      <title>Good News! The Stores, Restaurants and other Businesses at the Promenade are HIRING.</title>
      <description>&lt;p&gt;As a REALTOR and Leasing Agent for CAL Realty, Inc., my focus is with the Avondale development, N. Biloxi and Quail Creek Cove, as well as some interesting duplexes on Deer Creek Rd and Janus rd.&lt;/p&gt;
&lt;p&gt;I usually end up driving the road from I-10/I-110 (exit 46B) one or more times a day through the week, and usually on weekends as well. For example, this Saturday, a Holiday week end, I had three showings on Quail Creek Cove. I expect a 100% close ratio. The property showings were for both SRAP and Non-SRAP Lease Candidates.&lt;/p&gt;
&lt;p&gt;I do a LOT of driving the Gulf Coast--I can't think of an easier commute to the Interstate, while still living in a peaceful area that feels a bit like country--than the communities of North Biloxi.&lt;/p&gt;
&lt;p&gt;So, everyday I pass by the Promenade Power Center. I am excited and grateful for the new jobs that will be available. Many employers are hiring now. Check the links below for updated information. I have also noticed that some of the individual businesses are now listed in a web search for Promenade Diberville.&lt;/p&gt;
&lt;p&gt;If you are thinking of moving to Mississippi, or if you just want to live near the Promenade for work purposes, please contact me, I will make it my personal mission to help you get settled whether you need to lease or buy.&lt;/p&gt;
&lt;p&gt;Actually, if you are moving anywhere in Harrison County I can help you or refer you to an agent that takes your relocation seriously. (I have been so focused on North Biloxi, I forget I can help with other areas:-)&amp;nbsp;.&lt;/p&gt;

I can't help but wish that the entity paying for or sponsoring these ads could devote a tiny portion to advertising the ongoing SRAP Program and the new homes awaiting certified SRAP Rental candidates..&lt;/p&gt;
&lt;p&gt;Generally, we introduce the&amp;nbsp;SRAP from scratch. Occasionally we have SRAP Certified Rental Candidates contact us via the MDA office. So many potential candidates are not aware of the program--its unbelievable. I am thinking of doing a pre-recorded introduction to play for SRAP candidates.&lt;/p&gt;

&lt;p&gt;My personal vested opinion:-), for every ad soliciting new&amp;nbsp;investors--the MDA should also place a Rental Candidate information ad.&lt;/p&gt;
&lt;p&gt;The NRRP ad states that &quot;...According to a recent housing study, more affordable rental property is needed in the lower three coastal counties (South of I-10).&quot; &amp;nbsp;I cringe to think this program could be based on &quot;Hud&quot; Telephone surveyors. Who did they talk to? Did they perhaps go out and count the vacancies south of I-10? When was this study performed? Was it before or after the flurry of building?&lt;/p&gt;
&lt;p&gt;Read carefully to make sure you can handle less than the maximum rental rate for the NRRP. Undoubtedly many investors will get in on this program. You will have competition. Be ready to be better and/or more competitively priced. You will likely find that the Government is your biggest competitor. You may also find that investors who are not in the program will lower their rates to stay competitive with the hud/mda programs; which in turn causes you to continually lower your rates.&lt;/p&gt;
&lt;p&gt;The NRRP program may work great for some investors. The program requires a minimum credit score of 580. Please, perform your own due diligence, or hire an accountant and attorney before jumping in. It is likely a good idea that you start attracting rental candidates well ahead of your deadline.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The reason I chose to place specific guidebook links here when I could tell you to go to the parent site is because I am stressing the importance of the guidebooks. Even more so, I stress reading them and analyzing them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I&amp;nbsp;advise talking to current investors&amp;nbsp;south of I-10 and see how things have been going for them.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;The area I primarily serve is North Biloxi. Take exit 46B from I-10. Drive two miles North on 67/15 past Walmart and the new Promenade Shopping area. Take the North Hwy 15 exit. Drive two miles North. Avondale is on the left. All N. Biloxi showings begin with an orientation at the first townhome as you turn into Avondale.&lt;/p&gt;
&lt;p&gt;The first 10 townhomes are all set aside for SRAP Certified Candidates. &lt;p&gt;August was a great rental month. Several SRAP homes have new occupants in Avondale, Quail Creek Cove and Quail Creek Circle. September is well on its way to topping August. CAL's September special with participating investors is: &lt;strong&gt;1st month free/Zero ap fee.&lt;/strong&gt;&lt;/p&gt;

