26 Tips to sell your home quickly

PART I - Exterior

You've listened to the media, you've read the newspapers and you've search the internet looking for sound advise on whether now is a good time to sell. This is a struggling market in many areas for sellers and sales may not be what they were in the last 5 years. I'm here to tell you: It's always a good time to sell! The difference is the competition that you're up against.

When you're home is priced correctly and you're seriously prepared to sell, your home will sell! There are buyers out there and they're being more picky than ever. You need to step up to the plate and be their best choice. How do you do that? Over this multi-part series, I'm going to share those secrets with you. Many are simple tips that are easily overlooked while others are major issues that you hope the buyers overlook. Which they won't, by the way, unless the price is dirt cheap.

Let's start outside...the curb appeal... the first impression...the drive by. This is the most important in my opinion. Why is that? It's the first view the respective buyers have in order to decide if they want to look inside. If you loose the prospect through a drive by, you're not off to a good start. We have to get the client through the door to get an offer. What can you do?

•1. Keep the lawn manicured and edged.

•2. Add fertilizer to turn your lawn a healthy green. Brown lawns are never a desired item on a buyers list.

•3. Trim bushes so that they don't cover your windows.

•4. Plant some flowers. Colors will draw attention to their eyes.

•5. Be sure there are no dead plants still in pots.

•6. Repairs any pot holes or cracks in the driveway.

•7. Clean stains from the driveway.

•8. Repair and/or paint fences.

•9. Paint or repair exterior siding on home. Loose siding is a flaw that will keep buyers driving away.

•10. Remove any unused vehicles, campers, boats from home. Consider parking them at a friends.

•11. Store trash cans in garage.

•12. Put children's toys and bikes out of site or in garage.

•13. Remove out of season or old lawn decorations.

•14. Clean any trash or litter that may be around property.

•15. Clean out the garage. (Have a yard sale!)

•16. Your home will sell for more money when potential buyers see a clean, roomy, organized home.

•17. Be sure railings, steps, gutters and antennas are secured. Buyers notice everything!

•18. Make sure house numbers are visible from road. Replace if not.

•19. Replace mailbox if rusted or dented.

•20. Check for wear on front door and repair or replace. This is a decision point for many buyers telling them how you maintain your home. VERY IMPORTANT!

•21. Wash windows inside and out.

•22. Polish any outside brass.

•23. Replace or repair your screens.

•24. Replace or repair door knobs/handles/locks.

•25. Be sure the doorbell and exterior lighting works.

8 Things to do when potential buyers visit your home.

You’ve worked hard getting your home ready to sell. The windows are sparkling, the clutter is removed, the kid’s toys are stowed out of the way and the carpets are scrubbed. Now it’s time to show potential buyers your home. Here are a few tips to insure the best showing:

1. Have all warranties, owner’s manuals and home records readily available for visitors to review. Your records will have a big impact on proving the value to buyers.

2. Display seasonal photos of your home. You’ve enjoyed the different seasons for different reasons. Showcase photos of the gardens in full bloom, the lush green lawn, the snow scene through the trees, wildlife in the yard or whatever you’ve enjoyed the most.

3. Leave the house. Serious buyers will be very curious about closet and cupboard space. If you’re there, they will feel shy about exploring these areas preventing them from seeing enough of your home to make a buying decision. This could also put you in an uncomfortable position if the buyers want to ask you direct questions about price or terms of the offer.

4. Leave lights on if you are leaving the home shortly before the showing.

5. Remove pets from inside the home or have them in a cage.

6. Empty all wastebaskets.

7. Have light music playing low if available.

8. Sweep sidewalks or clear snow if necessary.

Clean up your credit problems

•1. How bad is it really? Get a copy of your credit report. Go to www.annualcreditreport.comto receive one free copy from each of the three credit reporting agencies (Experian, Equifax and TransUnion).You can receive these free once every year.

Credit Score

720 or higher (max. 850) - you're in great shape.

Continue doing what you're doing.

620-720 - Still okay, but you won't get the best credit card or mortgage rates.

Below 620 - you've got some serious blemishes on your record.

Chances are you're going to pay a lot of fees and deposits on future purchases like cell phones. Secured credit cards may be the only credit you're approved for.

Learn the steps to repair you credit.

•2. Fix what you can. Check closely over your report. There can be mistakes listed or accounts you had forgotten about. About half of all credit reports contain some kind of error.

•· Write to the credit bureau to correct a mistake. Send supporting documentation if you have it. The bureau must respond within 30 days and either verify the information or delete it from your file.

•· Pay off old bills. Pay off any debts that are 90 days past due. Many times forgotten medical bills will be on you credit report.

•· Get on the phone. Call the creditor directly and ask "If I pay this in full right away, will you remove this from my credit report?" Make sure you get an agreement in writing before making a payment.

