&lt;p&gt;It&amp;rsquo;s a typical concern for all sellers when they are starting the process of selling their home.&lt;span&gt;&amp;nbsp; &lt;/span&gt;You want the most amount of money in the shortest time possible.&lt;span&gt;&amp;nbsp; &lt;/span&gt;How can you do that when you know a buyer is going to try to negotiate the price down to get a bargain?&lt;span&gt;&amp;nbsp; &lt;/span&gt;Your first reaction is to price the home higher because, you believe, you can always come down on the price later.&lt;/p&gt;
&lt;p class=&quot;MsoNormal&quot;&gt;Although that sounds like a sensible thing to do, you need to understand how a house is marketed, and what agents and buyers are thinking.&lt;/p&gt;
&lt;p class=&quot;MsoNormal&quot;&gt;Most sellers believe that a Realtor&amp;rsquo;s job, when listing a property, is to find the buyer for the house.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Truthfully, a listing agent is a &amp;ldquo;marketing agent&amp;rdquo;, and if they are doing their job honestly (and not keeping your house a secret so they can find their own buyer and make all of the commission), they will be marketing your property not only to the buyers, but to all the other Realtors in the direct and surrounding areas.&lt;span&gt;&amp;nbsp; &lt;/span&gt;You see, 9 times out of 10, it&amp;rsquo;s another Realtor who has a buyer that is perfect for your house.&lt;/p&gt;
&lt;p class=&quot;MsoNormal&quot;&gt;Real Estate Agents know the market that they work in, and know what properties should be priced at.&lt;span&gt;&amp;nbsp; &lt;/span&gt;When your listing goes out to the masses, and is overpriced, the Realtors in the market are going to put your house on the back burner because they know that it will never sell for that price and it will be difficult to find a buyer willing to pay that price. &lt;span&gt;&amp;nbsp;&lt;/span&gt;So, your house sits on the market and doesn&amp;rsquo;t get the showings that are needed to expose it &lt;span&gt;&amp;nbsp;&lt;/span&gt;the most amount of buyers to the house.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Also, buyers are very savvy these days, and since market information is readily available on the internet, they too will know that the house is overpriced and will not even consider it.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Or, they make take a &amp;ldquo;wait and see&amp;rdquo; attitude, watching to see when you do start to lower your price.&lt;/p&gt;

      <title>Time for Tax Credit Running Out!</title>

&lt;p&gt;The First-Time Homebuyer Tax Credit, made available through the American Recovery and Reinvestment Act, is coming close to expiring. In order to take advantage of the $8,000 tax credit, you must close on a house on or before November 30, 2009.&lt;br /&gt; &lt;br /&gt; This tax credit is available to &quot;first time home buyers&quot; (anyone who has not owned a home over the past 3 years). There are a few other stipulations to receiving this credit.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;The tax credit is 10% of the purchase price of the house, up to $8,000. Therefore, if you use this credit to purchase a $30,000 home, you will only receive a $3,000 credit.&lt;/li&gt;
&lt;li&gt;It must be your primary residence where you live more than 50% of the time and you will have to do so for three years or the government will take back the credit when you sell the home.&lt;/li&gt;
&lt;li&gt;To get the full credit, your modified adjusted gross income must be under $75,000 for singles and less than $150,000 for married joint filers.&lt;/li&gt;
&lt;/ol&gt;

&lt;p&gt;When your home is on the market, it's important to make it readily available to be shown to prospective buyers. Here are some tips to help you get ready:&lt;br /&gt;&lt;br /&gt;&amp;middot; Increase your chances. The more people who see your home, the more likely you are to sell it quickly. Yes, it's inconvenient to show your home at dinnertime, but if the people buy your home, isn't it worth it?&lt;/p&gt;
&lt;p&gt;&amp;middot; There shouldn't be any major housecleaning at this point. The kinds of tasks you ought to be concerned with now are simple ones: making the beds, stuffing last night's dirty pans in the dishwasher, picking up loose newspapers, etc. Even young children can participate by &quot;cleaning&quot; their rooms.&lt;/p&gt;
&lt;p&gt;&amp;middot; If the season is appropriate, open the windows in each room and let in some fresh air. Stale air isn't appealing. And if you smoke . . . do it outside while your house is listed. Non-smokers are very sensitive to stagnate smoke smell, and nothing is more of a turnoff.&lt;/p&gt;
