'Real Estate Listings From A Different Perspective'

 

While I strongly feel a good correction will only strengthen the market further in the long run, it is always a little surprising when the numbers come out. 

Pending Homes Sales Fell 12.2% in July from the month before and 16% from a year ago.  The National Association of Realtor's Pending Home Sales Index, based on contracts signed in July, fell to a reading of 89.9, the lowest since September 2001 when the index stood at 89.8.  I also should state that this number is for contracts that have not closed yet.  This is a good indicator for home sales moving forward as these contracts close within a month or two of the contract date.

I think the biggest statistic to watch here is the year over year pending homes number, down 16%.  What frightens me about this statistic is that it is for the month of July, well before the credit tightening which occurred in August.  We will have to watch what the Fed does on the 18th and what Existing Home Sales reported on the 25th of this month.  Please feel free to share your thoughts on these numbers and what the FED does or does not need to do in their coming meeting.  Thanks and make it a great day!

 

The May 2007 Standard & Poor/Case-Shiller Home Price Indices was released this morning with good news for the Metro-Denver area.  For the 2nd month in a row, Denver homes prices ticked upward.  The April/May change(%) was 0.5% and the May/April change(%) edged upward to 1.1%.  However, the 1-year change (%) is still negative, -1.4%.   With that being said lets look at the positive statistics and hope this trend continue through the rest of the year.  We all know Colorado is a beautiful place to live and lets hope the Colorado real estate market follows in this view.  If you want to dig in a little deeper here is the link for the report. http://www2.standardandpoors.com/portal/site/sp/en/us/page.topic/indices_csmahp/0,0,0,0,0,0,0,0,0,2,1,0,0,0,0,0.html

While I am sure that everybody is tired of hearing about the sub-prime meltdown.  It looks like this is now spreading over to the Alt-A lenders as well.  Since June 1st of this year, 13 Alt-A lenders from wholesale to retail have closed their doors.  In total over 100 lenders have now gone under since late 2006.  While I hate to see a business have to close its doors, one can only see this as an opportunity to distinguish themselves from the rest.  Unfortunately, not only are the employees of these companies feeling the impact but also the consumers that were working with them.  A list of those companies that have imploded can be seen at  http://ml-implode.com/imploded.html
