      <title>REALTOR Surprise!</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/3/6/4/9/ar1215792094633.jpg" height="98" alt="" width="118" /&gt;I had the most remarkable phone call this morning. The call was from an agent who had shown and submitted an offer on a high end listing I had. The sellers turned down that offer.&lt;/p&gt;
&lt;p&gt;This week the sellers decided to list with a national firm (with my blessings and well wishes).&lt;/p&gt;
&lt;p&gt;The REALTOR, Amy Wood, called to tell me that she thought I did a great job with the listing. That astounded me. She has got to be one of the highest producing agents in the MS Gulf Coast--She took her time to call me and &lt;strong&gt;encourage&lt;/strong&gt; &lt;em&gt;me&lt;/em&gt;.&lt;/p&gt;
&lt;p&gt;I had this listing &lt;em&gt;&lt;strong&gt;wayyy &lt;/strong&gt;&lt;/em&gt;too long. The last re-listing I actually encouraged the owners to interview other agents.&lt;/p&gt;
&lt;p&gt;This time they listed with another firm. That was definitely okay with me, and a bit of a relief. ...&lt;/p&gt;
&lt;p&gt;Anyway, I wish the new agents and big name firm the best! The sellers are wonderful, the property is always in good shape, showings with little to no notice. Its almost a dream situation.&lt;/p&gt;

      <title>Can Someone Pleassse Help This Gentleman?|La Mesa, CA Section 8 Rental</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/9/1/4/9/7/ar121079045479419.png" height="135" alt="" width="129" /&gt;&amp;nbsp; Its a beautiful day in the Mississippi Gulf Coast. That's where I live, work, play, rejoice, etc., etc. A gentleman recently called me very upset because MGC Realty is listed on Craig's List as having a section 8 property in La Mesa. Its a mistake somewhere along the line because I do not handle rentals, especially in California.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; I probably should have hung up--but&amp;nbsp; he sounded agitated and I thought perhaps I may contact someone, that could contact someone that might be able to help him.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; I have full contact information. He is section 8 because of a social security disability. He stressed to me that he has an excellent credit rating and is a non-smoker. Zip codes that would work for him are: 91941 and 91942. His budget is $850 a month.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; This is not what I do, and likely not what you do. But, if you have a little time and compassion... &lt;img src="http://activerain.com/image_store/uploads/8/4/9/1/1/ar121079061411948.jpg" height="69" alt="" width="120" /&gt;&lt;/p&gt;
&lt;p&gt;*Note: Since writing this post I have contacted the office of the MGC Realty in California. They are going to give the gentleman a call (the advertising agent's mailbox was full). However, if you have rental properties in this area, he may still need some referrals.&lt;/p&gt;</description>

      <title>Real Tech Crisis|Palm Centro/ATT|Another Plain Suzi Post</title>
      <description>&lt;p&gt;Bundling everything up in one unit does sound like a dream come true. REALTORS across the nation have done it and I assume to be satisfied. Finally, this awesome Tech &lt;em&gt;&lt;strong&gt;Re&lt;/strong&gt;&lt;/em&gt;volution hit the Mississippi Gulf Coast MLS membership.&lt;/p&gt;&lt;p&gt;First, let me say that our REALTOR/MLS office and Supra handled the conversion in a very organized fashion. My goodness--&lt;em&gt;&lt;strong&gt;every&lt;/strong&gt;&lt;/em&gt; member had to make a change of some sort, plus had to return old key boxes if they still had the older models out.&lt;/p&gt;&lt;p&gt;I was so excited! I had read posts about agents in other locations using Smart phones bundled with Supra eKey access. I envied them.&lt;br /&gt; &lt;/p&gt;&lt;p&gt;Sidebar: In the mean time on the personal level my household is recovering from a fire. It just so happened that my son&amp;#39;s phone scorched in the fire.&lt;/p&gt;&lt;p&gt;Get &lt;em&gt;&lt;strong&gt;re&lt;/strong&gt;&lt;/em&gt;ady -- Here comes a Kudo for the &lt;strong&gt;&lt;em&gt;new&lt;/em&gt;&lt;/strong&gt; &lt;strong&gt;A T &amp;amp; T...&lt;/strong&gt; Keep in mind that my whole household (4) phones is under contract with A T &amp;amp; T. The A T &amp;amp; T reps who were manning the booth at the MLS conversion actually let me swap my phone over to my son, and I could choose a new Smart Phone and take advantage of the Supra upgrade. The only caveat was that we had to go for 2 new 2 year contracts. Well, I went for it. I&amp;#39;m not sure I was in my right mind--(remember when you are already under stress, it is not the optimal time for decision making).