&lt;p&gt;&amp;middot; Keep your thermostat at a comfortable setting. If it's too cold or too hot, a buyer won't stick around very long to really see what your home has to offer.&lt;/p&gt;
&lt;p&gt;&amp;middot; Turn on all the lights for every showing before prospective buyers arrive. This also gives you an opportunity to select the lighting effects you want for each room. No area of your home should be dark.&lt;/p&gt;
&lt;p&gt;&amp;middot; Turn off the television and turn on light, background music.&lt;/p&gt;
&lt;p&gt;&amp;middot; Arrange for pets and children to be at a neighbors. Perhaps it's unfair to lump children with pets, but young children can distract buyers from their purpose. Keep pets away from buyers.&lt;/p&gt;
&lt;p&gt;&amp;middot; &quot;De-personalize&quot; the house as much as possible. Take down any extra family pictures that are hanging on the walls or displayed on the shelves. They will often distract the buyer's attention from what is most important ... the house!&lt;/p&gt;
&lt;p&gt;&amp;middot; Most importantly, please &lt;span style=&quot;text-decoration: underline;&quot;&gt;leave the home&lt;/span&gt; during all showings. It is uncomfortable and difficult for buyers to view the home when owners are present. Oftentimes, they will rush through the home and not give it the proper attention your home deserves.       <title>North Hill Market Perspective </title>

&lt;p&gt;You hear the media - the real estate market has tanked . . . prices are the lowest they've been in years. . . all the depressing stories that the news media would have us believe.&lt;br /&gt;&lt;br /&gt;BUT . . . let's put this all into perspective. How is OUR MARKET today? The national media has grouped all areas of our fine Country into one big database, allowing the overinflated numbers of the decline in value that California and Florida have experienced, to set the stage. But what if we focused on just our neck of the woods? The North Hill Subdivision, in Carriere, MS, is a well established neighborhood, which continues to thrive, even in today's market.&lt;br /&gt;&lt;br /&gt;Let's turn back the clock, and look at the market we were experiencing before Hurricane Katrina blew in and altered our world. During the year 2005, from January 1st to August 15th (and I use August 15th because Katrina hit on August 29th), the average price per square foot for a home in the North Hill community was $92.13. This is the calculated price of the heated and cooled area of the home, based on the sales that took place during that time frame.&lt;br /&gt;&lt;br /&gt;Now let's look at the numbers for what has been deemed the &quot;worst real estate market in over 50 years&quot;. Currently (based on sales from January 1st to today, 2009), the average price per square foot is $104.40 (based on sales of homes with 2200-2500 sq ft living area). This is almost a 13% increase in value over the 2005 figures.&lt;br /&gt;&lt;br /&gt;I feel it's important to look at these numbers, removing the over-inflated numbers that Hurricane Katrina caused in our area because of the demand for homes for those that lost their properties in the New Orleans and Gulf Coast regions. Most people's perceptions are that the property values in our area have tumbled.       <title>Ready to put up the For Sale Sign?</title>
      <description>&lt;p&gt;When thinking of selling your home, there are many things to do before calling a Realtor and having a sign put in the yard.&lt;/p&gt;
&lt;p&gt;Many people assume that they should first have the house put on the market, and THEN start to fix the things that need repair.  First things first, you should &lt;strong&gt;Think like a Buyer!&lt;/strong&gt; If you were out looking for a new home, would you be impressed with one that the seller &amp;ldquo;promises to repair&amp;rdquo;, or one that is freshly painted, clean, and ready to move into?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Start Making a List!&lt;/strong&gt; Put yourself in the buyer&amp;rsquo;s shoes.  Walk out your front door, go right out to the street, and then turn around. Now take off your owner&amp;rsquo;s goggles (you know, those rose-colored glasses you wear when looking at your home), and look that house in front of you.  What do you see?  When you look at your house from a buyer&amp;rsquo;s perspective, you will be amazed at what pops out at you.  That gutter that is hanging a little, the shutters that are weather-beaten and in need of paint, the tarnished door knob . . . all those little things that you have been meaning to get to, but just haven&amp;rsquo;t found the time.  How impressed would YOU be if you were a buyer coming to see this house for the first time?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Do Everything Before Putting Your Home on the Market!&lt;/strong&gt; Of all the things homeowners control when selling their home, the condition of the property is one of the most important.  If the carpets need to be cleaned, then call a professional.  Believe it or not, dirty or worn carpets could cost you $10,000 on your asking price.  And don&amp;rsquo;t forget that leaky faucet, or loose toilet.  Buyers are going to scrutinize every aspect of the house.  Don&amp;rsquo;t give them any ammunition when it comes time to negotiate.&lt;/p&gt;