      <title>Is It About Real Estate or People?</title>
      <description>&lt;p&gt;Fortunately, we do not have to choose whether what we do is more about Real Estate or People; I think we all know the essence, the bottom line; the nitty gritty&amp;nbsp; of real estate is &quot;people&quot;. Most often we are thinking of the people rather than ourselves. If you have been a real estate professional any time at all, you know that to be true. You probably also know that in the &quot;people&quot; category you pay the least attention to yourself.&lt;/p&gt;
&lt;p&gt;Most Real Estate Professionals come with families (gasp...:-) . Recently I experienced an intervention of sorts. I learned that family members thought I was working too much. Obviously I had let my passion for serving Investors and rental candidates get totally out of hand. How do you back off, though? I don't think it is possible to give less. However, I did make a vow to remember to schedule in important family events. A chief complaint is that I spend too much time on the computer. So, I am backing off of non-essential writing, other than when the last family member is asleep, or if I happen to wake up at 3AM as I did today and find my family still sleeping.&lt;/p&gt;
&lt;p&gt;Once when I woke up around 3AM, our house was on fire. I thanked God when I woke up at 3 this morning that my house was safe, and all family members either breathing deeply or snoring. I made a pit stop by the coffee pot and found the following reminder from my 16 yr old, Skye. &quot;Mom, do you know anyone that would like to sponsor me for the Choir Walkathon?&quot; Well, off the top of my head, No. However, I put us down for $2 a mile or $20. The walkathon is tomorrow; with a packed &lt;em&gt;&lt;strong&gt;re&lt;/strong&gt;&lt;/em&gt;al day I can't see lining up sponsors last minute as something I can do successfully. I will be coordinating 3 to 4 new leases, the &lt;em&gt;&lt;strong&gt;re&lt;/strong&gt;&lt;/em&gt;sults of ongoing work. I may be weak minded; but I have got to focus on work.&lt;/p&gt;
&lt;p&gt;One thing about being a &lt;a href=&quot;http://lbconcertchoir.com/&quot; title=&quot;Long Beach Concert Choir&quot; target=&quot;_blank&quot;&gt;Long Beach Concert Choir Mom&lt;/a&gt; is that the parent association comes up with a year packed full of fund raisers. For instance, I may not do a great job at helping get sponsors for the Walk a Thon (Sponsors just let me know the $ or cents they want to contribute to Skye's 10 track walk. You can pay later:-); but I still have time to get myself together for Christmas Wreathes (you may turn in your order now:-); they are beautiful, Christmas with Santa...&lt;/p&gt;
&lt;p&gt;Now I know many Real Estate Professionals have kids, and we can't all contribute to all of them. Still, in recognition of the fact that we are Real People, with Real Families--I would like to know about your fund raisers. I would also like your tips on living a more balanced life if you are actively involved in Real Estate as a &quot;Field Agent&quot; (Field Agents get the fun part of the job, working with Rental or Buyer Candidates, showing homes, photographing homes, placing ads).&lt;/p&gt;

Idealism stretching across generations and making immediate friends of strangers.&lt;/p&gt;

&lt;p&gt;One last observence--my soon to be 16 year old daughter was quite frustrated that she was not old enough to sign some petitions. I wonder how many teens there are across the U. S. who are much more savvy than we think--and whose enthusiasm to get involved is thwarted.&lt;/p&gt;
&lt;p&gt;If anyone knows of teen oriented political groups, please inform me. I think we might need to at least listen.&lt;/p&gt;
&lt;p&gt;PS: End of story--After visiting Edgewater Mall, we still did not find her specific Converse All American Light Sneakers. So much for shopping local. I guess we will have to go online.&lt;/p&gt;