&lt;/p&gt;&lt;p&gt;I was a little concerned that A T &amp;amp; T did not allow smart phones the advantage of the insurance plan. Still, I forged ahead, looking forward to being a member of the new Tech Elite. However, at that time I went ahead and purchased a Palm Snap on cover which should protect the phone. I was not totally comfortable with the Centro, but it had a 30 day guarantee. One would think I was set up optimally. In a perfect world...&lt;br /&gt;&lt;/p&gt;&lt;p&gt;One day of purchasing, I&amp;#39;m on a buyer tour out in the field. Wayyyy out in the field. Out of A T &amp;amp; T range. No concern. We are still supposed to have Supra coverage. in a &lt;em&gt;perfect&lt;/em&gt; world. Well, the set up worked flawlessly the first few times. Then the last 3 listings the set up would not work. It wouldn&amp;#39;t even let me back into a house I had just been in. Very impressive to my client:-).&lt;/p&gt;&lt;p&gt;So after I returned to civilization, I called Supra and they told me to remove the battery on my phone and put it back in. At this point let me tell you that the battery cover on the Centro is very tight and requires the patience of a saint to remove it. I had not yet tested it to see if it worked on Supra Keys.&lt;/p&gt;&lt;p&gt;Next day I&amp;#39;m picking up my client to take her to see a listing in which the owner shows, (there is no keybox).&lt;/p&gt;&lt;p&gt;It starts raining a torrent. Somewhere along the line my protective case comes apart and drops the phone. The back part of the case is still hooked to my clip; I did not notice the unit had dropped until I reached my client&amp;#39;s house. Fortunately, I was there a little early so I went back for my phone and found it in the driveway, lying face down in a puddle of water.&lt;/p&gt;&lt;p&gt;At that moment it occurred to me that bundling may not be such a good idea. Your phone &lt;em&gt;&lt;strong&gt;and&lt;/strong&gt;&lt;/em&gt; your key access possibly being ruined just when you need it most. I went back to A T &amp;amp; T hoping for some mercy. Well guys, rules are rules. After I cooled off, I could understand that they would not take back a water damaged unit--even if you had planned to bring it back anyway. Absolutely no exceptions! (Although they were empathetic--gee, that&amp;#39;s a tough break! You poor thing...)&lt;/p&gt;&lt;p&gt;The one thing I could do--I did. I unbundled. I paid the year advance for the Active Key AND bought insurance. Out of pocket: $100 for the Centro, I forget how much for the case that was supposed to protect my phone, and a year&amp;#39;s service for the Active Key + insurance. My Supra Account is downgraded, and I downgraded my A T &amp;amp; T media package. At least my monthly tech budget will be a little lighter. However, I have utmost confidence in the Active Key opening doors, though I haven&amp;#39;t actually used it yet.&lt;/p&gt;&lt;p&gt;Now, a Kudo for the Palm Centro... After it dried out, it still works. I just don&amp;#39;t like it. Hopefully by the time their upgraded unit with the bigger keyboard comes out, September, I believe--I can afford to buy that unit. What I do like about the Centro is the Touch Screen. That&amp;#39;s it so far.&lt;/p&gt;&lt;p&gt;Overall, everyone was considerate through this whole nightmare. My MLS office got me up and running with the Active Key pronto, for which I was grateful. Technically, I still have my phone and database with me. If I want up to the minute MLS info, I already have my tablet with Verizon Wireless, so in a manner of speaking, I don&amp;#39;t think I will be lagging technologically.&lt;/p&gt;&lt;p&gt;I have to remember, I am not &lt;strong&gt;&lt;em&gt;stuck&lt;/em&gt;&lt;/strong&gt; with the Centro. I can buy a new phone any time. However, I am stuck with the 2 year A T &amp;amp; T contract. &lt;/p&gt;&lt;p&gt;&amp;nbsp;If you buy a Centro and drop it in the water, don&amp;#39;t despair, it may still work. For some REALTORS, the CENTRO may be a dream come true. Make sure you at least handle it a bit before buying though. The send and end keys concern me. You need to double check that you have REally ended your call. That wasn&amp;#39;t very Ladylike, REALTOR like, or Christian like. I was dealing with more than one crisis--the phone was the last straw.&amp;nbsp; Please forgive me.&amp;nbsp;&lt;/p&gt;&lt;p&gt;PS: I am still between my house and a hotel because of the fire. &lt;p&gt;&amp;nbsp;Joel Dunlap, Director of the Long Beach High School Choir makes sure the choir gets plenty of exposure. Remember, they are singing in Italy at the end of this May. This choir is superior rated; and its no wonder. With Mr. Dunlap, choir isn't just about singing. Graduating having been a member of this choir will also mean that you are disciplined, you are dedicated, punctual, you have great posture, and you are not afraid of work (constant fund raising:-).&amp;nbsp;&lt;/p&gt;

