Are things really picking up? Am I crazy? I hope everyone had a great Easter and is ready to work hard as all the buyers flood our e-mail in-boxes and voice mails with requests to write up offers. For the first time in a LONGGGGG time, a client of mine asked me about a property and I had to say, "I just wrote an offer on that house for someone else!" Can you believe it? The next thing you know they'll be making new Rocky and Rambo movies! Oh yeah, they already are! JM (3 comments)

Waiting for a client to come in so he can sign an offer on a $220,000 house. We made an offer on a $230,000 house last week in Fairfield California. The listing agent was extremely rude to me just because I expected her to return my phone calls. It seems she had 8 offers on the place and thought she did not have to call me back to tell me this. This is good news to me. It means the market is picking up here! When the listing agents become hateful you know we will start closing more deals. the way (5 comments)

Here is a house where the seller will cooperate with the Nehemiah Program. Who has any ideas about where I can advertise? Is Zillow effective at all? I have not done a zero down Nehemiah deal in a long time. Is anyone out there attracting buyers by advertising that their seller will go with the Nehemiah program? It seems like a great way to help buyers who think they need to come up with a lot of money. I also created directions to the property. (2 comments)

It's 10:35 PM and I have spent most of the day working on videos. I made a video directing people to a listing of mine where the seller will sell via the Nehemiah Program. I made a video of the interior. I made a directional video from the East and from the West. Also, I made a video about Nehemiah. If there is one thing that Brad Andersohn has taught me: keep the videos short. People will not wait around to load a long video. But they will be happy to watch a short video. My good friend Brad Andersohn has gotten me so addicted to Active Rain, that I am trying quickly to get this blog done so I can run out the door to go pick up someone on the way to a film festival. I just made a video using my new $45 web cam. I should be in the car now, but instead I am on AR. Is there a 12 step program for people who get seriously addicted to this? Is there help? Lastly: any thoughts on this video? Can you tell that I cut my cheek badly with my electric (5 comments)
Short sales and NOD's trilogy part 2 - 03/11/08 11:45 PM
Here is the second video we made today. We will go more in detail about what we do and how we do it. This was almost a practice. If anyone wants to tell us what we can do to improve, we would love to hear it. I guess since this is a trilogy, there should be 3 parts. The Lord of the Rings Trilogy included 3 three hour long movies. Since our first video was a minute long, and we went almost two minutes on the second, we need to make a 9 hour video next to average three hours per (2 comments)

So I was given this awesome marketing idea the other day. I told Meagan about it. Meagan helps with marketing for my business and for her uncle Scott's mortgage business. It turns out that Scott's business partner Jim had come up with a very similar idea. The difference was that I was taking the idea one step further. Scott and Jim were impressed. Now we are working together ( not so close as to violate any RESPA regulations) and marketing to the same clients. I am going for the short sales and the purchases while Scott and Jim are going for the (7 comments)

While the word "blog" is one I am familiar with, I never really blogged before. I hope I am doing it right. My friend, imrov and stand-up comic Mel Aubert ( http://www.melaubert.com/) loves to blog about everything. But it was not until today when I met Brad Andersohn from Placer Title in Fairfield http://www.theescrowguy.com/that I realized there was a cool place to do some Real Estate blogging. I had put some real estate videos on youtube, such as the directions to Placer Title in Fairfield California http://www.youtube.com/watch?v=lWTsnb8wvNYand in 4 months I only had 60 hits.