&lt;p&gt;This Saturday, June 13 Open house from 10Am to 4 PM at our newest community in Gulfport-Westbury. Westbury is in a great central location off 5th street at Cowan Lorraine. Access to HWY 90 is a breeze. The owners visited yesterday and left us with some very competitive lease rates. This location in Gulfport maks an easy breezy commute for the SeaBee Base, Keesler AFB, and major casinos. Even if you work a casino at Biloxi's East side, the commute is still easy because of Beach Boulevard access. Shopping? Another easy breezy connection. You are not far from EdgeWater Mall and LOTS of shopping right up the street at the intersection of Cowan and Pass Road.&lt;/p&gt;

      <title>Night Life in the MGC and a Peek at D'Iberville Duplex Property Values</title>
      <description>&lt;p&gt;Nightlife here in the MGC can be very noisy. Its the birds! Here it is almost 12AM and the birds are having a wild Fiesta. Of course I could close my doors and windows... Just think. If my air conditioner were working and I lived in a climate controlled home I would not have realized the birds were having a slumber party. Actually, my husband thinks it is mainly one Mocking Bird. This one bird manages to sound like a flock of different species of birds.&lt;/p&gt;
&lt;p&gt;It is obviously a very happy bird. At least the Magnolia residing Woodpecker hasn't joined the party.&lt;/p&gt;

&lt;p&gt;Every once in awhile I catch myself almost complaining about something--the noisy birds, the train. Usually I stop myself in time as I remember when I walked the silent streets of Long Beach remarking to my family how eery the quiet was. Simultaneously--we realized what was missing. Birds, frogs, the train.&lt;/p&gt;
&lt;p&gt;Thinking of that time brings back remembrances of the horrible devastation from Katrina. It will be four years this August. Great strides and advances have taken place. I will never forget the volunteers and the amazing way they endured conditions worse than some residents. They worked so hard and with such devotion. At the same time in some sectors, there was mild resentment--from those who could have been doing the work for pay.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Its amazing how many things we are starting to take for granted again, that I didn't think we would. Simple things like Internet, all communication devices, produce, stores.&lt;/p&gt;
&lt;p&gt;Fast forward to today and what I do now. As A CAL Realty Group employee, I work with a wide variety of people ranging from Go Zone Investors to low income renters. There are people I can't help who can't qualify for low income housing.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Sometimes I hear people say, &quot;if they would just lower their rent...&quot; At the same time, this same group is not paying for insurance, nor did they bear the cost of extreme price increases of building materials.&lt;/p&gt;
&lt;p&gt;It does not cost the same to live here as it did Pre-Katrina,although the MGC was starting to wake up and realize its own potential in the summer of 2005. This is partially evidenced by the following discovery I made when reserching Deer Creek Road, D'Iberville.&lt;/p&gt;

