There is really nothing new or shocking in this month’s activity report. The number of homes sold is down 11% which is actually lower than in the previous months and the average sales price is down 3% which is about the average for the year.

Here is a quick glance at what happened with Carmel IN homes under $700,000 for June 2008:
While the Carmel real estate market typically outpaces the rest of the Indianapolis market, it doesn’t appear to have fared too well this month. The number of homes sold is down 27% over last year and the average selling price is down 9% over last year. I am somewhat inclined to believe that the average selling stat is a bit of an anomaly. Fishers Indiana Real Estate Report - June 2008 - 07/21/08 09:50 AM
Here is a quick glance at what happened for Fishers homes under $500,000 in June 2008:
 
As you can see the number of homes sold is down 24% over last year and the average selling price is down slightly at 2% over last year.  It is also taking an average of 10 days or 16% longer to sell a home this year versus last year. 
While none of these numbers are really positive I still think the Fishers real estate market is relatively strong.  The absorption rate is still reasonable, at a 6.57 months supply of homes on the … (0 comments)

The Indianapolis real estate market seems to pretty much staying the same from the beginning of the year. The number of Indianapolis homes sold is still down substantially over last year and the average selling price is also down. Here is a look at what happened on the Indianapolis market for homes under $500,000:

There is mixed news from the Carmel Indiana real estate statistics for May 2008. The number of homes sold is predictably down while the average selling price is up ever so slightly. Here is a snapshot of what happened with Carmel Indiana homes under $700,000 in May 2008:
 
While the number of homes sold is down, all the other numbers are yielding positive signs. The average selling price is up slightly, the average days on the market is down, and the price per square foot is up slightly also.