I had opportunity to meet many great people, and local hands on recovery experts. All of these were landmark events; however the 4th Annual Gulf Coast Fair Housing Conference was my April highlight.&lt;/p&gt;

&lt;p style="text-align: left;"&gt;A couple of Hot Topics were:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;How you get your money should not be a part of a rental application, i.e., discrimination towards section 8 renters.&lt;/li&gt;
&lt;li&gt;What can be done for people who have had their homes foreclosed yet renting requires a good credit rating and often that no homes have been foreclosed on.&lt;/li&gt;
&lt;li&gt;Insurance will continue to be an issue for some time to come. Insurance is not actually a fair housing issue, it just makes everyone's lives more difficult, and true restoration of people to homes more illusive. There was some talk about insurance possibly being a new "red lining" catalyst.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;That's all for now. As you can see I am running a bit behind. All of these events were April events.&lt;/p&gt;

      <title>Settings and Windows Vista|Help!</title>
      <description>&lt;p&gt;I don&amp;#39;t know what change I made, but whatever I did it created a frustrating issue with using blogging platforms. The Hand will only disappear if I click on spell check. I cannot highlight. It makes resizing photos a pain. So, if any one has any ideas, please let me know.&lt;/p&gt;&lt;p&gt;I use Windows Vista for Business. This is the first time I have had this sort of irritating inconvenience. I have gone through the mouse settings and keyboard settings repeatedly.&lt;/p&gt;</description>

      <title>*Photos* Enjoying the Bay Bridge|Connecting Pass Christian and Bay St. Louis</title>
      <description>&lt;p&gt;It is great having the Bay Bridge and the Biloxi/Ocean Springs bridges operable again. Everyone&amp;nbsp;I encounter on Bay Bridge seems to be in a good mood. Of course it could be because this day was one of many gloriously beautiful days.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;It is between 2.3 and 2.4 miles across the bridge from parking areas. At the highest point from the Bay St. Louis side it is approximately 1.25 miles. After the longer stretch of bridge there is a seperate 1/2 mile bridge on the Pass Christian side.&lt;/p&gt;&lt;p&gt;Harrison County is between Jackson and Hancock Counties and connected by bridges at HWY 90. Many beach front properties are for sale.&lt;/p&gt;&lt;p&gt;I think there was a bit more traffic before gas prices went up....       <title>Early Morning Fire|Check Fire Alarms, NOW!</title>

He had been ill a couple of days before, so I got up to check on him. I also thought I smelled burnt popcorn. I remember wondering why my daughter was microwaving popcorn so early in the morning. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; When I got up and went through the kitchen, no one had microwaved popcorn. My son was in the bathroom and was okay, and not sick. He said he had not been coughing. No one in the house had been gagging. The coughing and gagging I had heard was in a dream.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; After checking on my son, I noticed smoke coming from under his bedroom door. I opened the door to hot flames and billowing smoke. I began shrieking repeatedly, &amp;quot;fire, get out! Get out &lt;strong&gt;&lt;u&gt;now!&lt;/u&gt;&lt;/strong&gt;&amp;quot;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; My husband grabbed a fire extinguisher and pulled the pin. Nothing happened. This was a supposedly guaranteed to work fire extinguisher. My daughter called the Long Beach Fire Department. In the mean time my husband grabbed the garden hose and began hosing through one of the open bedroom windows.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The Long Beach Fire Marshall asked about our fire alarms. It was the first time we had thought about fire alarms since repairing our home from Katrina damages. We had &lt;strong&gt;&lt;em&gt;intended &lt;/em&gt;&lt;/strong&gt;to add fire alarms and hook up the one we had; but we had all forgotten about fire alarms as we went about our lives.