&lt;p&gt;I highly recommend for a seller to have a licensed Home Inspection, to see if there are any issues that need to be addressed.  This puts you in a better position in your pricing when you already have made repairs, and can present to a buyer a home free of defects.  Nothing is worse than having a buyer who wants your home, and then when they have a home inspection completed, problems arise and they have the opportunity to back out of the deal.&lt;/p&gt;
&lt;p&gt;I have seen many deals lost because something was discovered, after the contract, and it spooked the buyers.  Even if you offer to take care of things, the buyer may have that nagging feeling in the back of their mind that they should have seen it and now they&amp;rsquo;ve lost that warm fuzzy feeling about buying the home.&lt;/p&gt;
&lt;p&gt;The moral of the story is that you should remove all worries ahead of time in order to be in  a better position to get more money for your home.&lt;/p&gt;

      <description>&lt;p&gt;Seriously, folks, don&amp;rsquo;t you expect to get &amp;ldquo;service&amp;rdquo; and &amp;ldquo;results&amp;rdquo; when you hire a &amp;ldquo;professional&amp;rdquo;? The real question you should ask any real estate agent is &amp;ldquo;What do you do to assure me great service and results?&amp;rdquo; &lt;br /&gt;&lt;br /&gt;When someone boasts that they give good service, or that they provide results for you, you really need to look at what KIND of service and results you will be receiving. Some real estate agents think that putting a sign in the yard, and placing the listing in the MLS is providing good &amp;ldquo;service&amp;rdquo;. This may really be all you will be getting. &amp;ldquo;Results&amp;rdquo; could be defined as a sale for your property, or just activity (calls, etc) on your listing. There are many stages of service in the real estate industry, and you as a consumer should ask the questions needed to be certain that your agent&amp;rsquo;s definition of these terms are equal to your own expectations.&lt;br /&gt;&lt;br /&gt;Don&amp;rsquo;t ever assume that the realtor that you bought a house from in the past is the best agent to sell your home now. Listing agents and selling agents can be very different, and you need to ask questions about the service you will receive BEFORE you sign a listing. How and where will they advertise your home to make it stand out in today&amp;rsquo;s market, and what can you expect during the process?&lt;br /&gt;&lt;br /&gt;Ask for a plan. When interviewing agents &amp;ndash; and this goes for both sellers and buyers &amp;ndash; you should ask the agent to give you a plan of what they do to provide you with the best service. Do you keep listening to the media's &quot;gloom and doom&quot; about the real estate market, and think that this is the truth in ALL markets? &lt;br /&gt;&lt;br /&gt;I'm sorry to tell you that you may have already missed the boat. In reality, interest rates, for our area, hit their lowest back in January, and have been climbing progressively every since. If you take a look at the chart to the left (provided by Bankrate.com), you can see the progress rates have made in the past year.&lt;br /&gt;&lt;br /&gt;Last week, it was announced that &lt;em&gt;&lt;strong&gt;FreddieMac&lt;/strong&gt;&lt;/em&gt; and &lt;em&gt;&lt;strong&gt;FannieMae&lt;/strong&gt;&lt;/em&gt; (the two largest lenders in the U.S. secondary mortgage market, which help to replenish the supply money for mortgages and enable money to be available for housing purchases) are in financial trouble. What does this mean for the average home buyer? It means that in order to balance out the weight of the sub-prime lending fiasco and years of historicly low interest rates, the rates are going to have to go up. &lt;br /&gt;&lt;br /&gt;To show you a good example, on Monday (July 14th) the interest rate for a local lender here in Picayune, MS, on a $200,000 loan was 6.00%. On Tuesday it went up to 6.125%, and by Friday (July 18th) it was 6.375%. That may not sound like much, but the difference of these rates means almost $50 more per month in a mortgage payment.&lt;br /&gt;&lt;br /&gt;Now how does that affect our market? Buyers are going to be more active because of the fear of higher rates, and will make a move on the houses that meet their needs and fit their budget. More houses will be sold, and the available inventory will start to dwindle.&lt;br /&gt;&lt;br /&gt;There are many buyers in the market that have been slow to make decisions because they felt they could get a better deal, or wait for house prices to drop further. If you are one of those buyers, you might want to reconsider this stance and look for the right home in your price range now, before that home is either gone or the price increases because of demand.&lt;/p&gt;

