The last couple of months I've had to work with a new short sale property and it has been an educating process to me. I've had to do a lot of reading and fast learning in the process. I found out that in many states, lenders can sue homeowners even after the house is foreclosed on or sold, to recover for any remaining deficiency (the difference between the selling and owed amount). In a "short sale" the homeowner gets permission from the lender to sell the house for an amount that will not cover the entire loan (the sale price falls "short" of the amount owed (3 comments)

We already have something that destroys people and leaves buildings intact. It's called a mortgage.- If you think no one cares you're alive, miss a couple of house payments.- This country is great. Did you know that one little word on your lease can cost you a fortune? If you say maintenance vs. damages, you end up collecting nothing form your tenant that just destroyed your property? I found that out the hard way! The judge said if it didn't specifically say: Tenant to pay for any and all damages, any maintenance issues, neglect, damgage to the property will go unaccounted for. If you have rental property, do yourself a favor and take all your paperwork to a specialized attorney to review it and make sure if you had to ever enforce any item (2 comments)

I am a pet owner myself and I try to be tolerant and acceptant of other's pets as well. I have tenants and some of them have pets. I know a lot of landlords do not accept pets and it sounds tough but a lot of times the units get destroyed due to pets. Unfortunately, my experience has been that the owner of the pet (the tenant) is the one responsible for it. The pet can't help the fact that you didn't not walk them outside to do their business and now they have to go and it ends up on (3 comments)

I knew about the red light on cars, but not the *77. A friend of mine send me an e-mail the other night. It read: It was about 1:00 p.m. in the afternoon, and Lauren was driving to visit a friend. An UNMARKED police car pulled up behind her and put his lights on. Everywhere I turn people talk about the housing market and how bad this and that is, and also what a great oportunity it is for investors. True? Maybe! The kind of investors that purchase foreclosures or short sales with CASH, are doing well! But what about the investors that need or want to use borrowed money? The interest rates for investor loans are up; the loan to value ratio has changed for investor loans requiring bigger downpayments;stated loans are a thing of the past even with great credit... you get the picture. Last night I came home with the kids as I do every evening... carrying my bags, kids backpacks and what have you. As we turned on the lights one of my girls pointed at the blinking light on the answering machine and said: "Mommy, there is a message on the machine". I navigated my way to the answering machine and here is the message: "We have information about the return of your Soldier. Please, call .... to get the flight information... What's a part time realtor? Can you really be a REALTOR devoting only part of your time? I work around the clock on the business (not necessarily in the office) and I still think there is not enough. There are lots of laws, rules, and regulations to learn... prospecting to do, keeping up with existing clients, marketing, technology, human interaction... lots to do and lots to learn! It has been a long year for lots of our military and their families and it is finally coming to an end. Many soldiers returned to Fort Campbell in the last week and many more continue to fly in every day. A lot of spouses had moved out of town to be with their extended families and they're returning to Clarksville and Ft. Campbell to reunite with their spouses returning from deployment. You strongly advise the Buyers to obtain an owner's title insurance policy, even if they have to pay for it themselves. 2. I've heard lots of ideas and opinions on the "Pay per Click" subject. I'm not sure if a "PayPerClick vs Free Search" argument is the right way to approach the internet marketing for an agent. This is not a contest! It is about what works best for a particular agent. In some cases PPC might be the best and most effective marketing for you and the best return on your money. Insure the vents on the outside of your house are all covered during the winter. Cut pieces of plywood or cardboard and place over open areas if necessary. Some newer homes have louvers which can be opened or closed. 2. Open cabinets doors under the sink in the kitchen and bathrooms to allow warm air to circulate to the pipes. 3. If you should leave on vacation or holiday, do not have your utilities disconnected or turned off. Leafe your thermostat set at least 55 degrees. 4. Lets face it, change is scary! We like our systems, we try to set them up "just right" and follow them off a cliff. OK, nothing wrong with having certain systems in place to keep track of things, follow up on clients, remember what needs done and when, but on the other hand if all of us follow exactly the same systems, what sets us apart? I thing some things are better done outside of the systems. A little hand-written note, a personalized birthday card, actually listening to the client and taking little notes to remember what is important to them (1 comments)

With the housing market in the tank, we've seen an increase of demand for rental units. At the same time we've seen an increase in the supply of the rental units. Because the sales have been slow, many homeowners have chosen the path of least resistance: Rent their homes. Their reasoning: at least, they will be able to collect some money to cover the mortgage payment, or most of it rather than wait for the sale, collect nothing, continue to make mortgage payments, and watch the price of their most valuable posession go down every week. About 8 months ago I received a call from a friend of mine tipping me on a FSBO that was right around the corner from my own home. I drove by, called and set up an appointment to see the lady of the house. She said her boyfriend was trying to sell it on his own. I gave her a prelisting package, did a walk through of the property and gave her some tips on cleaning and staging to make it presentable and appealing inside and out. I got a letter from Chase bank today about my home equity line of credit. They notified me about reducing the line of credit due to "the property value declining". They said that my house was now worth about 30-35K less based on their evaluation and as a result they were lowering our limit. This was a pretty good size line of credit that I use mainly for business. I purchase distressed properties and rehab them. However those particular properties are either bought at auctions or REOs in poor shape, that don't qualify for financing due to poor condition of the house - so they (1 comments)

By the time they finally decided to buy and decided on which house, they only had 4 weeks left to report to their new duty station.
