Avondale is now on Google maps as Avondale/Hwy 15 Biloxi, MS. Friday night before the Open House that I had been planning for almost a month--we had a huge impressive thunder storm. We thought it just made a lot of noise until the next morning. I saw sights such as the following: Keep in mind this is the Long Beach High School Parking lot, a block North and a block West of my residence. This shot almost looks like one of my harbor shots.

I drive Hwy 90 (also known as Beach Boulevard) frequently. Each time I drove under the Sky Walk of the Island View Casino, I would think..."I want to go up there and walk across". Well, its not like the Island View charges to walk across Highway 90 using their Sky Walk. I have not had cause to use the "My Referral" button on my home page until the last day or so. WOW! What a way to get hooked up! I feel confident that any who responded would be a great choice in assisting my client. Now, the issue is choosing among great responses. There is a kink in the Bridgewater referral, though. Its a Glorious Day in the Mississippi Gulf Coast. The birds are veryhappy about this day. I am at 21155 Daugherty Rd., just West of Beatline in Long Beach. I have not advertised open house but decided to open anyway and put out an open house sign and an agent on duty sign and be here if anyone wants to chat. I have my laptop, Verizon Wireless, a coffee pot (coffee, too!), and music. I am in my own little piece of heaven. What an optimal place to get inspired and clear the brain. Thanks for stopping by Long Beach, MS, Harrison County and joining me for a walk about. It has been awhile awhile since I have shared a walk with you. I have been focusing on the nuts and bolts of business in front of me rather than blogging. So here goes. My home is a little less than 1/2 mile from USM. Recently I heard about their fitness trail, so I thought I would give it a visit. I am grateful that USM did not move for good after the storm. From time to time, the Pastor of my church home mentions that the "message" often takes a week or longer to develop... It ocurred to me that is often how it is with me functioning as a buyer's agent (likely many other buyer's agents as well). First, we target location, size, bedrooms, baths and other more unique criteria important to the prospective buyer. In the Gulf Coast most agents have been burned by sending MLS listings without first contacting the listing office--so we call the listing office to validate availability and showing instructions. Driving Hwy 90/Beach Blvd this past week was fun, and a bit nostalgic. I couldn't help being a little wistful for the era of these cars (still a little ahead of my time for many:-). Do you remember the days of these cars? How about gas prices? Fast Food? Showing my age, I remember hearing about gas wars at 28 cents a gallon, plus the attendent filled up your car, washed your windows and checked your oil and air pressure. Property is still changing hands however; I certainly do not support a doom and gloom real estate philosophy. This is what happened in Long Beach, MS in the last quarter according to an MLS statistical search Total # of listings Sold (Single Family): 45 The average sales price was: $193, 782 with 139 days average on market.The Gulf Coast MLS data reflected that 7 lots sold at an average price of $48, 271It will be interesting to see how the next quarter turns out. These photos were from a few days back. My camera is off for repair, I admit I feel lost without it. Sometimes the insight I gain from my morning walks only REmotely RElate to REal Estate. In general, people just seem happy and content at the harbor, fishing. Even the Harbor employees seem happy and content. Lately, I feel like a celebrity because I am greeted warmly. Some fishing enthusiasts approach me to show me their catches. Crab was very popular today. I told one guy who showed me his loot that he was REally crabby today!"

I love the GEOJET Feature. Geojet makes it possible to email and/or print a property info bundle including: These features makes it easy to confirm lot measurements without going directly to county records, and get an idea of terrain without using a different resource. Of course the flood zone map is valuable, although I wouldn't rely on that 100%. I use the comparable feature only to double check if I have missed any relevant comparables. I do not use the demographics. MS Gulf Coast MLS uses MarketLinx MLS Service (First American) MarketLinx MLS GIS Service is additional software product that works with the TEMPO and (4 comments)

The most recent sales in the Oaks of PC, Pass Christian, MS, Harrison County were closed 6/8/07 and 7/9/07. Closing prices per square foot were $159.41 and $165.67. Currently there are 12 Oaks of PC homes listed on the MLS. Homes less than 3000 sq ft are ranging between $169.79 and $188.83 per sq foot list price. Three homes in the 3000 sf range are listed at an average of $178.10 per sq ft ($649,500, $649,900, $649,900). The two largest homes are listed at $178.12 and $157, 61 per square foot. Earlier today I was working on a 2 week REport from Gulf Coast MLS stats just to help give folks a REAListic picture of what is going on in Harrison County. Of course, you have to keep in mind that MLS stats are RElative and that FSBO movement won't be in MLS stats. Always keep in mind that stats are only as good as the end REporters. Its amazing how restaurants, cafes, and fast food establishments become so tied to our way of life. There are many other dining establishments in Long Beach than listed here. The focus is Jeff Davis to Beach Blvd. Sonic was one of the first to Build again. Self Explanatory Bank House Coffee Its a Long shot. The intention was to show that Bank House Coffee, Little Rays, and The Sonic are next to each other. This Waffle House is due to re-open any time now. Enjoy the Beach Blvd and Harbor view!
