If you are a first time home buyer looking for a "good deal,"  you'd better come prepared.  Having CASH is your best hope of purchasing the home of your dreams.  VA and FHA loans are looked at as a "second choice" over cash buyers because it greatly reduces the time to close and there usually is no home inspection where they may have to spend on repairs, especially if a VA or FHA load is being used.  And, the seller who is not a forclosure or short sale has almost no chance of getting what they think they deserve because of the price influence of the short sahe and bank owned property which is selliong for 1/2 to 1/3 of the price it was purchased for in 2006 or earlier.  Obama says the economy is improving.  We'll see.