      <title>Market Correction in Pearl River County, MS</title>
      <description>&lt;p&gt;Pearl River County has seen a huge market correction over the past few months with 87 homes dropping in price since September 15th, 2007.&amp;nbsp; This market correction is well overdue since Hurricane Katrina sparked a high demand in real estate, and created a false sense of property values with sellers.&lt;/p&gt;&lt;p&gt;As I stated on my blog back in March, sellers had become unrealistic in the expectations of the value of their properties, and the average days on the market for most properties has lagged on over the summer, proving this assumption.&lt;/p&gt;&lt;p&gt;Other factors do play a part in our lagging market.&amp;nbsp; Home owner&amp;#39;s insurance at the beginning of this year was so high that many people, despite being able to afford the monthly house note, were dropped from qualifying because they could not afford the added expense of the high insurance rates.&amp;nbsp; The excruciatingly slow recovery of the New Orleans area has also affected Pearl River County, because many businesses that were a supply of employees living and commuting from our area have not returned.&lt;/p&gt;&lt;p&gt;The good news is that home owner&amp;#39;s insurance has now become more affordable here, and Pearl River County offers a lower insurance rate than the Coastal MS Counties and St. Tammany Parish, Louisiana.&amp;nbsp; Comparatively speaking, Pearl River County is about 1/3 the insurance cost of Louisiana properties, and roughly &amp;frac12; of the costs in Hancock County, MS.&amp;nbsp; These figures are based on my experience while working with buyers and with closing properties over the past few months.&amp;nbsp; This definitely offers buyers a more affordable home.&lt;/p&gt;&lt;p&gt;More good news for home buyers is the overabundance of properties to choose from.&amp;nbsp; As of today, there are currently 488 houses for sale in Pearl River County alone, with over 1,000 properties total for sale, according to the Pearl River Board MLS system.&amp;nbsp; A buyer has a better negotiating stance in this market than ever before, with many buyers asking sellers to pay closing costs, and other concessions.&lt;/p&gt;&lt;p&gt;Ad to this the fact that interest rates are now lingering in the low 6%&amp;#39;s, and you will see that now truly is the best time to buy a home in Pearl River County, MS. &lt;br /&gt;&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/5/0/4/0/5/ar125302672550405.jpg&quot; alt=&quot;&quot; width=&quot;200&quot; height=&quot;130&quot; /&gt;&lt;/p&gt;

      <description>&lt;p&gt;&amp;quot;Why should I use a Realtor?&amp;quot;&amp;nbsp; I know this is a question that many sellers ask themselves.&amp;nbsp; After all, can&amp;#39;t you just do it yourself and &amp;quot;save the commission&amp;quot;?&lt;/p&gt;&lt;p&gt;You could.&amp;nbsp; But let me ask you something . . . &lt;strong&gt;How much training do you have in negotiations?&lt;/strong&gt;&amp;nbsp; &amp;nbsp;You have to put yourself in a buyer&amp;#39;s shoes.&amp;nbsp; A buyer who calls on a For Sale By Owner (FSBO) is expecting to save some money, so they take the commission off the asking price - I mean of course you as a buyer don&amp;#39;t want the seller to keep that fee if there isn&amp;#39;t an agent involved!&amp;nbsp; Now the buyer feels that there is some room for negotiating off of the discounted price, so they make an &amp;quot;offer&amp;quot; on that - Usually another 3-5% off the net price.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Now subtract the cost of all the advertising you will need to do in order to get the word out about your property.&amp;nbsp; You will need to put classified ads in the newspaper (not a cheap venture), and run ads on the internet on &amp;quot;FSBO&amp;quot; websites that make you pay $1500 or more UP FRONT, even if the property doesn&amp;#39;t sell.&amp;nbsp; You&amp;#39;ll need to buy signs for your yard, and try to find as many other ways as possible to let people know your property is for sale.&lt;/p&gt;&lt;p&gt;We are currently in a buyer&amp;#39;s market, which means that buyers now have a huge amount of homes to look at and consider when making a purchase.