•· Update your address. If you've moved and the creditor does not have your new address to forward the bills, give them a call.

•· Make regular payments. On-time payments budgeted into your household income will help you rebuild your credit.

•· Get a new line of credit. After you clean up your credit, its time to rebuild your rating. Start slow and only what you can afford.

As we start a new year, many resolutions are sure to have been made in regards to money. Whether that promise you made to yourself was to reduce debt, save more, spend more wisely or any of the many other reasons to watch your spending - enjoy this recipe for "Preventing Financial Problems Pie".

Ingredients:

1 cup organization

2 tablespoons of creating a realistic budget

¾ c. of eating at home

3 teaspoons of avoiding impulse buys

¼ cup of avoiding sales

3 teaspoons of medical insurance

4 cups of not charging if you can't afford it

6 tablespoons living without credit

2 cups of savings

3 teaspoons of avoiding cosigning for someone

Instructions:

Melt the organization together with a realistic budget, periodically checking it and readjusting your figures and spending habits. Combine that together with eating at home because it is much cheaper and often healthier to cook using fresh or dried ingredients. To save time, cook enough at one time for two meals.

Gently stir in and resist impulse buys. When you see something you hadn't planned to buy, don't purchase it on the spot. Go home, think it over, and see if it fits in budget. Add in the avoiding sales. If you buy something you didn't need to begin with, you are spending unnecessary money. Add medical insurance to the mixture. You can't avoid medical emergencies, but living without medical insurance is an invitation to financial ruin.

In a separate bowl, mix not charging and living without credit together. If you can't afford to pay for something now, what makes you think you can pay for it when the bill comes, plus interest. Try not using your credit cards for a while. Studies show the best way to cut spending is to use the cash on hand.

Finally, make sure to add in the savings to ensure your pie will last even in tough times. Bake all ingredients together in a balanced checkbook and sprinkle it with avoiding to co-sign for someone. Your signature obligates you as if you were the primary borrower. Follow these directions and you have yourself a big piece of satisfaction.

Homebuyers - You can receive up to a $7500 tax credit on your income tax return!!

The Housing and Economic Recovery Act of 2008 authorizes a $7,500 tax credit for qualified first-time homebuyers purchasing a home on or after April 9, 2008 and before July 1, 2009.

What exactly does this mean?

The tax credit is available for first-time homebuyers only. (Not owning a home in the past 3 years)
The tax credit is for 10% of the purchase price up to a maximum amount of $7,500.
The credit is available for homes purchased on or after April 9, 2008 and before July 1, 2009.
Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.
The tax credit works as an interest free loan from the government that is repaid over a period of 15 years.
You claim the tax credit on your federal income tax return. No forms or applications are required.
Any home qualifies for the tax credit provided that the home will be used as a primary residence and the buyer has not owned a home in the previous 4 years. This includes single-family detached homes, attached homes like condominiums, manufactured homes, mobile homes and houseboats.
New construction homes apply as long as the first date of occupancy is on or after April 9, 2008 and before July 1, 2009.
The 10% tax credit (max. $7500) will either increase your refund by that amount or reduce the amount that you owe by that amount.
The tax credit does need to be paid back to the government interest free over a period of 15 years. If you qualify for the maximum $7500 tax credit, you will owe $500 a year beginning with the filing of your 2010 tax return. Repayments will be reduced for lower tax credit amounts.

For example:

Purchase a home for $75,000

10% credit is $7500

You owe $1500 on your tax return

You receive $6000 refund (difference between amount you owe and credit)

10% credit is $6000

You owe $1500 on your tax return

You receive $4500 refund

While many markets may be suffering, I am proud to announce that Barnesville, Ohio is thriving. In this village Where History Meets Progress, the total market is UP 48% compared to last years sales. Here's the breakdown...

January 2008 to June 2008 - 30 Residential Sales have taken place in Barnesville compared to 22 sales from the same period one year ago.

January 2008 to June 2008 - Volume of sales $2,673,975 compared to $1,620,070 from the same period one year ago. Just about a $1million dollar increase!

Total Commercial Property sales have also increased by 16% from last year.

The amount of inventory is also more reasonable. During this period in 2007, there were 78 active listings, while in the same period this year, there were 45 active listings.

The market is great in Barnesville and now is the time to buy or sell.

Young Professional Community Networking Groups - Have you? Would you?

I recently started attending a Young Professionals group hoping to network with other Young Professionals in the area and plant some "seeds". I live on the Ohio/West Virginia border. This group is based more with WV members and I have only an Ohio license. So it's a bit of a bummer. I'm considering starting a group like this on the Ohio side of the river. (As if I have all the spare time in the world!!lol)

I'm wondering if any of you are involved in such a group? Do you have any advise? Comments? Did you take a part in starting the group? Please comment, I'm anxious to hear what you have to say.
