Some have said it has hit rock bottom.
Others have said it is about to turn around.
Others believe we are in for more troubles, and a deeper recession.
I am not sure and figured I would ask here.

Many have asked if and when they should join a recognized National Organization.
I have replied, when they want to to. I do believe the time to join an organization is NOW.
The market is at a low. The economy is in a stage which can't be thought of as promising.
Interest rates, although not high, are still effected by efaults
Homes are becomeing more and more suseptible to short sales, either do to a high in the market of past or generous appraial values. Either way. We are seeing reality.

Energy Inspections versus and Full Blown Energy Audit - 06/23/08 12:48 AM
There are differences between an energy inspection, and an energy audit.
I personally believe an energy audit with a IR Thermography Camera is a more viable way to go.
It will show the heat loss in the winter. I will show summer air conditioning loss in the summer.
I did an energy audit on my buidling and spent a great deal of money on insulated doors. They worked fine, yet the lock system was allowig a great deal of energy loss and transferrance. Didn't realize that this would be a spot for an energy loss. I re-set the locks with simple … (0 comments)

Wanted to ask...
Does child care effect where people buy homes. I have seen it on several different homes, and wanted to know what everone here thinks.
Does child care issues and availability of child care center and the price and availability of homes have a correlation.
I would think the neighborhood, the school system, taxes would be more important. Bust this is a new ripple in the waves of the market.

Mt. Snow Vermont is a hidden Paradise - 06/23/08 12:12 AM
I normally do not post about vacations, or getting out of town to recharge my batteries.
I have found the place my family and I have found to be a little bit of paradise. Mt. Snow, Vermont (west Dover, Vermont)
We own a 3 story home on the mount. It has the bedrooms on the first floow, the kitchen, living room, dining room and 250 sq. foot deck on the second floor, to view the sunsets against the mountain backdrop with a 3rd floor loft large enough to act as a bedroom and den.

Are Energy Audits in NYS the way to go? - 06/22/08 02:48 PM
Appraisers and Home Inspectors have been working in a new direction.
Energy Inspecting is something which homeownesr in NYS are considering as very important. Energy inspecting really seems to occur in the summer and winter, when you are able to determine heat and air conditioning loss with a simple thermography camera.
Fees average about $ 500 per Inepction. It does require the use of a IR Thermography camera which cancost between 2000 to 8000. We recommend  the FLIR i5 which is udner 3,000 and does everything you need to perform these inspections.

The appraisal field has become nervous about HVCC regulations. Now, we hear of a federal bill which would significantly harm the appraiser as follows:
Imagine an appraiser does appraisals in an area of 500,000 homes and same appraiser averages 6 appraisal per week. The equals 3 million weekly or 150 million annually. The bill would want you to post between 1 and 2% of your last year appraisal value aggregate, which would be a bond of 1.5 to 3 million dollars, which in NYS would cost approx. 18,000 to 22,000 annually. In our area, many appraisers have determined that the Income Approach is unnecessary, and even lenders have decided that it is not required.
What do fellow appraisers think?  We are not talking about multifamily, mixed use or commercial properties. We are dealing with Single Family, owner occupied residential homes.
Recently, several lenders are mandating this approach....what are your views on this?
I do not think the Income Approach is necessary as a viable tool to determine a value of this tyoe property.  What are your thoughts?

There are Appraisers who believe the Cst Approach is a vital part of the appraisal process, and others believe it is a wast of time and energy.
I believe the cost approachs erves a useful purpose. It validates the square footage of the home, the cost per sqaure foot on replacement, the effcetuve age, the amount of depreciation as of the date of the appraisal, the site value, depreciated amenities and extras which have a value to area homes.

We have seen ways a home better sells itself.
Have an appraiser Certify a Value, This gets the potential buyer on the hook. They know what it is worth, from an appraisal perspective, and it seems to help with the sale, overall.
Have a Home Inspectors pre-inspect he property. This way the seller knows the items which may require replecement, repair or even items which need addressing for safety reasons. A home buyer may feel better about a house which is pre-certified.

Short Sales Pre Foreclosures are being a reality in NYS - 06/05/08 11:20 PM
Pre Foreclosures and short sales and not a small amount of the real estate for sale in NY State anymore. NYS has seen, especially in the downstate Long Island area, a higher than average share.
A short sale occurs when the home cannot be sold for the amount currently owed on the property. The bank must agree to take a reduced amount, and the seller does not profit fromthis transaction. They simply are able to liquidate the home with no additional remaining owed amount.

Home Inspectors need 6 hours of ceu credit for renewsals in 2008. Effective 2009, all Home Inspectors are required to take 24 hour of continuing education before they renew their license.

HVCC regulations are to be required 1-1-09 - 06/05/08 03:51 PM
HVCC deals with the Home Valuation Code of Conduct for appraisers in which appraisers must be independent from the client /lender. This sounds good, but ti causes the many appraisers who have built relationshsips with lenders over the years not to be able to hire them directly, which will ultimately hurt those who have been go-getters and help those who have a wait and see attitude.

Effective JUly 1st Real Estate Regulations change - 06/05/08 03:43 PM
Efective July 1st, 2008, in order to become a real estate salesperson in NYS, you will be required to attend a 75 hour program of education versus the current 45 hour program currently required. There is no grandfathering and no exceptions to this rule, unless you are already a NYS licensed real estate salersperson in NYS.
There is a summary of the course content, proposed, as follows:                                                     Effective July 1, 2008- Proposed

Home Inspection Contnuing Education Requirements in NYS - 06/05/08 03:30 PM
Home Inspectors are required to complete 24 hours of approved continuing education BEFORE they renew their licenses in NYS effective 2009. Those who renew in 2008 are required to show 6 hours, and then 24 hour therafter before they renew.

Appraisers are required to complete 28 hours of approved continuing education BEFORE they renew their licenses in NYS. Included in this course requirement now requires the completion of an approved 7 hour USPAP Update course, which is counted as part of the ceu hours for approved courses.