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Had we had the one fire alarm in our house hooked up, I doubt that it would have helped as the alarm was on the opposite side of the house from where the fire started. Please, everybody, make sure that you have working fire alarms in each bedroom, hallways, the kitchen..., make sure the alarms are hooked up and working properly.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Fire Alarms. Do it today. Do it &lt;strong&gt;&lt;u&gt;now&lt;/u&gt;&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; (A quick survey with some of my neighbors found that one household had no fire alarms, and that some households had insufficient # of fire alarms. I hope to work with either the Long Beach Fire Department or another entity to raise funds to bulk buy fire alarms and batteries, learn how to install them, then help others get to a safer standard. Any&amp;nbsp;ideas or advisement will be appreciated in starting and maintaining this project. Also, REALTORS-Fire safety is not your responsibility, however if there is anything you can do to encourage your clients to make sure they have sufficient fire alarms and working fire extinguishers--please make it a priority.)&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Wednesday, April 23&lt;sup&gt;rd&lt;/sup&gt;, I was saddened to see the Sun Herald first page headline, &lt;strong&gt;&amp;quot;&lt;u&gt;Fire Kills Nurse&lt;/u&gt;&amp;quot;&lt;/strong&gt;.&amp;nbsp; One of the neighbors, a previous law enforcement official expressed regret and guilt that he was not aware that the home across the street was on fire until the fire trucks arrived. To him, I would like to say, &lt;strong&gt;&lt;em&gt;please&lt;/em&gt;&lt;/strong&gt;, do not assume guilt or responsibility for the outcome of your neighbor. I doubt that she would have wanted you to feel responsible. Some events happen outside the control of humans. Our neighbors next to us did not wake up even with several fire trucks and police vehicles on the scene.&lt;/p&gt;&lt;p&gt;A report by the CDC (Centers for Disease Control and Prevention), states that, &amp;quot;On average in the United States in 2006, someone dies in a fire about every 162 minutes, and someone was injured every 32 minutes. Most victims of fires die from smoke or toxic gasses and not from burns. Approximately half of home fire deaths occur in homes without smoke alarms. &lt;/p&gt;&lt;p&gt;To the Long Beach Fire Department, please accept our gratitude and appreciation for arriving on the scene expediently, and for not creating more damage than necessary in putting out the fire. Though we had no coverage for Katrina damages, we did have coverage for fire through USAA. In a time of confusion and disorientation, USAA has been an important source for consultation and advisement, as well as material damages. The clean up teams they have contracted with are courteous and caring, as well as highly professional and knowledgeable.&lt;/p&gt;&lt;p&gt;Thank you to the families that have taken my children in during this time so that they would have the least disruption possible. Thank you to Grace Fellowship at Stewart and Old Pass for continued demonstration of love, concern, and offers of help.&lt;/p&gt;&lt;p&gt;Last, remember the time immediately following Katrina? Do you remember the gratitude we all felt that we were alive, and that the person in front of us was alive whether we knew them or not?&amp;nbsp; Remember how we could be talking with a person who had lost everything, yet they were grateful for clothes on their backs and &lt;strong&gt;&lt;em&gt;life&lt;/em&gt;&lt;/strong&gt;? Please remember to be grateful for the small things we take for granted. We are not guaranteed tomorrow.       <title>Could You Use a Fair Housing REfresher? This is Fun, Educational, and FREE!</title>
