  For some reason, we are not seeing the big shift in numbers in Westfield like we are seeing in other areas that are inevitably linked to the tax credit.  The number of homes sold is better than the YTD average but it is still less than last year which is a shock because we have seen other areas show dramatic swings in their numbers. &lt;br&gt;

  We see a huge jump in the number of homes sold over and a pretty big price decrease over the same time last year.  Both of these fluctuations can probably be attributed to the then impending tax credit expiration.  The number of homes sold going up is a pretty obvious connection to the tax credit.  The average sales price going down is likely that the tax credit pushed many more first time home buyers into the market who purchased homes at a lower price point and thus lower the average sales price. &lt;br&gt;

The average sales price stayed pretty much the same which is an improvement over the 3% decline we have seen on average.  Days on the market were down and both price per square foot and listing price to sales price were up.  This is all great, however, as I have cautioned before these could be, and probably are, are somewhat false reading of the true market.  The tax credit expiring really pushed a ton of people into the market over the last couple of months and this will have an effect on the numbers.   Do you see what I see???  Holy shift in numbers&amp;hellip;a 70% increase in the number of homes sold and a 13% increase in the average selling price!!!  Wow!  I really did not expect to see this kind of swing in the Carmel area.  I don&amp;rsquo;t know if it the tax credit or what, but it would reason that areas like Noblesville or Fishers would be better candidates for swings like this.  Well, I am not complaining just shocked.  This is great news but as always let&amp;rsquo;s take it with a grain of salt and see how the market does over the next couple of months before we start celebrating too much.&lt;br&gt;

  Well, considering the tax credit coming to an end; I expected to see a big increase in these numbers.   I might be able to justify a decrease in the average sales price because the first time home buyer should be purchasing the less expensive homes on the market.  However, I am shocked to see a decrease in the number of homes.  Until this tax credit crunch is behind us, we really won&amp;rsquo;t be able to get a good grasp on the market.&lt;br&gt;

&lt;p&gt;I almost don&amp;rsquo;t want to say it, but we almost just had a good month and it appears things might be trending toward a leveling off or maybe even towards positive territory.  Let&amp;rsquo;s not get too excited, the expiration of the tax credit most likely is having an effect on these numbers, but it is still great to see an increase in the average sales price in Indianapolis.  I have not seen that in a long while.  This could be a great sign, it just be the tax credit creating a false sense of demand. Whereas last month we saw a 22% increase in the number of homes sold; this month we see a 35% decrease in the number of homes sold in Westfield.  The average sales price increased 4% over last years number.  YTD we are seeing a 23% decrease in the number of homes sold and actually a 1% increase in average sales price.  Not too bad&amp;hellip;considering.&lt;/p&gt;

  What a mixed signal with the number of homes selling going  up over 20% since last year but the average selling price falling by 10%.&amp;nbsp; I have a theory to explain this&amp;hellip;the tax  credit.&amp;nbsp; Since the average sales price in  Carmel is much higher than other areas the tax credit expiring will create more  sales but it will also temporarily drive down the price in Carmel.&amp;nbsp; This is because most buyers who qualify for  the tax credit in Carmel are not going to be buying a house for $350,000.&amp;nbsp; I suspect we may similar stats over the next  2 months as the tax credit expires, but we will have to wait and see if my  postulation is correct:)&lt;/p&gt;

&lt;p&gt;I am not sure if we are seeing the affect of the pending  expiration of the tax credit but that would help explain the jump in average  sales price.&amp;nbsp; What is interesting is the  number of homes sold is still down quite considerably compared to last  year.&amp;nbsp; I would have expected to see a  spike in the number of sales as well.&amp;nbsp;  Perhaps this is coming over the next two months as the tax credit crunch  really hits.&amp;nbsp; &lt;br&gt;

&lt;p&gt;  The high and low selling prices are fun to watch, but not a great indicator of what is happening.  The two most important numbers, I think, are the number of homes sold and the average selling price.  Here we see a decrease of 38% in the number of homes sold and a decrease of 7% in the average selling price.  These are YTD numbers compared to the same time frame last year.  The average days on the market is up 12% or another way to say it is that it is taking 10 days longer to sell your home this year. &lt;/p&gt;
&lt;p&gt;  In addition to the above stats; there are currently 5 homes actively on the market with an average asking price of $170,900. There are also 3 homes pending with an average list price of 155,433.&lt;/p&gt;
&lt;p&gt;  In the case of Plantana homes in Fishers, it appears that the decrease in the number of homes sold and the average sales prices actually seems to be in line with what is going on at the Fishers city level.  The number of homes sold is down more in Plantana, but it is hard to draw too much of a conclusion with such a small sample.  So it looks like Plantana it not doing great, not doing bad, but just on par with the rest of the market right now. &lt;/p&gt;

The Fishers and Zionsville reports were terrible this month, Noblesville was mixed and here is the belle of the ball Westfield with an increase in both number of units sold and average sales price. &lt;p&gt;If we could just pretend that July didn&amp;rsquo;t exist in the Zionsville housing market, I would be OK with that:)  Zionsville has been all over the map this year as far as number of homes sold and average sales price.  In large part, these wild shifts come from only having 30 - 50 homes sell each month.   In this case it makes sense to look at the YTD numbers which paint a far better picture showing a 1% increase in the average sale price.  The number of homes sold in Zionsville is still down on the YTD numbers, but only 21% and not the 31% from July.  The thing that concerns me about Zionsville real estate is the absorption rate is high at 11.45. &lt;br&gt;

This is a little high for my liking, but still within reason and indicative a relatively balanced market but definitely still tipped towards buyers.&lt;br&gt;

&lt;p&gt;This is pretty predictable with the number of homes being off by 10% over last year, but the average sales price was pretty much unchanged.  An unchanged sales price in Indianapolis is a good thing; for the rest of 2009 we have seen anywhere from a 1% to a 12% decrease in average sales price so a &amp;ldquo;push&amp;rdquo; is a welcome change.  The YTD numbers for number of homes sold is down 14% and the average sales price is down 4%.  Let&amp;rsquo;s hope we continue the trend of average sales prices increasing and get past all of this. &lt;br&gt;

The number of homes sold being off I can live with, but the average sales price dipping down again is maddening.  Last month, we saw a little tick up in the average sales price and I was hopeful this was a sign of things turning around.  Well, I guess not so fast.  The good news is that the absorption rate actually went down to a healthy 5.41.   I am almost afraid to say it, but it looks like Fishers  actually had a good month in the midst of all this madness that is the &amp;ldquo;housing  crisis&amp;rdquo;.&amp;nbsp; The number of homes sold was  basically the same as it was last year; an amazing feat in this market.&amp;nbsp; In addition, the average sales price was up  3% over last year!&amp;nbsp; More good news&amp;hellip;the  absorption rate dropped slightly to a very sustainable level of 5.57.&amp;nbsp; I don&amp;rsquo;t want to get too excited but, let&amp;rsquo;s  hope this continues!&lt;br&gt;
