Medway Mass Condominiums - Just sold 2-1 Kingson Lane Medway Massachusetts. Sold at $327,500. Sold by Bill Gassett, RE/MAX Executive Realty. This Medway condo closed on 6/12/2009. The unit was on the market for 42 days.

This Medway end unit townhome was located in the Woodside neighborhood and was just stunning! The owner kept the place meticulous and is a large part of why the unit sold quickly. Aside of course from the Realtors great marketing efforts:)

This condo was loaded with tons of upgrades and extras. The kitchen is quite spacious with custom oak cabinetry with a cherry stain and Corian counters. The condo received plenty of sunlight as the eating area has cathedral ceilings and a skylight.

The monthly condo fee on this style unit is $322.00. Woodside is located in a very convenient location on the corner of Rte 109 and 126. The complex is only a few miles from the 495 exits in Milford. Hopkinton High School Makes Newsweek Top 500 Schools 2009

Hopkinton Massachusetts has again made it into the prestigious list of the top High Schools in the country according to Newsweek Magazine.

This is the 2nd consecutive year that Hopkinton has made the list. This year Hopkinton came in ranked 420 out of the top 1500 schools! The formula for inclusion into this group of great schools is as follows:

"Public schools are ranked according to a ratio devised by Jay Mathews: the number of Advanced Placement, Intl. Baccalaureate and/or Cambridge tests taken by all students at a school in 2008 divided by the number of graduating seniors. All of the schools on the list have an index of at least 1.000; they are in the top 6 percent of public schools measured this way."

Other Metrowest Schools that made the list include:

Ashland, Framingham, Hudson, Medway, Millis, Nashoba Regional in Bolton, Wellesley and Weston.

This award is just another feather in Hopkinton's cap for their outstanding school system. In addition to this most recent Newsweek award Hopkinton also made Boston Magazines top Massachusetts schools in 2008.

One of the reasons property values have remained more stable in Hopkinton than some of the other area towns is partially related to the quality of education the schools offer.

In May of 2009 there was 5 homes that closed within the month for Upton Massachusetts. This is an increase of 4 units, as there was 1 home that closed in May of 2008.

The Average list price for the homes that closed in Upton for May of 2008 was $521,700

The Average list price for the homes that closed in Upton for May of 2009 was $423,333

The Average sale price for the homes that closed in Upton for May of 2008 was $506,600

The Average sale price for the homes that closed in Upton for May of 2009 was $409,253

The Average Market time for the homes that closed in Upton in May of 2008 was 32 days.

The Average Market time for the homes that closed in Upton May of 2009 was 88 days.

Obviously this data is for one month and only gives a miniscule picture of the market. Looking at the data below will give you a better handle of the Upton market.

This Hopkinton home was completely renovated from top to bottom by a local contractor. It was almost like moving into new construction. One of the only distinguishing characteristics that remained with this property was the old stone foundation.

The Average list price for the homes that closed in Milford for May of 2009 was $323,469

The Average sale price for the homes that closed in Milford for May of 2008 was $302,771

The Average sale price for the homes that closed in Milford for May of 2009 was $315,154

The Average Market time for the homes that closed in Milford in May of 2008 was 173 days.

The Average Market time for the homes that closed in Milford May of 2009 was 107 days.

Bank Owned Home 7 Hill Street Hopkinton Massachusetts Just Sold

Hopkinton MA Real Estate ~ Just sold 7 Hill Street Hopkinton Massachusetts. Listed at 290,000. Sold at $285,000. There was also a $5000 sellers concession at closing. Sold on 4/16/09. Sold by Bill Gassett, RE/MAX Executive Realty.

This Hopkinton home located at 7 Hill Street was a bank owned home. If you have ever considered purchasing a bank owned home let me tell you it is not without it's challenges. I represented the buyer in the sale of this home and it was a very difficult transaction. If you want to know more about buying a bank owned property, I would suggest clicking the link and reading about some of the potential headaches you may encounter.

While bank owned homes generally are a pretty decent value, they are not the easiest transactions to complete. Most home buyers do not realize just how difficult these types of transactions can be.

If the listing agent is not a good communicator the whole process can be a nightmare. One of the issues in the Real Estate industry at the moment is that the bank owned listings have been monopolized by a handful of Realtors.

Instead of dividing up these listings with more Real Estate agents, banks have kept a small group of Realtors to handle these properties. There are some agents that have so many homes they are marketing that they just can't keep up.

Almost everything that could go wrong with this home did. The buyers of this home had the patience of a saint. One of the more challenging hurdles included the fact that the home was not winterized properly and ended up having burst pipes. In addition there were also issues with the a couple of components of the furnace that required ordering parts that were out of state.

These issues along with others caused the delay of the closing by weeks. In the end after much anxiety the buyers were able to close.

More than any other type of transaction it is critical that you have good buyers representation when buying a bank owned property. Although there is the potential for a very good value, bank owned properties often times can add a significant amount of stress to a Real Estate transaction.