&lt;p&gt;Why spend time Blogging? &lt;strong&gt;At this time my profile has been viewed 10574 times. At some point blogging&amp;nbsp; may benefit my clients, whether they have a personal appreciation for blogging or not.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Conclusion: Someone, somewhere is interested in at least 1 or some of my posts. An average &quot;post&quot; statistic I look at is: views: ex-3410 clicks:            ex-133 . Statistics confirm there is a MS Gulf Coast readership out there besides spyders, crawlers, and business to business folks wanting to improve my income with their products.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Blogging is my &quot;me&quot; time. It helps me to center and focus. Usually when writing a post, I will need to research. Research is a good thing; an investment of sorts. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I began my Active Rain Blog in 2006 as the Coast was still in a dreadful struggle to rise again after hurricane Katrina. I have learned a lot from the Active Rain membership at large. Over time, I also learned that some one, somewhere is tuning into my blog. From looking at Active Rain Statistics, I gather that whoever is tuning in is attracted to photos. My &quot;photoblogs&quot; usually get around 3000 views, even when I think the topic might be a bit lackluster.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Why would I discuss facets of Active Rain membership at Localism.com ? &lt;strong&gt;Sometimes there is cross over. Its that simple.We can only imagine what the makeup of the audience is. Section 8 tenants and land lords do not have any outward sign of help with government funding. In my opinion, the housing allowance for section 8 is at the upper moderate income level. This may be one reason why people without section 8 often seem to have difficulty paying the same rent as those with a section 8 allowance have. I repeat--Section 8 does not mean you are a slum, a project, or have run down property. NO one but you, the tennant, the property manager if you have one, and Uncle Sam will know that your particular property is involved with section 8. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Locally, the CAL Group is on both the SRAP (Small Rental Assistance Program) and Section 8 lists for investors that choose to be in either or both programs. Other than that CAL does extensive multi-media advertising.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;How can you hear so many different interpretations of the current state of the market? &lt;strong&gt;Let's try a personal analogy to illustrate this. Data begins in the Field. Think of me as a Field Worker/Field Agent. I love the one on one contact and being at a place that I can personally observe what is going on. The data I gather, what is in my mind and sometimes comes out of my mouth--is related to raw data. This data has not been manipulated, caluculated, run through programs, analyzed or interpreted. It is what it is. However, few agents or field workers can have enough contacts to actually develop reliable, general, across the board theories. At most, we develop suspicions of trends. We take into consideration, current competition and what our soon to move prosepects and residents with pending lease renewals ask us to match or compete with. By the way, we are fortunate if they tell us what other offers they are contemplating. Some investors may care about the raw data the field agents are encountering; some may not.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;By the time you see reports, the conclusions are likely a bit stale, although you have the numbers for reliability--except, even the government sometimes relies on NAR reports. NAR reports ofen come from multiple agents entering data on the fly. There is likely a bit of error in those figures, although the errors may be accounted for by standard deviation.&lt;/strong&gt; &lt;strong&gt;So, you may be talking to people with different purposes using data gained in different ways in different time frames. You may be hearing from a field team with raw, in your face information VS a sales team that gains statistically valid data through various proven resources. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Who is to say which type of data is most useful? Or, that either type is right, or wrong in any way? &lt;strong&gt;I will say this--I am immensely grateful for the investors who respect both sides of the data story. Now, please excuse me as I have a Saturday showing and a raw data gathering opportunity.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;There I met 2 of Harrison County's finest. They thought it odd that a car was parked in the driveway with the driver door open and the trunk lid up. They didn't say a word about my bare feet.&lt;/p&gt;
&lt;p&gt;I smiled and told them &quot;REALTOR at work.&quot; I laughed when I heard them calling in my car as REALTOR at work. ...OK maybe I have a weak funny bone. Anyway, they didn't leave immediately. So, I told them &quot;Thank YOU&quot; on behalf of CAL, the Owners, and the residents for looking out after us and keeping our communities safe.&quot;&lt;/p&gt;
&lt;p&gt;They still did not leave. So, I told them my recent story about pursuing my hit and run driver. They still did not leave.&lt;/p&gt;
&lt;p&gt;Finally one of them asked me how much one of &quot;these&quot; units rented for... Finally, finally--I asked the right question--hit me over the head next time; &quot;Would you like to see inside.&quot; &quot;Yes, with a grin.&quot;&lt;/p&gt;
&lt;p&gt;Come to find out one of the gentlemen will be getting married soon and will start out renting. He left with my card. I locked up, went back to my car, put my shoes on and headed for Westbury in South Gulfport.&lt;/p&gt;
&lt;p&gt;Westbury, CAL's newest community courtesy of investors, is conveniently (of course) located just off 5th at Cowan. Westbury is tucked away in&amp;nbsp; residential neighborhood--so you won't find it by accident. &lt;p&gt;Communities are a lot more fun and interesting with people; and domestic pets under 20 lbs.&lt;/p&gt;
&lt;p&gt;If you will soon be relocating, the CAL Realty Group has enough property and locations to always have a ready vacancy. We try to accomodate your situation. Long term leases are always preferred, but we will consider shorter rentals for example if you are buying a CAL built home, or buying any home, your work is temporary, etc.&lt;/p&gt;

If you are heading East on Beach Boulevard, put your right turn signal on at the lighthouse (Porter Ave intersection). If you park on the far West end of the parking lot you get about a mile in by walking the parking lot with the I-110 walk. If you were to continue walking past the Beau Rivage to the Hard Rock Casino that will net you about 2 miles round trip.&lt;/p&gt;

