Don't Put All Your Blog Eggs in One Basket

Based on what is going on in the real estate...and blogging business (and believe me blogs are big business) I strongly recommend you do not put all your eggs in one blog.

Write posts in all blogs, hook up for as many as you can handle, and keep them interesting! Do not assume because you like a network (like AR) that it will remain the same and will hold to the same level of trust with the people who commit.

I believe at this point that all blog networks will sell out to the big boys...and are going to build a portfolio based on sales to hit the jack-pot.

Do yourselves a favor...use them as they will use you. Get yourselves higher in searches, use the Google Juice...and leave when they sell out.

You will always have a new blog network to join (a million of them exist) and you only need to write from the heart to gain readers!

We Have Decided On How We Will Use AR and Localism

Mona and I have gone back and forth on AR and Localism. Obviously we feel the AR Gods sold us out on Localism so we are choosing not to post anything on that forum. Until the powers that be understand that real estate professionals and Realtors in particular are sick of being sold out by those who claim to be in it to help us out, we must all protest and stop the flow of poor decisions.

We will still occasionally post to our AR friends and hope that the powers at AR see what a mistake they are making with respect to Localism....but I think the money they see in front of them is too great and few (like Craigslist) will make a decision based on what is right instead of what is profitable.

We have moved the base of our blogging to zolve.com. I now assume that at some point they will also sell out the industry for profit but at this point they are doing a good job of supporting instead of profiting from our backs.

To the powers at AR...you have made a very short term decision for profit...and in the long run it will do nothing but hurt your reputations and forum. You still have time to do the right thing and turn back the scank Real Estate pros who have been allowed to profit from the loopholes you built in to your system.

I figured out how to cancel neighborhoods on localism

It is quite simple to cancel the neighborhoods on Localism. I was very unhappy at how the agents who chose to scam the system were allowed to do so. I have been trying to cancel my neighborhoods all day. Here is how you do it:

Go into the localism neighborhood, go into your account at the top right hand corner, click into your account, press cancel neighborhoods, click into each neighborhood. It will ask you if you are sure...click yes and you will be done.

I have been told that if you do it quickly you will not be charged.

Does anyone know how to cancel the neighborhoods I just bought?

We have decided that the system for neighborhoods through AR is flawed and has turned out to be such a negative that we are going to be moving on to another blog host. While we check out which ones we feel will be the best for us (Realtors who care about the community and want to serve clients) as we see those who choose to scam the system are the winners of the new game.

Who knows how we can stop the payments (I know we can e-mail our credit card but we feel we should allow AR the abilty to stop the payments first).

It has been a fun ride here on AR and we will miss the friends we have made...but serving the community with honesty and integrity is paramount...and the new system will not allow for the best to be the best!

We will post the new blog we decide on...and invite all to come at that time.

An open letter to those who are abusing the New Localism

We had been waiting for the day we could buy our neighborhoods...and hopefully write wonderful posts about the area we work. We also felt the additional advertising could help us sell more homes...which is what most of us are here for.

We noticed agents who are adding new neighborhoods that do not exist in an attempt to steal the thunder from those who did the work and have stayed with AR, written posts, replied to posts, and been valued members of the network.

Look at some of the bogus names that have been added to our community so agents can scam the system:

These names are copied and pasted from the AR Katy neighborhoods and were added to the system yesterday (and they even spelled acreage wrong).

Cinco Ranch is the actual neighborhood. Cinco Ranch-Heritage Grand is an actual neighborhood, Cinco Ranch West is actual.

The rest are bogus garbage added by agents and do not help potential buyers or sellers. These bogus neighborhoods do not only need to be deleted, the agents who created them should be thrown off the network.

This is beneath us and shows why buyers and sellers hold us in such low esteem!

Hurricane Ready-but no Hurricane-it was a good drill for all

We all rushed out to the stores earlier this week here in Texas to make sure we had enough bottled water, batteries, food, and other items that the news media said we would need to prepare for the oncoming hurricane Eduard. Many places of business and schools announced they were closing on Tuesday due to the impending storm.

Tuesday came--but no hurricane. Some areas did get some well needed rain, a few areas even had some flooding, but nothing really out of the ordinary for those of us who live here.