      <description>&lt;p&gt;Somewhere, deep in my blog archives is a blogport of my experience at last year&amp;#39;s Fair Housing Conferance. I met the most awesome people. Every moment was enlightening and educational. The odd thing about my &amp;quot;&lt;strong&gt;&lt;em&gt;day off&amp;quot;&lt;/em&gt;&lt;/strong&gt;at the Gulf Coast Fair Housing Conference was that I met several &amp;quot;random&amp;quot; contacts that provided the missing link to an idea, or virtually handed me the missing piece to a life puzzle I was working out. I expect no less of this conference.&lt;/p&gt;&lt;p&gt;So, REALTOR or NOT, if Fair Housing touches your life in any way, you are invited to attend. This is a free conference for the &lt;strong&gt;&lt;em&gt;public&lt;/em&gt;&lt;/strong&gt;. It lasts all day, however they have breaks and complimentary lunch is provided. You do not have to attend all day, or all round-tables, I imagine you will want to though.&lt;/p&gt;&lt;p&gt;If you are busy on this day, I would advise trying to reschedule &lt;em&gt;&lt;strong&gt;anything &lt;/strong&gt;&lt;/em&gt;to another time so you can take full advantage of this &lt;strong&gt;gift&lt;/strong&gt;.       <title>Whose Habits Have You Picked UP?|Multi-Subject, Multi-Photo Blob, I mean Blog</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I am privileged to attend a church pastored by a dynamic couple. I used to fall asleep in church. &lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/1/3/7/2/3/ar120768182332731.jpg" height="191" alt=" " width="159" /&gt;NO more, Yeah!!! They are such&amp;nbsp;dynamic teachers that I literally absorb a lot of teaching (sorry, Pastors I have not acquired the ability to speak the scriptures as you do...).&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Pastor Felix tends to end a spoken paragraph with a&amp;quot;hmph&amp;quot;. Now I notice that when I am in a client meeting, at the end of a Real Estate train of thought, whether good or bad, I end with &amp;quot;hmph&amp;quot;. The first time I heard myself do that it shocked me! Test me. See if I have overcome the idiosyncracy. Let&amp;#39;s have a real estate meeting!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Pastor Jocelyne, will from time to time say, &amp;quot;Oh, MY God!&amp;quot; (Not in a bad way, but a joyous, praise kind of way--she is originally from Haiti, some of her mannerisms are a bit different:-)). So, now I catch myself saying, &amp;quot;Oh, MY God!&amp;quot; Then, I look around to see if I need to explain myself.&lt;/p&gt;&lt;p&gt;Have you picked up any habits lately that makes you feel like you&amp;#39;ve been invaded? If I&amp;#39;m that impressionable, &lt;/p&gt;&lt;p&gt;its a good thing I have good places and people to hang with....&lt;img src="http://activerain.com/image_store/uploads/1/0/9/5/2/ar120768249425901.jpg" height="72" alt=" " width="96" /&gt;&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/8/9/0/3/ar120768260330987.jpg" height="174" alt=" " width="605" /&gt;&lt;/p&gt;&lt;p&gt;This church has been instrumental in turning Gaston Point around, and mending relationships between residents and government officials--Cleaner, safer neighborhoods benefit all of us at some point. I actually was not aware how bad the reputation of Gaston Point &lt;strong&gt;&lt;u&gt;was &lt;/u&gt;&lt;/strong&gt;until a parent of one of my daughter&amp;#39;s friends questioned the safety of us attending there. My, how things change with time and effort (TLC + elbow grease)&lt;/p&gt;&lt;p&gt;Of course living on the Gulf Coast and living in Long Beach I visit most towns in Harrison County frequently.       <title>Working With "My Referrals"--Active Rain|Trade?|PUBLIC Post</title>
      <description>&lt;p&gt;I have not had cause to use the &amp;quot;My Referral&amp;quot; button on my home page until the last day or so. WOW! What a way to get hooked up! I feel confident that any who responded would be a great choice in assisting my client. Now, the issue is choosing among great responses.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;There is a kink&amp;nbsp;in the Bridgewater referral, though. &lt;a href="http://21155daughertyrd.mslongbeach.com/" title="21155 Daugherty Rd" target="_blank"&gt;Click here to check it out&lt;img src="http://activerain.com/image_store/uploads/5/7/3/0/4/ar12072721940375.jpg" height="72" alt=" " width="160" /&gt;&lt;/a&gt;&lt;/p&gt;&lt;p align="left"&gt;However, if there is a remote chance that someone from that area might be wanting to trade...that could solve the issue. Plus, my client has given me a lot of leeway in concessions and planned price reductions starting soon. &lt;/p&gt;&lt;p align="left"&gt;(Am I nuts for letting &amp;quot;planned price reductions&amp;quot; make its way to the Internet? Think of this scenario--you are out shopping and you find a high ticket item you really, &lt;strong&gt;really&lt;/strong&gt; like. You know the store plans to reduce the price in the future. You decide to wait. The sale hits and you rush to the store only to find that someone bought the&amp;nbsp;item at the higher price... Even in today&amp;#39;s market I think we have all missed out on an excellent buy because of waiting too long.)