      <title>Scam Detection Tips (World wide)</title>
      <description>&lt;p&gt;&amp;nbsp;I have been on a roll lately. The other day I attracted the attention of not 1, but 2 families who were going to rent near each other. I was already visualizing how pleased the property owners would be.&lt;/p&gt;
&lt;p&gt;So, it comes down to verifying employment. Rarely do you get an HR phone and fax number, so I knew I would need to do a little research. However, when I called the Supervisor of the prospect to get that information he verified the income, and position of the prospect. On top of that I got a &lt;em&gt;&lt;strong&gt;glowing&lt;/strong&gt;&lt;/em&gt; recommendation. He didn't seem sure in his recall of exact wages and pay periods. I said, &quot;Okay. Do you have the Human Resource number? I'll just give them a quick call.&quot; The &quot;Supervisor said, &quot;Oh, we don't have a department like that..., we're drillers&quot;.&amp;nbsp; Me, &quot;OK. How about Accounts Payable?&quot; No answer.&lt;/p&gt;
&lt;p&gt;Well, I had a glowing recommendation. Almost all the blanks were filled in. I probably could have gone with that...But, no. I had the bright idea of looking the company up on the Internet and getting the number for the nonexistent HR office, as well as the fax number. I faxed over the request to finish the employment reference. Well, a few minutes later I got a call from the HR administrator. They had never heard of the &quot;Supervisor&quot;. The employee had been terminated about two weeks ago. Wow! Lying on paper, and right to my face. The HR department was a little upset about the (F R A U D) as well.&lt;/p&gt;
&lt;p&gt;I tried calling the applicants several times. Now, no one will answer my calls. Darn. I could have had fun with this; but the Supervisor must have tipped off my applicants. ...I'm just glad I had not tipped off the property owners that we had prospects.&lt;/p&gt;
&lt;p&gt;That, in light of several other applicants that really, really wanted to rent not returning my phone calls any more. I became a little grumpy. Most likely that was why I followed the guy that rear ended me and took off. I did get 911 in on that escapade as reported in an earlier blog. I think I experienced a little displaced satisfaction when I saw him handcuffed and hauled down to the Biloxi PD. On top of his car being crumpled in the front end, he now has the following charges: Leaving the scene of an accident, driving without a license, driving without insurance...&lt;/p&gt;
&lt;p&gt;There was a time in my life that I would have felt guilty about pressing charges. No more. Standing up is the only way we can clean up some of the lying, cheating, scamming--just plain wrong behavior that is going on in our world today.&lt;/p&gt;
&lt;p&gt;Speaking of scamming--I am publishing this blog to Localism Mississippi because I want the public to be aware that real estate scamming is rampant, and it is a two way street. As a rental prospect you need to be careful about who you respond to--As a Landlord, you need to be careful who you respond to.&lt;/p&gt;
&lt;p&gt;In either position--before you do anything, PLEASE do some extra research.       <description>&lt;p&gt;Morning or evening, the drive between Long Beach and Biloxi along Highway 90 can be a joy, sometimes relaxing, sometimes entertaining.&lt;/p&gt;

&lt;p&gt;Today on my way home--the car in front of me stopped suddenly. I stopped suddenly. The car behind me did not stop suddenly.&lt;/p&gt;
&lt;p&gt;When I felt the distinct jarring-thud, I looked in my rearview mirror and there was a Kia Rio with a crumpled front end. The young man grinned and pulled around me, got in front of me and took off.&lt;/p&gt;
&lt;p&gt;I followed a short distance thinking he would pull over for both of us to survey the damage and have the police write a report. He kept going. It dawned on me he did not plan to stop. I kept following him and started honking, and got 911 on the phone.&lt;/p&gt;
&lt;p&gt;Apparently, this time it was okay to be using my cell phone because she kept me on the line while I followed the crasher as he tried to lose me. We made several u turns, cut across parking lots, etc. while she alerted the Biloxi police.&lt;/p&gt;
&lt;p&gt;Finally, I pulled up behind him at a traffic light and gave the 911 operator our exact location, color of the car and license tags. One more u turn and finally three police cars herded him off highway 90 onto a side street.&lt;/p&gt;
&lt;p&gt;He was immediately handcuffed and put in a police car. He didn't grin at me this time. There is not a nice expression for the look he gave me.&lt;/p&gt;
&lt;p&gt;The police asked me if I wanted to file a report. You bet! I followed them directly to the police station. Well, this young man got written up for leaving the scene of an accident, no license, and no insurance.&lt;/p&gt;
&lt;p&gt;Do I feel guilty? No. He would likely do it again unless taught a lesson. He didn't even stop to see if I was okay. Fortunately, I was and did not have children with me. Ironically, my car barely had a smudge on it. I, however did not know that when I was following him. It just seemed wrong to me that someone would hit you and run. Justice!&lt;/p&gt;