&amp;nbsp; What makes yours stand out more than all those listed?&amp;nbsp; How is your home going to be in front of all of those people who are working with a realtor, looking for a property like yours?&amp;nbsp; The only way you are going to get it to stand out is to ask for less than market value, so your property is a &amp;quot;better deal&amp;quot; to the buyer.&lt;/p&gt;&lt;p&gt;Now take into consideration all of the relocation buyers, and first-time homebuyers that are either not going to even know your property exists, or are not wanting to deal directly with the seller without having someone there to help them make the right decisions and help them get financing?&amp;nbsp; A relocation buyer doesn&amp;#39;t get the local newspaper, and they certainly don&amp;#39;t have much time when they are here to drive all over creation and happen upon your sign.&amp;nbsp; If you are looking to purchase property in a new area, where would you start to look? . . .&amp;nbsp; &lt;u&gt;&lt;a href=&quot;http://www.realtor.com/&quot;&gt;http://www.realtor.com/&lt;/a&gt;&lt;/u&gt;.&amp;nbsp; Then their relocation coordinator sets them up with a&amp;nbsp; broker in the area they are moving to, and they are off to see properties.&amp;nbsp; &lt;/p&gt;&lt;p&gt;If you have a mortgage on your property, every month that it doesn&amp;#39;t sell takes the money you are paying in interest payments away from your profit.&amp;nbsp; Say your interest each month is $600 (and that is usually on the low side).&amp;nbsp;&amp;nbsp; When you wait 8 months, you have lost another $4,800.&amp;nbsp; &lt;/p&gt;&lt;p&gt;So, if you started out asking $200,000 for your property (hoping that it is priced at market value so you can sell it at least attracts some attention), you then subtract the commission, advertising expenses, and interest payments, not to mention the amount the buyer haggles out of you negotiating the price.&amp;nbsp; How much profit do you have left?&amp;nbsp; And who is there to consult you if something goes wrong with the sale, or the buyer can&amp;#39;t get financing?&amp;nbsp; Do you know what financing opportunities there are for a property like yours?&amp;nbsp; Do you have a plan B for the buyers if they can&amp;#39;t get the loan?&lt;/p&gt;&lt;p&gt;Selling your property on your own might save you paying a commission, but it will also keep you from walking away with as much as you would have if you&amp;#39;d had an experienced, licensed, full-time professional do it for you.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/5/0/4/0/5/ar125302672550405.jpg&quot; alt=&quot;&quot; width=&quot;200&quot; height=&quot;130&quot; /&gt;&lt;/p&gt;

      <title>Our Market in Pearl River County, MS</title>
      <description>&lt;p&gt;Hurricane Katrina brought about a huge change in the Pearl River County area.&amp;nbsp; This sleepy little community practically doubled in population overnight, and the area is definitely feeling the growing pains.&amp;nbsp; &lt;/p&gt;&lt;p&gt;After the storm, the market values for properties went up tremendously because there was such a demand for housing.&amp;nbsp; Many people in the New Orleans Metropolitan and Gulf Coast Regions lost their properties and were in need of a place to call home.&amp;nbsp; We went from a buyer&amp;#39;s market to a seller&amp;#39;s market almost instantly.&lt;/p&gt;&lt;p&gt;Now, however, the market has switched back to a buyer&amp;#39;s market.&amp;nbsp; There is an over-abundance of inventory, with many new and older homes sitting on the market.&amp;nbsp; Part of the problem is that many sellers became unrealistic in what they felt they could get for their properties, and inflated their prices.&amp;nbsp; Many of those sellers either will not listen to the truth of the market, or are not being advised by Real Estate Agents as to the market condition.&amp;nbsp; &lt;/p&gt;&lt;p&gt;In order to sell a home in the Pearl River County market, a seller MUST price their home competitively.&amp;nbsp; Ultimately, price is King.&amp;nbsp; Condition and curb appeal take a close second.&amp;nbsp; With inflated insurance rates, buyers just cannot afford to over-pay for a home.&amp;nbsp; Unfortunately many Realtors in this area do not educate their sellers on the market trend, and what the home should be priced at in order to get it sold in the shortest time possible.&lt;/p&gt;&lt;p&gt;If you a considering selling your property, please give me a call and we can discuss what the market is doing in your particular price point&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/5/0/4/0/5/ar125302672550405.jpg&quot; alt=&quot;&quot; width=&quot;200&quot; height=&quot;130&quot; /&gt;&lt;/p&gt;
