historic: How Accurate Are Zillow's Zestimates? - 08/14/09 11:05 AM
It just so happens I wrote a bit yesterday about a Zillow poll that ranked Richmond, Virginia as the 7th best place in the United States to buy a home. And in that post, I alluded to the fact that I typically disdain Zillow data because I have found it to be ridiculously inaccurate in certain sub-markets, and especially with historic properties. Here's a blog post I wrote on the topic back in March 2009, "The Zillow Rant OR Why Zillow Zucks." Well, d*mned if an e-mail from Zillow didn't turn up in my e-mail inbox today. The e-mail header is "How Accurate

historic: The Eggleston Hotel Collapse - Let the Finger-Pointing END! - 04/16/09 01:58 PM
Well, the dust had barely settled (literally), and everyone seems to have an opinion about whose "fault" it is that the Eggleston Hotel collapsed. Seriously. Here's an article the day after the collapse titled "Richmond Official Blames Hotel Collapse on Owner's Inaction." Today the headline is "City, Eggleston Hotel Owners Disagree Over Collapse." City officials, the owners, newspaper columnists, and just about any Tom, Dick or Harry on the street is rushing to lay blame at the OTHER guy's feet. Why do we care who shot John? It's not going to magically resurrect the Eggleston Hotel, like a phoenix from the ashes, if we can properly

historic: New Listing - 2113 Floyd Avenue - Richmond's Historic Fan District - 03/26/09 08:04 AM
I have a new listing (with the able assistance of my co-listing agent, Pat Petersen Robnett, of course!) at 2113 Floyd Avenue, and it's a great starter house in the Fan. I've pulled together a photo album here, so please pop in and take a look. I cannot figure out for the LIFE of me how to order the pictures in the order I would prefer, which would take you through the main floor of the house, front to back, then through the second floor of the house, front to back, and then out to the rear yard. So the order

historic: UR Downtown - Historic, Green and a Great Corporate Citizen - 03/26/09 07:56 AM
In the interest of full disclosure, I have two personal conflicts with this story: (i) I graduated from the University of Richmond Law School in 1998, and have very fond memories of my times there; and (ii) my Dad's general contracting firm, Loughridge & Company LLC, was the general contractor on the University of Richmond Downtown project. That out of the way, let me highlight something that I'm not sure people are aware of: Did you know that UR Downtown is the first project in the state to be BOTH a historic tax credit renovation AND LEED certified? ["LEED" stands for

historic: From Richmond, Virginia, Here's Melissa Savenko, First Time Poster - 07/09/08 10:41 AM
Well, I am taking the plunge. This is my first post on the Active Rain blogosphere, although I have been blogging for over a year now, at www.melissasavenko.typepad.com. Of course, I am so technically challenged that I don't know how to cross-post to the separate sites, other than by doing it manually. I'll have to get my 10 year old, the techical expert in our house, to help me figure it out. Anyhoo, this is just a test, to see if this actually posts. I'll write something more substantive about the local Richmond, Virginia real estate market in the next day or so.