      <description>&lt;p&gt;Avondale is now on Google maps as Avondale/Hwy 15 Biloxi, MS.&lt;/p&gt;
&lt;p&gt;Friday night before the Open House that I had been planning for almost a month--we had a huge impressive thunder storm. We thought it just made a lot of noise until the next morning. I saw sights such as the following:&lt;/p&gt;

Incidentally, this property has been for sale for a long, long time. I expect some day, a developer will buy it and w will see a new community in this area. &lt;p&gt;Needless to say, it was very wet out. Highwy 15 was crowded with cars, boats, campers and golf carts that had been moved away from low lying residences. It always looks very strange when low lying area evacuate their motor vehicles. I experienced a growing sense of dread. What would Avondale's status be?&lt;/p&gt;

&lt;p&gt;Though the East side of Highway 15 was littered with Parked Vehicles avoiding low lying flood water--The West side of Highway 15, where Avondale is located was almost dry. There was barely a puddle of water anywhere. I was grateful that I work with developers that know how to choose and develop land that doesn't flood in flood prone areas. As a matter of fact we've had a few applications from folks who are tired of being flooded out when it rains. Of course we all know that applications are merely formal wishes until an application is qualified and approved.&lt;/p&gt;
&lt;p&gt;By the way, we have several 3bed 2ba Garden Home (duplex style) if homes that have both sides available. This could be a great solution for a large extended family. Think of it as a 6 bedroom, 4 bath home with 2living areas and 2 kitchens...I would bet that someone would accept $1700 to $1750 mo depending on lease term.&lt;/p&gt;

This means that every single person that was told they made too much money to live in these attractive and comfortable Townhomes--now qualify.&lt;/p&gt;

      <description>&lt;p&gt;Well, its almost 10PM and I haven't treated myself to a blog yet. I need to do that. It helps keep me centered.&lt;/p&gt;
&lt;p&gt;My thoughts have been so much on Avondale lately--and I'm living and breathing our first Community Centered Open House (Saturday March 28th and Sunday March 29th). So, today after working in the community for awhile, I was able to watch the Harrison County bus driver deliver students, parents were coming out.&lt;/p&gt;
&lt;p&gt;I was treated to several chats--mostly one way. I had a little too much coffee and was excitedly telling residents about the coming community open. All of them patiently listened to my vision of &quot;community&quot;.&lt;/p&gt;
&lt;p&gt;I explained that all residents were invited. We have planned for Biloxi Bounce House to be on site both days. Part of each day we will have a radio remote. I discussed the idea of maybe having a DJ and Karaoke. Eyes lit up on that idea.&lt;/p&gt;
&lt;p&gt;...One little problema, I have almost maxed out my $4000 budget. There's got to be a way to do this...because we want to have an adult hoola hoop contest with D'Iberville student judges. The residents and I discussed adding Croquet and horseshoes. I explained to them the idea of having visitors park and walk around the circle and they were welcome to invite any non-profit group they know to set up a table in the drive of one of our vacant and ready homes.&lt;/p&gt;
&lt;p&gt;One set of parents seemed very happy with the idea of their children setting up a lemonade stand in their drive. I discussed how it would be a good way for them to reinforce counting money and serving customers.&lt;/p&gt;
&lt;p&gt;I shared how I hoped to have ambassadors from the Boys Club/Girls Club, YMCA, and Scouts show up to give information about their programs. BEcause--the more positive influence we can bring into a community; the less room for negative influences.&lt;/p&gt;
&lt;p&gt;I'm just missing a few things to feel secure about a great Community Open House. I would like to offer some prizes for best hoola,horesehoe, etc. And I need some sponsors for Flier Ambassadors, and Bounce House Monitors. I am sure I will be far too busy showing homes and writing contracts to actually manage these things during the Open House...hmmm, who could I turn to with CAL putting up $4000 and me contributing work wayyy past overtime?&lt;/p&gt;

