Does ActiveRain Pay? Yes... With a twist!

So... I have been wondering if ActiveRain really helped people get clients, then it hit me.

I have given out 3 referrals already! So Yes It Does! No, I didn't get the referral... but I did get paid (or will). My first closing for one is tomorrow! Tammy Deviley had done a great job with the buyer that I referred her to. It was a pleasure to do business with her, and I will be sending my future Green Bay referrals to her.

For those of you still seeking a referral here is how I ended up picking Tammy...

1. I checked her profile out. I wanted to make sure that she had spent a little time making a good impression.

2. I checked her blog out. I wanted to make sure that I wasn't referring my Buyer to a dead beat. I wanted an ACTIVE local expert, and not just someone who signed up to "get another link".

3. I checked her Web-page out. I want someone with an on-line presence. Nothing fancy is needed *see my site www.MattYogerst.com . Just someone that can put a client first, the paycheck second!

4. Communication. Tammy was actually the third person to email me regarding the referral I put out. The first was a dead beat, the second didn't have a good profile page. I wanted someone that was somewhat prompt (responded first day), courteous, professional, and could take a joke. * I think an agents flexibility to humor is vital! (just ask BBabout the ActiveRain TagTeam Wrestling! Sorry BB, but I needed to get your attention)

5. Flexibility and Realistic. No one likes coordinating things with the uptight, egotistic agents out there! I looked to find someone that would actually make the transaction SMOOTHER!

The Banks Need to What? Not in Wisconsin they Don't! And They Won't!

In response to ... About foreclosures: How the banks can help turn around the economy and neighborhoods in Macomb County.

There are a handful of better reasons they won't!

What you are proposing will take food right out of hundreds of entrepreneurs mouths! What then of the real estate investor? Hundreds of respectful rehab investors will be out of business. They are the ones that are able to scoop up these 'good deals', rehab them, and turn them around for these 'potential buyers'.

Here is why the Bank WON'T do that...

1. Banks are in business to make Money by LENDING Money.

2. Banks don't want to manage a rehab.

3. Banks don't want to manage You either!

4. Banks are in business to make Money by LENDING Money.

5. Banks cut their losses and move on... It is called leverage! Banks use it to make money... having a pit of money tied up in a rehab is not healthy.

6. The Money that Banks lose is made up easily in the Money they make LENDING!

They are not in it to be property managers, rehabbers, or owners. They just want to lend. Why would they spit in the wind just to make a couple bucks? They leave that to the Buyers!

Why aren't most Real Estate Agents then mortgage brokers, or appraisers, or electricians, or plumbers, or ...? You could make/save an extra buck and help turn things around too!

Last time I checked, my local bank was still making loans, and thus making money!

Well maybe it is cause I dont have egg on my face! ha-ha...

I have gotten that comment numerous times recently after people found me from my websites (www.mattyogerst.com and www.wiREOhomes.com) that I looked different. Not a bad different, just different. Well I must admit that I did grow a goatee since then and usually I don't have a haircut every other week. (My pic was clean shaved and fresh haircut) I get the 'you look alot older' comment. What, did I look 18 in my other one?

Either way... I had a clean pic and hopefully people don't judge me based on my apparent age. (I am a ripe 25) Maybe I could edit my pic to make myself look like a grizzled 40-yr old veteran?

New Septic Replacement Bid

Sometimes it has been very handy coming from a construction background. I have a Buyer in the process of buying a house with a bad septic. The Seller has a bid to replace it and will have it done prior to closing or escrow for afterwards. (it depends on the weather and local municipality)

So I called the Septic Installer to confirm that their bid included making all the necessary hook ups in the basement, regarding the alarm and such. He had confirmed my suspicion that that was not included since it was something he could not do and take the liability for. He informed me that the Seller was going to do the electrical hookup himself. I said 'thank you' and bid him good day.

The Listing Agent was surprised of the development, and I asked how the Seller was going to do this if the septic wasn't installed until after closing and he had to escrow funds. The buyer certainly wanted it to be done correctly and by a properly licensed professional.

I used to be in construction and most of the years as a real electrician, and I did my share of 'sidejobs'. But I have learned the hard way recently that liability is nothing to mess with. A Professional cost a little more, but they do the job right. And if something goes wrong, they have the insurance to cover that liability.

Go with the Professional!

Busy Week for Short Sales!

After making a few revisions to some marketing materials and my websites, I have obtain 3 new Short Sale Listings this week alone. I have spent quite a few hours developing my site, and still make correctional changes, but this week has been a breakthough!

When people said to me, find a niche, and specialize.... it went against everything I was taught as a RE investor. I was taught to know a little about alot so that I could manage others that specialize in things. (which is true, organize a great team and you will succeed)

But since I am working to establish myself as the areas 'go-to-guy' for short sales, I am temporarily eliminating other venues since they seem to take up more time and not be as productive. So for all of you out there that try to be 'everything' to everyone.... I would recommend re-evaluating your business plan and try to be the 'go-to-person' in your area for a certain service you excel at. I have found it to be more rewarding for myself and my clients since they are able to receive top notch focused Short Sale services!

I almost forgot the best part... they found me! All three Sellers found me by my website (www.MattYogerst.com) and I met them with listing papers and lock box in hand!

Which one do you think your Seller or Buyer would prefer?

I have been approached by Sellers and Buyers recently that asked me which was best. I always try to take great photos and upload as many as allowed into the MLS and other sites. I have been told that Virtual Tours are nice, but can be distorted. Some like a little video (like Youtube style) of a walk through of the house. All have their positives and negatives.

Photos: A picture can be worth a thousand words. Example: My Graffiti House Pic

Virtual Tours: Have the ability to 'circle' the room and show its entirety. They also someone distort the distances.

Video Walk Through: Have the ability to give the Buyer a good layout and picture of the home. A drawback is that often it seems "unprofessional" since the video often "jiggles". I would suggest not commenting on the house while doing the walk through, but go back and add audio on top of it.
