"Everybody likes my house" - The people looking aren't REALLY going to say what they think when they walk thru your home. Think about this for a second. You're walking thru someones home, whether your interested in buying it or not, are you really going to tell those people that the green carpet is ugly, or that their appliances are disgusting....Or that the furniture is hideous or the "Chinese Theme Room" is not really that Awesome!...As you can tell, I've heard it all (or at least thought it myself).  "Nobody looks at THIS house unless they are pre-approved" … (1 comments)

I was finishing up a very good read (The Power of Who-Bob Beaudine) and in one of the last chapters he was discussing the philosophy of allowing others to expand on what their natural talents are, thus allowing yourself to focus on what you are good at...I thought about the scenario that people often think they need not the services of a real estate agent while trying to sell (or buy) a home. His comparison was tied into an attorney, who actually coined this phrase, and the more I thought about it the funnier I found it...Bob does a great job … (3 comments)

Yesterday morning I received a referral announcement post that came in thru my email. Ever since jumping into the real estate racket, my father advised to get on any lead immediately and follow up ASAP to show professional accountability. It turns out that after speaking with the referred couple, our friends/family have crossed paths and we have common acquaintances. 
I believe the main reason we were able to gain the confidence of the referal agent was that I called first thing in the a.m. as I received the alert. Sometimes, you are in meetings/appointments etc., and it's physically impossible to gain "the immediate edge" and you just … (4 comments)

While on an appointment the other day, after we viewed a few rooms, I was asked by the potential buyer if the house was professionally staged....It always seems that it takes a few minutes to realize if the house is staged because sometimes owners do a great job cleaning and organizing while other times the place is so stocked on staging items that you wouldn't think the owners/agents could have possibly brought that many items into the house.

The results are in...It appears that the 2009 Latham Real Estate Market conditions were a success! Here are the results for the entire year of 2009! Homes sales in Latham grew to 323. These numbers are down in units from 2008 by a total of 3 houses. The average sale price was down from $331,000 in '08 to $287,000 however in 2008 there were an irregular number of homes (6 to be exact) that exceeded a sales price of 1.1 million. 50% of '09 sales fell in between $200,000-350,000. 64 Latham Homes sold between $150,000 and $200,000.
