Within the last several weeks, our team has experienced an abnormal amount of deals falling apart...I can remember back 2 years ago when you could sign a contract and know that you were more than likely going to get to a closing table-even if you had to work some things out...In this volatile market, I am experiencing having to keep a much more watchful eye on situations and "rubbing more backs" telling them that it's going to be alright...Seriously though, trying to put a finger to it is almost impossible. As I get calls in our listings from buyers who are looking to gain information, I would say that 85% of the time they are NOT working with an agent. This is one of the biggest nonsensical decisions I come across in my position as a real estate professional. With that being said, I don't blame them but for the following reasons PLEASE take a deep breath and try to understand the BENEFITS TO USING AN AGENT: 1) It's a FREE service to you. 2) They have your best interests in mind and will work for you to get the best (3 comments)

With the market tightening up as we have now seen in the Capital Region Real Estate Market, it is very important to position yourself as a seller ahead of the competition. As difficult as this may be to accept, it is the ABSOLUTE TRUTH. Yesterday, I showed a home that was in PRISTINE condition & there literally wasn't anything the seller's didn't do in order to sell that property in very little time.