&lt;/p&gt;&lt;p align="left"&gt;As it is now, the property is at $195K. The pre-listing appraisal was at $225K in April.&amp;nbsp; It is a unique property. Its tempting to advise demolition of the house and barn... However, they structures are still useable and have appeal to some people. There is so much that can be done with the property... PLUS, it is currently zoned county--no city taxes (YIPPEE!) Yet, you are only 1/2 mile away from the Long Beach city limits. So, the property IS in a well/septic area, for now... My recent conversation with Harrison County Zoning AND Mayor Skellie gives me a very strong &lt;em&gt;&lt;strong&gt;speculation? &lt;/strong&gt;&lt;/em&gt;that Long Beach Water and Sewer is still 5 to 6 years away. &lt;/p&gt;&lt;p align="left"&gt;Think for a minute. What has been your experience in buying property that converted from well/septic to city water/sewer? Darn! Some things never change. Okay, 2 non related conclusions:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&lt;div&gt;I think using the Active Rain Referral system is a great tool that will benefit the end buyer and seller. No bull! Its straight forward. You get honest and personal responses from agents who know the area and obviously are willing to work for YOU.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;I understand the point that some FSBO&amp;#39;s have made to me. (They know so many REALTORS, its impossible to choose without hurting someone&amp;#39;s feelings) &lt;/div&gt;&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;Respectfully to Owners selling your own property--If you choose 1 of us for listing, all of us can show your home and any of us may come up with the buyer.&lt;/p&gt;&lt;p&gt;My solution for Buyer Agent Referrals: I will present all responses to my client. The choice &lt;strong&gt;&lt;em&gt;is&lt;/em&gt;&lt;/strong&gt; hers. From what I have seen in responses--she can&amp;#39;t make a mistake, they are all good choices.       <title>Positive Reality Exercise|MS Gulf Coast Real Estate Inventory</title>

True Positives. We &lt;strong&gt;can&lt;/strong&gt; do it!&lt;/p&gt;&lt;p&gt;(By the way, West Harrison County tends to have acreages, well and septic.)&lt;/p&gt;&lt;p&gt;*******************************************************************************************&lt;/p&gt;&lt;p&gt;Sometimes as Real Estate Professionals we are asked questions that requires a bit of REsearch. Well, it just so happens I am a REsearch fiend. As I was REsearching for a specific party I REalized that the REsearch could help others as well. The Gulf Coast MLS is my source of information which also means I am a due paying member of NAR, MAR, GCAR as well as the Gulf Coast MLS. (The MLS is &lt;strong&gt;not&lt;/strong&gt; Free to REALTORS:-)&lt;/p&gt;&lt;p&gt;A very important consideration in evaluating this data is: Condos are not included. I would be happy to do a separate study if interest is indicated, or perhaps one of our other Mississippi REALTORS will do a condo REport... Condos are indeed a lucrative market on the Gulf Coast. This data does not include farms/ranches, land, or commercial, only MLS listed SF homes. Note also that the majority of this data is focused on single family homes in the 3,000-5,000 HC/SF range. &lt;/p&gt;&lt;p&gt;*It is extremely important to understand that the Gulf Coast has a huge inventory of FSBO properties on the market. I have not found a way to include FSBOs in REports. The simplest thing of course would be for all FSBOs to list with a REALTOR, then &lt;strong&gt;we would all&lt;/strong&gt; have access to their data as well. Buyers, please understand that none of us would intentionally withhold information of for sale by owner properties (at least no one I know), but we could miss one, because we too have to be aware of FSBOs. Can you imagine each REALTOR trying to maintain an up to date, comprehensive list of FSBO property???&lt;/p&gt;&lt;p&gt;There is SO much inventory on the MLS it would be hard to imagine that a FSBO property could end up being the one property that a buyer would find satisfactory. However, if a Buyer is able to define an area and property criteria I will certainly endeavor to contact every FSBO as well. FSBO + MLS shopping definitely requires a defined relationship with the potential buyer (for me).