What did we learn from this? Well, I guess it is better to be prepared than not to be! All of those supplies we went out and bought should be stashed away, so if we get another hurricane coming this way many of us will already be ready!

It was kind of like the fire-drills we had when we were in grade school-it got everyone more in tune with what to do, even the emergency services got some good practice in ! Hopefully we will not need those supplies, but we are ready if another one really hits!

Is it hot enough for you?!!! Some ways to stay cool right now!

Whew--It is so hot this year! Perhaps it is global warming? Whatever the case, right now it is hard to escape the heat-wherever you are! Denver has had over 20 days in a row of 90+ degree weather. WE are here in Texas and today it is 100 degrees! For those who say it is a dry heat--well, it istill feels like walking in to your oven whenever you get into your car!

So-what do you do, especially if you have kids at home now in the summer? Here are a few ideas:

1/ Movie day--there is nothing like a COOL, dark movie theatre to stay nice and cool in and keep all entertained!

2/ Indoor play area in Malls--this is FREE!!!! Yes, you can grab a bite, do a little shopping, or just grab an iced coffee and sit down and watch your kids run around in the nice, cool indoor play area in your local mall.

3/ Library-if you have not been to your local library lately now is the time! There is something there for all ages-most libraries now have computers for all ages as well, some even have games for the pre-schoolers already loaded-again this is a FREE activity!

4/ Inflatable Zone/My Gym--all of these have play times you can pay for for the kids to bounce around or tumble around to their hearts content! They get some exercise and afterward they are real tired.....

5/ Visit your local museum-most places have a children's museum or just a regular museum will do as well! These cost a little bit, but are a great thing to do that is out of the ordinary-you would be surprised by how many people have never been to the local museum in their town!

Anyway- I just thought a few ideas for those of us who dread going out in the terrible sun and heat! Hope these ideas help you stay cool!

We are buying a home...listen to this story!!!

OK...we as Realtors see every neighborhood and we have always loved a neighborhood in Cinco Ranch that has a front porch series of homes that really sets it apart from the rest of the area. It is not a large section and only has a few dozen homes, so it seems to never have any active listings.

Mona and I have been watching for quite some time...and finally it happened...a home that fit our needs came on the market. We liked it, put in an offer, and bought it...but that is not the story!

With about a week to closing we found out the title company we opened title at ...United Title...closed it's doors!!! It appears they could not get additional funding and closed down in all but a few States. Our house deal and earnest money all caught up in their financial troubles.

We quickly opened title at another Title Company and wrote another earnest money check (hope we get the first back at some point) and gave them all the info we could. We alerted the listing agent and had him tell his clients.

What a nightmare...I was happy it was our deal and not one of our clients who might have moving companies on the way...and a life outside of real estate.

I have a feeling this will not be the last title company to close down. My suggestions: Go with a national underwriter and brand that is well financed. Even if you are not fond of the closer or the location...it will be in your clients best interest...take my word for it!

Mona and I love to eat...that being the case we have eaten at just about every restaurant in the Katy area. Here are our picks for the best Mexican restaurants in Katy...and they have some of the best Mexican food we have ever eaten anywhere!

La Finca:

The food is great and the prices are unbelievable...this is one of the best deals in Katy. The service has always been really good and it is easy to get in and out when you are in a rush.

El Jarrito:

Another great choice...and a real kid friendly choice is El Jarrito located at 21724 Highland Knolls Dr just east of Mason Rd in Katy, 77450. The phone is 281-579-8844. This place has a great menu, lots of specials, and a large bar. The outdoor patio includes a kids sandbox and play area...so you can enjoy your food while the kids play. Juanita's Special is my favorite!

This is our favorite. Great food, two locations in Katy (one at the Katy Mills Mall that is shiny and new and one in old Katy on hwy 90 at ave D). The original is awesome and you will get the Old Katy flavor. The new one is larger and you might even get a three piece band walking around and playing your Mexican favorites. The food is some of the best you will ever find and the menu is so large you will be planning what you will have your next time back. The Mall location is on the road surrounding the mall Katy 77494. It is on the west side of the mall parking lot.
