Median home prices hit record levels in the 2nd quarter 2016, with the median sales price standing at $269,900, that’s an increase of 6.89% over the same time last year. Home sales were slightly up on last years, with 5218 home sales, a modest rise of 3.43%. The number that really stands out in the quarter was 9 days, that’s the median amount of time it took a home to go under contact. The reflects the strong sellers market we are seeing in many areas of Salt Lake County.

The median home sales price for a Daybreak home increased just 1.32% in the 3rd quarter 2014, with the number of homes sold also showing a small increase of 2.91%. The big jump was in the number of days it took to sell a home which increased more than 88.57% to 66 days. So why the big jump in days on market? Well it’s all about oversupply. For those people that don’t know, Daybreak is new home development located in South Jordan UT. This master planned community is the largest new home development in Utah and is currently expanding at a great rate, in fact 1 in 6 new homes in Utah is sold in Daybreak. To keep pace with the demand Daybreak recently opened two new phases, Lake Village and Creekside Village.

January is usually the slowest month for home sales, and this year was no exception. There were a total of 15 sales in January, 9 single family homes, 5 townhomes and 1 condo.  The median sales price for a Daybreak home stood at $282,500, up from $250,000 a year ago.  The median price per square foot stood at $107.50 up from $94.82.

utah: Daybreak Home Sales for 2013 - 01/09/14 04:32 AM
 
Daybreak Real Estate continued its recovery in 2013, with 356 homes sold a rise of over 20% when compared to 2012. The median home sales price rose steadily, showing a 6.84% increase (which coincidentally is the exact same as in 2012). Homes were selling much faster taking a median of 37 days, an improvement of 41%.

If you have visited the Daybreak Utah  community recently you will have noticed a large amount of building going on. Of course there is the usual new home construction in the Eastlake and North Shore Villages, but there are also two large parcels of land currently being torn up ready for development. One of them located on the east side of the lake (where the trees were stored) and another on the west side of the lake just south of the Brookside model home village. For the 4th month in a row the median home price for a Salt Lake County home increased, with the new median price standing at $199,950, up from last years $189,423. Over the last 4 months the median home price has risen 15.2%, with May 2012 home sales topping 1,202, the highest level since May 2010 when the home buyer tax credit was in place.

There were a total of 809 homes sold in Salt Lake County during February 2012. This number shows a strong increase when compared to Feb. 2011 when just 647 homes were sold. While Salt Lake home sales were up, the time taken to sell a home fell considerably, (another positive sign), with the average time taken to sell a home falling from 144 to 124 days. The average home price increased slightly from last month, climbing 1.23% to $209,743, but was down 2.76% when compared to Feb. 2011.

There were a total of 730 Salt Lake County homes sold in Jan 2012, which is the highest level seen for 5 years. Those homes that are selling are also selling faster, with the average number of days taken to sell a home falling to 133 days (last Jan it was 144 days). The average price for homes sold in Salt Lake County did drop to $206,869, but this drop is in part due to a drop in the average size of homes sold (more smaller home sales = lower average price), which was 2,341 sq. feet (down from 2,579). A recent article in the Builder Magazine predicts a bright 2012 for the Salt Lake City Housing Market. They teamed up with Hanley Wood Market Intelligence to produce their list of healthiest housing markets in the United States. The list was compiled using various criteria including the local employment market, population growth, and income growth. The resulting list saw Salt Lake coming in at the 3rd healthiest housing market in the country, with a projected 4.7 percent price increase in 2012.

utah: October Home Sales Up, Prices Down In Salt Lake County - 11/30/11 03:49 PM
OctoberSalt Lake County home sales were up from 737 in 2010 to 992 in 2011. While this is great news, in the same timeframe median prices decreased from $205,000 to $185,000, a fall of 9.76%. Compared to September 2011 prices actually saw a modest 3.93% increase. The median price per sq, ft. was $83.61 (compared to $83.88 last month and $91.37 last year).
The good news is that prices have remained pretty consistent since Feb 2011, when they hit $183,000. Another positive sign is that the time it takes to sell a home is also on the decline, falling from 82 … (0 comments)

June 2011 was the best month for sales in the Daybreak New Home Development since the same time last year. There were a total of 72 homes sold in June, increasing from 65 sold in the previous month. The average sales price was $275,112, up from $272,238 in May.  Here are the complete stats for June 2011:

utah: Utah Ranked No. 1 for Expected Economic Recovery - 06/28/09 04:12 PM
A new report produced by the American Legislative Exchange Council (ALEC) said Utah has the best economic outlook of any U.S. State. The report shows that those states which were eager to increase spending during the good times and have a high tax burden, are now suffering the most and those that controlled their budget are now in the best position to come out of the downturn first.