&lt;p&gt;Well, I don't think so. The underlying intent is to get more local folks talking about the community in a positive way. People will come who ARE looking for good home in an inviting community. Attenders will remember us when they run into someone they know that needs a safe, friendly community in our area. I am looking for short term gratification spiced by long term gratification and referrals.&lt;/p&gt;

      <description>&lt;p&gt;What could be interesting about my team mates' Open House in communities other than the one I adopted?&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;I can observe&lt;/li&gt;
&lt;li&gt;I can note their mistakes and not make the same ones myself (I'm kidding:-)&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Okay, the interesting, awesome, cool thing about CAL Group promotions is that when we are promoting one area, prospects always turn up for another area. For example...This weekend we are celebrating the communities of: &lt;em&gt;&lt;strong&gt;Grand Lido, Tropical Cove and Foxwood&lt;/strong&gt;&lt;/em&gt; (Gulfport, MS). I will be happy to attend, work, show, listen, and educate--because some of these folks don't know it yet, but the new Community of Avondale (North Biloxi, MS)will be perfect for them.&lt;/p&gt;
&lt;p&gt;Along the same thought, I am currently working on the Avondale Community Open to be running Saturday, March 28th and Sunday, March 29th, 10AM to 4 or 5 PM. Some visitors to the Avondale Community Open will actually fit better in a different community because of work locations, other family locations, etc&lt;/p&gt;
&lt;p&gt;...Thankfully, with the CAL Group, I no longer micro-manage everything. I have people! :-) That is a very good thing because I feel the &lt;em&gt;&lt;strong&gt;Avondale Community Open House&lt;/strong&gt;&lt;/em&gt; taking on a life of its own. At this stage, I am pleased to have Vickie to consult with. Vickie is the nuts and bolts advertising production ultra creative person. She already has a knack of redirecting my focus when I stray too far.&lt;/p&gt;
&lt;p&gt;The theme chose itself. Avondale students attend D'Iberville Schools. To make the most of advertising--why not let some non-profits benefit from the advertising? So, we are inviting student groups and clubs to offer fund raising activities such as bake sales, lemonade stand, maybe some games. In turn, I am sure they will bring us a bit of traffic that we would not reach through media. I think we are even going to have a moon bounce, and karaoke. (That should be fun along with the rock radio remote...)&lt;/p&gt;
&lt;p&gt;All this fun you say; but what about showing homes? Well, if we have lots of kids having fun, even a few kids having fun--&lt;em&gt;&lt;strong&gt;who&lt;/strong&gt;&lt;/em&gt; is going to bring them and what are &lt;em&gt;&lt;strong&gt;they&lt;/strong&gt;&lt;/em&gt; going to do? Yep. Parents, or other responsible adult. Well, maybe the parents are not really looking for a community to move to. What good will this do, then? The parents will be informed. Kids and parents will be a source of information and will remember us at the right time.&lt;/p&gt;
&lt;p&gt;The theme shaping up in my brain--&lt;em&gt;&lt;strong&gt;IS&lt;/strong&gt;&lt;/em&gt; education. A couple of reasons why:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;The CAL Group is a company that believes in teaching what we know, educating those who seek it. Hence, the seminars that are frequently scheduled.&lt;/li&gt;
&lt;li&gt;The above reason--celebrating D'Iberville schools.&lt;/li&gt;
&lt;li&gt;My reason: I have discovered that sometimes because we know about a topic or issue, we assume others know the same thing. Well, guess what? I have discovered a world of consumer confusion regarding SRAP qualifications and Section 8.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;So, MS Vickie--This is the theme for the Avondale Community Open. ...We have a lot of work to do. I better turn in.&lt;/p&gt;

&lt;p&gt;Veteran 1: Ya gotta see her profile--let's say perhaps the Active Wonder Woman of Property Management in Arkansas.&lt;/p&gt;
&lt;p&gt;Veteran 2: Somehow accumulated 100K Active Rain points. It doesn't make me a star; it simply means I used to post consistently.
