that it almost doesn't matter what time of day either. Come to think of it, it's not just Starbucks, it's every coffee shop you go to, 7-Eleven or whoever. It just never ceases to … (4 comments)

We have become so jaded when we look at the real estate market, that we hardly believe what we are seeing, specifically with regard to home sales.
In 2006,there were 4,500 home resales, which historically, is very consistent with annual trends. The problem is that we all tend to look at 2004 and 2005, the so-called investor-driven years, as benchmarks. We forget that these years the real estate market was not normal in any way, with its nearly vertical climb upward. Continue