&lt;/p&gt;&lt;p&gt;+++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++&lt;/p&gt;&lt;p&gt;Here&amp;#39;s my positive outlook: Homes are still selling. There is a lot of choice. The market is not stagnant. Understanding that there is a large inventory and a ballpark selling period will help you prepare. Still these figures are general. If you are a seller, you need to be ready for a quick sell--as well as your market possibly being on the market as long or longer than the data indicates. So, the positive in that is that you can prepare yourself. &lt;strong&gt;&lt;em&gt;Positive REality is good, False expectation is not&lt;/em&gt;&lt;/strong&gt;.&amp;nbsp;Your REALTOR can help&amp;nbsp;you understand the competing properties as well as the recently sold properties.&lt;/p&gt;&lt;p&gt;For example, it does no good to list your home according to the sell price a few properties, (even&amp;nbsp;from the last few months) if you find the comparable homes on the market are priced lower.&lt;/p&gt;&lt;p&gt;+++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++&lt;/p&gt;&lt;p&gt;&amp;nbsp;As of March 17 and 18, 2008&lt;/p&gt;&lt;p&gt;The following Information is gained solely from Gulf Coast MLS statistics. Being positive is a preferable state of being, until--values collide.&lt;/p&gt;&lt;p align="left"&gt;How could anything possibly collide with &amp;quot;being positive&amp;quot;? What if you believe truth and honesty are equally important values? What if someone asks how my son is? If he is not OK right now, but I expect him to be OK--what is the best, most true way to answer that?&lt;/p&gt;&lt;p align="left"&gt;What if someone asks--How is business? Perhaps the REality at this moment is--&amp;quot;I haven&amp;#39;t had a closing for awhile. My credit cards are maxed... HOWEVER, I am working with several families on helping them make their dreams come true. I AM busy. I have cast my bread on the water. I have sown my seeds and EXpect to harvest.&lt;/p&gt;&lt;p align="left"&gt;Sometimes I find myself in a mess. Perhaps if someone inquiring knew the truth--they could be looking for someone who had time to assist them with their goals.&lt;/p&gt;&lt;p align="left"&gt;I was trained to be positive from childhood. (My mother would actually go around our living room chanting in a song--Be enthusiastic, act enthusiastic--until we all wanted to slug her:-) (By the way, she was a single mother running a restaurant and was bringing up 5 kids--ouch!)I have read the &amp;quot;Secret&amp;quot;, I understand biblical training concerning faith and our ability to create positive things. So, how in the world do I over ride the other part of my personality that oozes &amp;quot;REality Rules&amp;quot;?&lt;/p&gt;&lt;p align="left"&gt;*******************************************************************************************&lt;/p&gt;&lt;p align="left"&gt;Positive affirmations are good. No one can argue with that. One thing that helps me is to take inventory and remember when I really did get what I spoke. Remember when a present day REality was a thought, a dream. Some people call it--&amp;quot;Testimonials&amp;quot;.&lt;/p&gt;&lt;p align="left"&gt;When we think of these things, then we know that the truth is being created, and that possibly present circumstances are NOT REality, but steps towards the truth we prefer.&lt;/p&gt;&lt;p align="left"&gt;******************************************************************************************&lt;/p&gt;&lt;p align="left"&gt;What I would like from all of you--is your way of positively, and truthfully handling a negative era without creating a negative aura.&lt;/p&gt;&lt;p align="left"&gt;******************************************************************************************&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;I hope to hammer this out here&lt;/strong&gt;. Among us. Speaking and acting positive needs to be REal, deep, gut level, no PollyAnnas. &lt;strong&gt;&lt;em&gt;RE&lt;/em&gt;&lt;/strong&gt;al People, &lt;strong&gt;&lt;em&gt;RE&lt;/em&gt;&lt;/strong&gt;al life. How do you speak positive when the facts before you are dismal? &lt;/p&gt;&lt;p align="left"&gt;We need true anecdotes for all of us to fall back on. Why? If it works for 1, it can work for many.&lt;/p&gt;&lt;p align="left"&gt;******************************************************************************************&lt;/p&gt;&lt;p&gt;One way that I maintain a positive spirit while being a &lt;strong&gt;&lt;em&gt;RE&lt;/em&gt;&lt;/strong&gt;alist is to acknowledge the challenge, then plan an attack to change circumstances to the &lt;strong&gt;&lt;em&gt;RE&lt;/em&gt;&lt;/strong&gt;ality I prefer.&lt;/p&gt;&lt;p&gt;Action is a companion of Positive REality.       <title>MS Gulf Coast Stats|Trends and Interpretation|Agents, Lenders, Researchers</title>
