metrowest ma homes: Selling your home in Metrowest MA? It pays to Interview a Top Realtor! - 07/25/07 06:40 PM
There are thousands of Real Estate agents that service the Metrowest Boston area. There are, however, vast differences in the skill level, services offered, and marketing efforts of the Realtors that cover towns in Metrowest Massachusetts. Lets start by analyzing the many things a Metrowest MA Realtor can do for you to market your home besides putting it in MLS. The local newspaper used to be a good source for marketing homes. The Metrowest Daily News and Boston Globe were the dominant sources for for marketing homes in Metrowest Massachusetts over the last decade. metrowest ma homes: Zillow.com - A great site to market a home but DON'T believe the "Zestimate" is your true Market Value! - 07/12/07 10:46 PM
Zillow.comhas become a very popular and heavily traveled website. It started as strictly a market evaluation tool where you could enter your address and get an instant estimate of your homes value or "Zestimate" as the guys at Zillow like to call it. What has become amazing to me is that a few of the sellers who I have interviewed with have taken this information as gospel. What most homeowners have failed to do is read Zillows disclosure statement. In my area of Massachusetts, Zillows disclosure says that they are within 10% of the market value 66% of the time. This statement in itself is amazing....I

metrowest ma homes: Attention Metrowest MA Homeowners - Get your Title V Done Early! - 07/08/07 09:53 AM
As a Realtor who is involved in quite a few home sales it continues to amaze me that many sellers are not getting their title V out of the way prior to putting their home on the market or at least within the 1st few weeks that it gets posted for sale. For those who don't know, in Massachusetts it is a requirement to have your septic system inspected to pass papers. The financial burden that a failed septic system creates is fairly substantial for most. Aside from the unexpected financial headache, it also involves digging up your yard to install a new

metrowest ma homes: Waste of a Sunday....The Public Open House - 07/02/07 06:49 PM
Yes... I am talking about the waste of time that thousands of agents continue to participate in week after week on Sundays....THE PUBLIC OPEN HOUSE.Nationally less the 1% of homes sell from a public open house. Serious buyers are most often looking at homes with Realtors. So who goes to open houses and why do agents continue to do them? There are a few reasons for both of these questions. 1st lets address who you can expect to show up.1. Your neighbors - curiosity gets the best of most people. Expect your nosy neighbor tobe there to compare your place to

metrowest ma homes: Smart Questions to ask the Realtors you are interviewing - 07/02/07 06:41 PM
These questions will go along way in determining if you are going to hire a PRO or not! 1. How long have you been selling real estate? 2. How many homes did you sell last year as seller's agent? 3. Of the homes you sold last year, again as a seller's agent, what was the average number of days from the original list price to the accepted offer? 4. What was the average ratio between the listing price and the selling price? 5. What kind of market share do you and your company have? 6. Do you have a personal assistant?