      <description>&lt;p align="center"&gt;&amp;nbsp;&lt;img src="http://activerain.com/image_store/uploads/1/4/2/9/9/ar120439732799241.jpg" height="160" alt=" " width="640" /&gt;&lt;/p&gt;&lt;p align="center"&gt;Public Post March 1st, 2008&amp;nbsp;&lt;/p&gt;&lt;p&gt;In making out my &amp;quot;Know My Surf and Turf&amp;quot; plan for the week, I decided focus on vacant homes first would be fun and enlightening, plus with vacant homes appointments are seldom required. &lt;/p&gt;&lt;p&gt;Some buyers I have worked with in the past prefer vacant homes over occupied, there&amp;#39;s just less stress all around. Staging of course has merits, strong ones. Yet, some people prefer an unstaged, undisguised home--and prefer to use their imaginations. &lt;/p&gt;&lt;p&gt;Then, thanks to many new, easier to use functions on the agent side of the Gulf Coast MLS, hours later I came up with some interesting data, that may be helpful in drawing very general hypothetical trends for the MS Gulf Coast. &lt;/p&gt;&lt;p&gt;If you are not familiar with MLS data please keep in mind the following disclaimer:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;div&gt;The data does not include a huge FSBO category, though many FSBO&amp;#39;s look to MLS stats for pricing guidance (which requires the assistance of a REALTOR/MLS member:-)&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;The data is only as good as the integrity and competence of those entering data.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;MLS stats are still the best tool available. If you know of market data that does not at some point rely on MLS, agent driven data--please enlighten me.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Mississippi, or at least the Gulf Coast does not include the sale price in county records. Property is bought for a consideration of $10.00 Research &lt;strong&gt;&lt;em&gt;That:-)&lt;/em&gt;&lt;/strong&gt; !&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;I love Harrison County and find all departments extremely helpful in answering questions. I am happy to my taxes! However, I often spot serious errors in county records. I would hypothesize that county records are scarcely more reliable than MLS records.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;I do not put much stock in the list price to sales price ratio. The list price can be changed right before a pending sale. To get a true LP/SP one still needs to go back to the original list price found in history, agent side.&amp;nbsp;&lt;/div&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;Search Criteria, Long Beach, Pass Christian, North/SouthW/SouthE Gulfport, Biloxi, WoolMarket, Diberville, West Harrison County, Saucier/Lizana . 1546 Single Family Homes are available. 671 SF homes are vacant. &lt;strong&gt;(43% of homes listed are vacant)&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The last 90 days, 53% of the homes closed were vacant.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;90 Day Closing Results Vacant Homes: 161 &lt;/p&gt;&lt;p&gt;Low List: $14, 900 to High List: $599,000.       <title>Closing Activity the Last 90 Days, Pass Christian, MS</title>

Search of closings for the last 90 days show 28 closings ranging from $15K for a lot to $595K for a home in the Oaks of PC.&lt;/p&gt;&lt;p&gt;How are buyers buying in our economy? The 90 day closing breakdown showed 14 Cash transactions, 11 Conventional, and 3 FHA.&lt;/p&gt;&lt;p&gt;A lot on West Beach Blvd (corner lot, HWY 90) sold for $350K and measured: 100.000 X 263.000 X 98.000 X 271.000. (Incidentally, this MLS listing had no photo and little description--shoots my theory about MLS presentation:-). Interesting history--this lot was listed 5-18-05 for $649K, then withdrawn 8-6-05 (Pre-Katrina). At that time it was a residential listing. Then it was listed as closed 2-12-08, then listed as Active 2-13-08. I figure those 2 dates were reversed by data entry error. &lt;/p&gt;&lt;p&gt;Now, if we remove the lots and focus on single family residential we had 16 homes sold ranging from list of$55K to $595K, and closing price from $56K to $595K. The greatest recorded days on market was 478, and the least was 43 days. Financing was: 3 FHA, 2 Cash, 9 conventional.&lt;/p&gt;&lt;p&gt;Pending is fun to see as well. It looks like Fourth avenue is making a come back (Village on the Beach is the rebuild of Village at Henderson Point), with 6 units pending at the combined list price of $3, 134, 050.       <title>Stuck in DFW</title>
